Let re-look and compare it with lauching price of Phase-4, Aquina (June 2011)
Type A - 20' x 80' = 606k Intermediate Unit

Not really. New/prospective buyers are looking at things this way :-

"Wow the price is stagnant now, what if I buy now and 6 months later it is still stagnant ? Stagnant, might be not so bad, but who knows, it is going down on a downward trend ? Maybe 6 months later the new launches is cheaper than now ? "

This morning I went to the site sales gallery. Quite many people there. I did not check pricing because I wasn't interested after I learnt that the zircona is has a surau there - as I don't like the idea of having wake up calls. But I was told by a bank loan officer ( the sales people were too busy to entertain me ) that there is a 2% discount. I was told that this is also applicable to previous launches left over units - though there weren't too many of leftover. The leftovers are either corner or the so-so fengshui units.

I am just reporting the factual portion and reserving my comments on this observation. Please correct me if I got the factual portion wrong. Happy shopping ! icon_rolleyes.gif

Okay I am gazing the crystal ball ..... Yeah, it looks like this developer is very impatient in terms of selling its properties. They got a few buyers having difficulties with loans with Aquina. So they did not increase the price of Zirconia, they hope to use that to entice the buyers. Some more give 2% discount on certain units. But Chinese buyers are already put off by the presence of a surau. So they have to depend on Bumi buyers, if only can find enough of them ! And they are competing with I&P ....

It's a vicious cycle, if they can't sell Zirconia they are going to think indeed slow down is coming.They might adjust down the prices further. Omi omi omi ..... It's just my reading of the crystal ball. 信不信由你! biggrin.gif

Are you saying it is 2-5% increased compared to previous bumi price and now it is open to whoever ( non-bumi inclusive ) the director wants to sell to ?

In other words, it is 2-5% cheaper than the non-bumi developer price lar ?

They sold it at RM 510-525k ( 2-5% of RM 500k ) and subsales do not have bumi price.

let's see whether I can get another good deal for Viola or Sephira but seems I don't like both. I prefer Spira still, then Arconia and Zirconia.
