finally..i found v2..yeah

i wonder whether anyone in spira realize or not...during 5-7pm less mozquito than last time. i went to play ground at 5.30pm without being suck by mozzy
Added on December 7, 2011, 10:22 ami saw many hse in spira were put "sold" banner. i wonder why that agent still leave those banners hang at hse gate.some banners were torn n damaged. ...some of hse have long grass like human tall...grow in their premise.. it's really eye sore This post has been edited by pk7036: Dec 7 2011, 10:22 AM |

Hi all spira owners,
I understand that it's the raining season recently. Thunderstorm and heavy rain almost everyday. Flash flood (not so deep la)occur almost after every heavy rain in the first and second roundabout. And I think this is dangerous for us when entering or going out from our lovely house. Just wondering any action we can take onto the developer to improve this. I have no idea it's NAZA or InP responsibility. I hope we can unite to voice out our problem here. And for the fogging, I already reply my slip at the guard house long ago but seems like still no any action yet. Lake of support? For the forming of RA, our information is gathered also quite some times ago. I really hope the community will do something to improve our homes. Thanks all. |

i think all spira owners should inform ttdi officially about flash flood near both round about after alam impian toll to spira....It caused many car stuck in flood water everytime of heavy rain

if you guys are talking about the same roundabout that that i think u are talking about, then i dont think they will do anything at this point of time coz no housing area nearby the roundabout..once the construction reach around that area..then only they will do sumthing about it..at the moment all the housing is at the end of the road..the construction trucks uses the same road as the roundabout right? if they fix it now..it will be damaged very fast as the trucks use the same road

any Viola buyer here?
visited the site last Sat and found the material qualities of floor & wall tiles (at grd flr and toilet), parquet flooring (at upper flr and stair) seems to be worse than those used in Spira phase and the workmanship also looks poorer, is the constractor for Viola same as Spira? can anyone comfirm about this? |

that doesn't sound good. It is as if they are tarnishing its reputation by providing substandard material. Personally I haven't seen the finishing and perhaps other buyers here could share their thought?

Hi Guys,
I'm a viola owner. Went to the site with my wife but didnt really go inside the house , just view from far. I like the color compared to Spira but not sure of the qualities though. Any ideas when it will be ready? I got letter from Naza that the stage is up to buliding the roads and finally electricity & water supply came in. Excited to move in but wondering how much i should allocate for my budget if these items i wannna do: 1) Termites treatment 2-3k? 2) Auto-gate - 3k? 3) Grill - 3k? 4) Master bedroom wardrobe - 5k? 5) Kitchen kabinet - 5k? Thanks for sharing |

Termite treatment...allocation 3k every 2 years or so....it never ends.
MBR wardrobe 5k....really depends on quality and size....2k pun boleh...but chakai quality....customs made.....with alum.tracking....> 5k... Kitchen cabinet 5k.....laminate and chipboard....can...but not dry and wet kitchen...and excluding all electrical items and custom fittings... all in all, i think it's safe to allocate Rm50/psq based on average BU of your house.... dun forget...many small things you need....light points/lights, plaster ceiling, bedframes, fans, mirrors in toilets and etc...beside what Ambang has mentioned. Welcome to your new home! |

went to viola last week..sunday...cant get in.only can view from outside..according to the workers..another 1.5mth they should complete the road works and cleaning for final handover |

I went to education dept.@jalan meru..so surprise that smk kota kemuning is hot place...strictly not allow to transfer in.my 2 kids got to register in smk jalan kebun which again surprise me..this school is grade A school with 100% malay students

RM 650,000 is quite expensive. The TTDI Alam Impian is a very very good potential and good future township. For the next 5 years, the value would not fetch higher as the township is new and the current phases are deep into the township and but i predict it would be a boom after the masterplan is going to complete future. I paid a visit, it is quiet and secnery is good. The workmanship is great and i prefer Naza TTDI facade and design more than I&P. The quality and landscape is very beautiful too. Definitely one of my prefer link house but too bad, it is too far from my work in KL. For me, if RM 650k, i can opt for matured township, Kota Kemuning's Damai Residences 2 which is just completed recently and sub sales currently as at RM 600,000 |

One of my favourite developer with it's quality, ambition and services.
Alam Impian is a great township. I&P AI is nearer to toll but TTDI AI looks more modern and promising, though too deep to drive in. I wonder would it be the next Damansara Heights or Bangsar of Shah Alam address. Soon, Section 7 would be forgotten as the most prime area in Shah Alam. Superlink new phase is coming dy. I was told RM 680k onwards. And next few phased would include bungalows and semi ds. |

i actually wrote a list but never mailed it in as not to signal we are open to accepting the kindergarten.
If they insist to approve the kindergarten it shall be at these conditions - Colour scheme similar to the rest of the units - Increase the size of main road (Jalan Panglima Awang 35?) (road before turning into guardhouse) from existing 2 lane to 4 lane (to allow vehicles to stop by the road side without obstructing traffic) - No vehicles allowed into compound. Construct locked and monitored pedestrian access from main road - Non-resident Parents to pay RM200 a month for access card to above said door and due to the need to provide for extra security. Kindergarten tasked to collect and remit amount to JMB/management body regardless whether the parents are paying them or not. I.e. if 50 parents (50 cards given out), Kindergarten must remit RM10k to JMB a month regardless whether they collected from parents or not. - Kindergarten to pay JMB RM20,000 a month (on top of the above) as additional security and maintenance for playground facilities (and for being a general pain in the ass). Kindergarten management can consider this like profit sharing with the community due to inconveniences caused. - Money collected is to beef up security systems (more guards, CCTV, new access door with separate linked system), maintain facilities and roads due to heavy usage and activities for residents as an apology for daily inconvenience. Note: Owner of the unit rented out still needs to pay maintenance fees even though the kindergarten is being charged as well. - Sound proof facilities and control the noise made by the children. If any one complains, JMB can restrict access to kindergarten for 1 week for first offence, 2 weeks for second and 1 month all subsequent access by locking down the access door. i was at the show gallery today with my friend. there are a couple of intermediate units available (aquina 24 x 80) selling at RM760k and there is one particular unit going at RM710k+ as this unit is facing the alley and bad feng shui may be? next month they will be launching zerconia and starting from RM630k for 20 x 75.
according to the SA, viola's title has been transferred to individual title? can viola owner verify this? |

for spira owners, something i'd like to share with you guys. recently received a letter from my LA pertaining to the issuance of individual title by the relevant authority. apparently the authority has issued individual title on 1/11/2011 according to the letter i received. hopefully soon enough all of us will get the title la.

I think Viola was selling from 430k to 530k onwards, so, at current climate, this is not expensive to a certain extend. |

TTDI Alam Impian should already start constructing the additional 2 lanes road into TTdi Alam Impian as the population is increasing and as a future buyers attraction...right now buyers are put off by the distance of the development from the LKSA highway when compared to the I&P development. NAZA TTDI please take note
Instead of giving 2% discount during the promotion period, maybe they should be working with their panel banks and give free loan agreement fee so that buyers don't have to fork out cash plus other gifts to make the amount same to the 2% discount...this step would also maintain their pricing status i.e not dropping their house prices and also this step would not affect the subsale price of their investors. |

a Lot of people staying in Kota kemuning or Kemuning utama but work in KL actually....not a perfect location from distance perspective, but again, not easy to pick a location that near your current work, you like it, and willing to pay for it ...it's about priority.
For AI to go to KL, you can also use LKSA into Federal highway or directly towards Shah Alam U1 area...and turn into NKVE...depends which part of KL you are entering... |

575k is for AI, should be the smallest one, 20x75 ...with 2% rebate the net price is about 563k....not too bad....
I think it will be BBB at least for this type. |

Zircona 20x75 : starting 575k onwards 22x75 : starting 622k onwards 24x75 : starting 680k onwards All stated are before disc. Got 3% disc for early bird Most of corner is 2.5 storey. I bought spira. No issues on building quality. only one deceiving specs saying ground floor ceiling is plaster ceiling when only a small part is indeed plaster ceiling.
Anyway, 575k is cheap. with that facade, buy buy buy haha. On the other story, can my Spira neighbours here confirm that my house is occupied by a bunch of Africans? Because from the tenancy agreement I let the house to a 21 year old lady Neesha. Please let me know okay? I feel that this Neesha is just a proxy for her parents to sublet to africans to profit. Please please let me know. You guys are my hope as the agent is HOPELESS. |

But if i compare Naza TTDI and compatriots, I&P and Sime Darby ... sorry, seriously i really prefer Naza TTDI ... Quality, so far i am happy enough with the Spira and am happy with the design, quality and detect ... which is much much more better than Sime Darby .... What is another additional point for me, Naza TTDI sales man are friendly enough and most of them that i met not as LC LY as Sime Darby's, Mah Sing's and IOI's, and information are well prepared compare to LBS's and etc ... Management, i not so sure, but i can confirm the high management of Naza TTDI and it's mission & vision is much aggressive than Sime Darby and I&P. My importance is not their management but the company's drive and mission to develop the product of the township i bought ... Quality, i wont say perfect, but i can compare it with I&P AI, both on par and i seriously not satisfy with those LBS ( cheaper product, so nothing much to shout ), Sime Darby ( totally lose unless those high end bungalows, i aint sure ) and Mah Sing's LH plus over price projects .... IOI, i have no comment ... |

Depend how you look at this. Btw this is developer pricing strategy and not really a so-called market price. Although, in ideal situation, the developer price would be relfecting the market price, but many times, we found that developers are pricing their property marginally higher.
Back to this, if you question about price increase over the past 7 month, let me ask these questions: 1. What has change in Alam impian that could result in price increase (for the past 7 months)? 2. Has the material cost increase that much over the past 7 month? 3. Are there some new plan or external factor that cause the price increase ? 4. What are the fundamental of the price point? 5. What are the prices of the surrounding area ? How about new launches and their respective price? In fact, we have to realize that in the pastm price increase is not only due to land price or material cost (or should i say the material cost increase is contributing relatively less), but also some element of speculation or assumption as well as profit taking (maximizing gain by developer). Sometimes, we see price increase of 50k-100k within the first launch and subsequent launch, but to me, this is mainly due to developer maximizing profit. As for AI, there need to be a pull factor for people to move or purchase into this township. As of now, because it doenst have much pull factors or rather I should say that the pull factor is already overshadowed by the latest prices. So, peolpe would be making a choice if they will move to AI or move to other area which already fully developped (for convenience). Previously, people buying into AI because of so-called bigger house, relatively more affordable price, nicer design, etc. But, when the price has reach such point, it needs other aspect of the development to be more appealling to people....if not, dont expect price increase like the past 2 years. Feel the same. In summary:
TTDI should : - extend the road to 2 more lanes all the way till the roundabout (perhaps I&P also involved) - fence up with advertisement poster along the road entering TTDI AI - More landscape - Club house - launch the condo and the commercial - start the man made lake and the linear park around I&P - expedite launching of more condo/apart or even townhouse to pull inthe crowd - extend the width of road entering AI (the big signage there - clean up the park - slow down on launching houses at 750k JOintly, do more activities or celebration there. |

This morning I went to the site sales gallery. Quite many people there. I did not check pricing because I wasn't interested after I learnt that the zircona is has a surau there - as I don't like the idea of having wake up calls. But I was told by a bank loan officer ( the sales people were too busy to entertain me ) that there is a 2% discount. I was told that this is also applicable to previous launches left over units - though there weren't too many of leftover. The leftovers are either corner or the so-so fengshui units.
I am just reporting the factual portion and reserving my comments on this observation. Please correct me if I got the factual portion wrong. Happy shopping ! |

Just came back from the launching. The crowd is huge but still considerable amount of units are available. The sales agent did mentioned a lot of Chinese buyers having second thoughts due to proximity to Surau. That said, the most affected units are the 20x75 and 22x75 ones just beside the surau. The other units are snapping up fast. If the buyer is adamant on 20x75 and a little further away from Surau + right in front of park, it'll cost around 620k without discount. Still got 1 or 2 of those units available.
Overall, definitely a nice place and happy buying =) |

Been there at 5.30pm today...my estimate 85% Zircona sold...the smaller units all gone..only left corners, 3 storeys and 24x75 and some units facing field with RM50k premium
Zircona looks better to me... No bullets to shoot anymore..so just lookClookC only The SA said after this launch the terrace house would be only 3 storeys...so any of you wants double storey in TTDI Alam Impian this is the time..OR grab the subsale Spira and Viola...I know some units 24x75 Spira selling at RM650k and there is one tenanted unit 20x70 in Spira selling RM570k. Anyone interested can PM me. For Viola 20x80 can get subsale for RM610k. BTW..one of the SA said the Viola owners are starting to get their keys...can anyone confirm? i've been following this thread for quite some time but this is my 1st post... i'm one of the viola buyer and this afternoon I dropped by at the site just to have a look at the construction progress. i was surprised to find the viola phase is almost completed. they have dismantled all the hoardings and now the viola phase can be clearly seen from the secondary road linking to the 'spira'.phase..... lucky when the guard gave me permission to enter the viola area..... saw some workers doing infra & touch up works on some random units . below are few photos that I have snapped:-.... what's the latest sales status for zirconia? my friend went to the soft launch on Sat and thought that there'd be units available on Sun but too bad the smaller units were sold out. took too long a time to make decision la and now contemplating subsale at spira or canting *alamak*

All,
I am working overseas and the estate agent has clinched a deal with a 21-year old Msian Indian lady student to rent my house for a year. She claimed that the Nigerians staying with her at my premise (15, Jalan PA120) to be her friends (one being her boyfriend). Was informed the BMW that the Nigerian was driving is hers by this lady. I am actually angry as I was not consulted of the signing of the agreement. Please bear with me as I will try to find solutions. Meanwhile, keep an eye on these residents and make sure the Msian Indian lady is ACTUALLY STAYING with the Nigerians. I'm afraid of one of few things: SUBLETTING to these foreigners. While I am color-blind and open-minded by nature, the safety of the neighbourhood and its harmony should not be compromised. The case is that the contract has been signed without my prior knowledge. As much as I want to give the benefit of the doubt, I would rather be diplomatic. I would like to know my jiran-jiran's opinion over this issue. Thanks. |

i'm not being racist but due to the many bad incidents happened over the years involving african national, it is best that we try to keep them away from our supposed-to-be safe neighbourhood without compromise. having said that, if the tenants staying at your unit are here for good reason, then i don't see any major issue. have to find out the details from wherever sources you could bro

i guess it is hard to check....they can even ask anybody (European, Chinese, etc) to sign the agreement, but then they can also bring their so-called friends or sublet it to someone at higher price....
I guess it is not good for us to be so stereotype and prejudice....but i can understand the sentiment because it just happen so many times that these people end up causing problems... Really hope that would not be the case for Jeghui case. |

If the owner has not apply for the MBSA permit prior to this, then i guess he made a very big mistake. However, if they applied and got approval and then only now MBSA asking resident (maybe someone complain)....it is ultimately MBSA error......
But to be honest, this is a individual title house and converting it to kindy is quite normal because there is no DMC stating that property can not be used for kindy or cant rent to kindi operator unless got approval for JMC. I think Naza in developing this sort of project, should have get everyone to sign DMC. if not, should have inform MBSA that this is the nature of the property (G&G) thus request them to seek resident opinion before proceeding to such approval. Owners actually cant get too upset because eve if you dont like it, legally, there is nothing stated that kindy cannot be allowed. Of course, complaining would help but that makes it a bit open. good luck..... |

Well, the Joint management or RA can be organized to draft a new regulation on this.
EVen with DMC, not everyone will pay. Even with DMC, what can you really do? Sue the guy, at the end of the day, lawyer is the only one winning. But, the good thing with DMC is that at least legally you can bind people to it. But the good thing is that when people buy TTDI Alam Impian, people already expecting got Guard or security services. At least you have less "expectation" issue. Alam Impian by I&P will have bigger issue, as some can just justify that they never expect security. |

Any viola 20x80 owner here? I feel the guest room downstair and kitchen abit small and most likely need to extend. Does anyone knows roughly how mch it would costs to:
1) extend the room for about 10 ft and move the bthroom towards the end of the room 2) extend the kitchen break the wall to the utility room so more space can b used for kitchen cabinet later |

Zenquix, no no i wasnt angry although its quite weird to be asked like that as if i was the guilty party.
Anyway, currently my neighbours told me they have not seen this young indian lady. Today she claimed to be going to school earliest morning and got back at late night. The she claimed to be going to kedah every weekend. Very the dodgy one. I have to ask the tenants to leave for breaking the clause not to sublet the property. As for the mesyuarat, i received an email from suraya mbsa. I asked her to print out my email and count my vote against the kindie. I hope you guys can attend the mesyuarat as well. Tomorrow right? Received letter from NAZA on delivery of vacant possession. They given 2 weeks to settle the outstanding and arrange appointment with them for key collection.
In part of the charges, there is 1 part where i was charged as late payment which as far as i know i pay on time each time i received progress payment notification from the bank. I have called up my agent to check on this though. |

Well, good that you made the decision. SOmetimes, it is important to understand what we need. Subsales (especially new property) offers certain benefits that you cant get from new launches.
Also, most importantly, you are buying something that you like and the price you paid is very reasonable. |

Fire insurance? By law they are not compulsory. However, lenders (usually with insurance subsidiaries) will make it compulsory in the contract. You can argue and contest as fire insurance is not required by law. But still, good luck. If not, look for other lenders.

Went to Viola last Friday, at first they didn't allow us to go in because there were some who already collected the keys and having appointment for handover. Also , i called up Naza asking about the late charges. Apparently, the Naza generated their billing much earlier by which the bank has not disbursed the money yet. This explains the charges. Sigh

i would never take any chances. as soon as i get the keys, i will inspect the unit first and get the developer to rectify any issues there may have. then only i proceed to doing any sort of renovation regardless of major or minor.

Hi. any Zircona buyer at here? i was purchase the zircona on earlier of Feb by paying rm10k booking fee. however till now my loan still in progress as told by the brooker. the brooker has applied 2 bank which are OCBC & UOB for me, but till now all are pending. OCBC said they still pending to take loan for this project o not. UOB said still estimating the value of house. anyone get the loan for zircona? can let me know which bank r your got? i was received a letter from developer to rush me to sign the S&P, but now my loan still in pending.

Try their panel banks directly. Maybank, CIMB n Hsbc if not mistaken. Panel banks usually easier as there is not need for valuation or wheter or not to finance the loan. For new property, there is no need for valuation at all. Panel bank simply means that the bank already evaluated the project feasibility, developer capability and get all those registration done within the bank system. Sometimes, the loan/finance department may need each phase of the project to be registered separately. In other words, e.g. even if OCBC is panel for phase 1 & 2, it will not be automatically (from process standpoint) making them eligible as panel bank for phase 3. The bank people still need to proceed with the phase 3 documentation and registration/process to make it available as one of the approved project for loan application.
Once the bank is done up with the registration of the said property, it will take minimum time for approval. Typical loan approval shall be less than a week and offer letter should be ready within 2 weeks from the date of application. YOu may check what is the real issue, while you can try other bank as well at the same time. |

just to share out this with all my spira neighbours. My kitchen underground water pipe was burst on last Tuesday morning. Most of kitchen tiles cracked and water running out from the cracked tiles. Last weekend they had removed all the kitchen tiles and replaced the pipe. For your info, the kitchen's water tap's water source is direct from meter, and as antigara mentioned before the water pressure was slow since last 2 week. and i found that it suddenly became strong on last Monday. suspect my underground water pipe can not stand the strong pressure at that time.

I just wonder if the Naza TTDI purposely delay this process so that the warranty period for us is over when we got the keys? |

Hi all, I have just placed a booking in Spira and I have requested the vendor to rectify some major defects before the SPA is signed. I noticed that some of the houses are having cracks on the pillar at the car porch area, some having big crack and some having small crack, may I know is this a sign of sinking? Anything else should I take note before I sign the SPA? This is my first time buying a sub sale property for own stay, hope you all could advise and help. Thanks

Do you have photo? Depend where and how the crack take place? Some cracks are a result of poor workmanship or poor weather, some could be cause by soil settlement, etc. Ask the existing house owner to get NAza to repair all these before handling over to you. |

Seems that delay is caused by your lawyer. My lawyer is superb fast.In my case, the previous owner (is actually the developer) refused to pay the 5% tax and ask his bank to loan it. So, his bank has not released the money to my bank. I have checked with my banker last night, last week my bank have issued the letter to him. Should be settled by this week. Luckily, I no need to start paying the installment for the house loan yet. |

For your info, the kitchen's water tap's water source is direct from meter, and as antigara mentioned before the water pressure was slow since last 2 week. and i found that it suddenly became strong on last Monday. suspect my underground water pipe can not stand the strong pressure at that time. i believe they set the pressure higher for new phase usage... thus, i only open the valve half just to prevent sudden pressure from the main source.... Jonas how's ur kitchen cabinet? kena or not? |

Hi, I am viola owner and newbie here. Last Sunday I went to check my house and there was a heavy downpour. It was found that there is a design problem for gap between the car porches of me and my neighbor’s house. My main door that located directly below the gaps received direct water splashing during heavy downpour. Rain water was flown into the foyer. Just wish to check if anybody facing the same problem?
It might be a problem for the owners as filling the gaps will need to be done by both neighboring owner. It will look awkward if each one did their own awning or other kind of solution. Think this should be addressed to the developer and they should take action to fill up the gap. Else they will need to replace the main door throughout the whole DLP for every owner. guys, pls bear in mind not only here but all new facade house with flat roof porch got this problem.
House is nice but not practical. there are many nice glass shades you can do but really need both neighbour understanding. this is the price for flat roof !! |

Rosemary, dont make judgement purely from info via forum like this. Few years back there was some people keep condemning Desa parkcity and SUnwau SPK house price, quality and etc.....if you would have listen to that and cancel your purchase, you will be kick yourself all this while.
Now forum is more open and more mature, people willing to share bad experience, or so. Not like few years back, all people keep quiet becoz they worry that if the news of soemthing bad or negative about their property or whatever being known by everyone, then there property value will go down. I got a chance to visit SPira previously, i think the house quality is pretty decent and reasonable for the price...of course certain thing i think can be improved ....like car porch (only using concrete instead of tiles), some design practicality, etc. I dont what is the main thing concerning your fren, but i just hope that he is making a decision from the bottom of his heart and with a bit more information. Go and visit spira and viola and see it yourself .... at least that is a guideline....... |

According to TTDI Alam Impian salesperson, Zircona price is going to increase by 5% soon for those left over units and cancellation units... I have been waiting for suitable cancellation units for about a month but still no cancellation units that I wanted until today, so at the end I decided to go for Spira sub sales unit.
For Zircona 24x75 intermediate lot with BU of 2778sf, they are selling at RM707k for without facing garden and RM757k for facing garden. For price per BU sf it is quite low but for price per land sf, it is slightly higher than Spira sub sale units with the same land size. |

Hi viola owners, any progress on electricity supply? Last week they still doing meter installation. If connection has been made I just want to chk the water pump really functioning or not.
