Hi all, I have just placed a booking in Spira and I have requested the vendor to rectify some major defects before the SPA is signed. I noticed that some of the houses are having cracks on the pillar at the car porch area, some having big crack and some having small crack, may I know is this a sign of sinking? Anything else should I take note before I sign the SPA? This is my first time buying a sub sale property for own stay, hope you all could advise and help. Thanks smile.gif

Do you have photo? Depend where and how the crack take place? Some cracks are a result of poor workmanship or poor weather, some could be cause by soil settlement, etc.

Ask the existing house owner to get NAza to repair all these before handling over to you.

This is the crack on the unit that i booked, considered the smallest cracks among other houses that we viewed. The unit i booked is having leaking problem as well, but it can be rectified so i'm not so concerned about it..

According to TTDI Alam Impian salesperson, Zircona price is going to increase by 5% soon for those left over units and cancellation units... I have been waiting for suitable cancellation units for about a month but still no cancellation units that I wanted until today, so at the end I decided to go for Spira sub sales unit.
For Zircona 24x75 intermediate lot with BU of 2778sf, they are selling at RM707k for without facing garden and RM757k for facing garden. For price per BU sf it is quite low but for price per land sf, it is slightly higher than Spira sub sale units with the same land size.

They have increased the price of Zircona but giving free legal fees and stamp duty on MOT as well as loan documentation. RM3k deposit only. After a rough calculation, the price with launching promo on launching days still more worth it.

This Sunday I'm going for house inspection (Spira sub sale unit), may i know what is the procedure to submit the defect list to the developer? How long will they take to do the rectification work?

I like Canting's design and furnishing, very solid and nice, but eventually i still chose Spira as safety is my first concern. Without gated and with only 1-2 guards jaga the entrance, it's too easy for those 'experts' to break in, so i think i can't have a good sleep if stay there. Just my opinion smile.gif

I think the price has been slightly dropped as in last mth, i got an offer at rm650k for type E facing playground n facing north. I didnt pick it as i found the land at the car porch has the sign of sinking (just a personal observation), so for the safe side, i prefer not to get it even the price is more attractive.

For my case, i have written clearly in the offer letter that defect rectification work must be done (we don't care it is done by the first owner or the developer) before signing the s&p. Until today, it's been a month after the offer letter was signed, the first onwer is still waiting for the developer to do the rectification work (it's still within the DLP). According to the first owner, the developer is busy handling over Viola units currently, so we have to wait.. I have instructed my lawyer to hold the s&p agreement and the loan agreement until further notice..
