Many established developers started with small scale projects, could be 20-30 yrs ago, and most of them are not providing good quality home, some improve and some remain the same or even worse.
If you examine I&P, IOI & Mah Sing quality in the past projects, you will shake your head, but now they built decent quality houses. LBS & Magna Prima used to be lousy quality builder but they also try to change her image to build quality house, let's see. I think TTDI is transforming to become a good service provider.
It is too early to judge TTDI. cool.gif

Unlike 10-20 yrs ago, certian townships in Shah Alam are well accepted by Chinese now, it is a right time to invest as compared to Cyberjaya / Kajang. Setia Eco Park, Setia Alam, Kota Kemuning, Bukit Rimau, Glenmarie all are under Shah Alam territory...
However when I mention "Shah Alam", still got bout 70% of Chinese has stereotype that it's a Malay area, I invest SA is largely due to this, one day they will wake up. icon_idea.gif

Wendy, everybody has theirs' priority concern when purchasing a property, I do consider sea level elevation as my major concern when buying a house. Pls proceed to buy somewhere on higher ground. For those who hv vested theirs interest in AI are aware of this issue, retention ponds is a criteria for every township now, but sometime it is just not enuf to solve a major flood, KL SMART project also has loophole, I am forecasting that another round of heavy flood in KL is going to happen. cool2.gif

Indeed it is quite unusual, but I did come across certain units specially reserved for special party i.e Politician, Directors etc, they really dun execute the S&P until they hv secured a potential buyer, however before the 2nd buyer steps in to purchase, the 1st S&P with with the developer must take place 1st. The time in between is around 1 mth also. Loan agreement also not signed. Just swap like that

Agree that the commercial plot is big enough. A minimum requirement for a commercial shoplots project to be successful is 100 units (bout 8 acres), if given 300 acres and planned properly, it will be a size of a small city already.
The success of a commercial project lying on the planning and management, size of land and location are not so important
