I can see my kitchen would require extensive renovation. sad.gif Don't like the half wall tiles. Also possibly a partition between kitchen and dining?

did anyone pay the fire insurance billed by the financier during construction period
*
I called up my bank to have it removed as i did not subscribe to any fire insurance during construction period. They will take it off and pay me back the sum on the following month.

To me, my understanding is that if the property DID indeed burnt down during construction or any fire hazards occurred, developer should be responsible to it, no? As the property (partly built anyway) is not under my possession, and have yet to pass CF. This is my first time buying a property, am i on the right understanding here? Hmm.. anyone to enlighten me on the subject?

Thanks. smile.gif

Maybank said it was compulsory - no choice for me.
*
Was it written in law/policy/Loan Agreement that it was compulsory?
It's sad that they can simple say its compulsory (that was what told to me initially, until i argued ) without telling me why.

any lawyer friends or experienced buyer with information on this? smile.gif

Hi Guys,

Here i have some photos of progress on construction taken on site of Alam Impian Phase Aquina. Any Aquina owners here?
Almost all units already have basic structure frame in place. 2 rows have had its roofing done. Enjoy the pictures below. smile.gif

Completed units. Only 2 rows completed with roof done. Looking good so far... My unit is in the middle.

Thats my unit there. smile.gif

View from the front door. As you can see, this is right hand entrance and one can already have view straight into the wet kitchen. If you are somewhat of a fengshui conscious person, it may not be a good idea. Maybe install a door or partitioning wall somewhere to block the view?

View from living room to dining room.
This is also the part where you have your dry kitchen. Compare to sephira, its pretty spacious as we do not have the courtyard. It could be wider if the stairs was not designed in such a way to curl its way up, thus occupy space between living and dining room.

user posted image
View from dining room out to living room. Again, the design restricts natural daylight into living room as we have windows in place. One idea is to try reflect some daylight into the house by having mirrors at appropriate place?

Stairs leading up to second living hall.

Tile works for toilet in the lower guest room.

View of wet kitchen. That's a small window there, with not enough daylight in. sad.gif But i have already had an idea on how to improve this. smile.gif

This is the view from master bed room. As you can see, one can actually step out and there should be a mini balcony (which does not serve a purpose having one either.)

I had a chat with a couple of friends (property agents). Apparently, they informed that more people seeking houses in Alam Impian recently. ARe you guys hearing the same thing?

According to them, in the past, lot of people looking at SA. Now, substantial interest on Alam Impian and also Bukit Raja. The reasoning was that the prices are these location still considered more reasonable. Especially in Alam Impian TTDI, surprisingly, G&G was very much in favor but is there really a lot of transaction there?

I get the same information myself as well. Similarly to Kemuning Utama area, there is genuine demand for houses there, alot of them first time buyer.

I went to Aquina construction site 2 days ago. Sad to find out they use sand brick for partition wall between houses. As i can see some Sephira units actually using clay brick for partition wall. Suppose Aquina is more expensive but why stupid naza ttdi want to cut cost?
By the way, the almost completed unit looks quite nice on finishing. Check yourself.
*
Yea, noticed that too. You can find the pictures i posted couple of pages back. Sandbrick for partition wall betwwen houses.

Some picture updates of current Aquina construction progress.
These are the first few units fully painted with locked front door.

Lot 83 that is for sale is located same row as these. Btw, where/website was it stated that it is for sale?

Enjoy. smile.gif

Superlink is an improved version of link house.

Now, airline also offer "Premium economy class", on top of the normal economy class, as a product differentiation.
Premium Economy offer better leg rooms and space. But the on board meal are the same, also sharing the same toilet...hehe...

So Superlink should be classified as Premium Economy Class then....hehe....

Ahaha... bro. i really like your comparison. Straight to the point(s)! smile.gif

cheers.

Bro, when you bought this Aquina, did you check the available unit on Zirconia?

Hmm, RM 824k seems not cheap for a 24 x 80 intermediate ... Any1 noes what are the early launched price for this? RM 720k?
*
I believe Lot 83 is not intermediate. According to the floor plan, Lot 83 is a corner unit directly infront of the guard house. I have some pictures of the unit under construction and completed with painted walls and locked front door within this thread.

I believe duncan_me was referring to Lot 81 (number in the circle is lot number). It is a 24x80 intermediate unit second from corner.

[attachmentid=3060336]
Build up is close to 3000sft and it has modern facade. It is comparable to I&P Pentas 2 & 3(slightly larger BU) within the vincinity of AI which are selling >RM800k.

[attachmentid=3060338]
*
So i guess its actually House Number 83. Not Lot 83.

Yeah, those are slightly more expensive facing playground. smile.gif

I have an Aquina.

I think Sephira has got alot x3 more natural light, saves electircity. It can be both good and bad. You will get alot direct sunlight into the living room and dining area. Becareful of bird droppings too; they like to build nests around shaded area in the airwell (forgot to take picture of them) can get really dirty at times. Should not need air condition at night as hot air rises up through the air well. Kitchen tiles looks boring but layout is very good compared to Aquina.

Aquina overall layout very good but kitchen is a bit of disappointment.
I'd prefer seperation of dry+wet kitchen away from living dining (maybe some will like it). Can be done with a partition, but will cost a little. Room layout and living area/hall layout is very good with no awkward angles (fengshui plug here). i like the small balcony too, already have plans for them. smile.gif Upstairs living area is huge and airy for Aquina.

Are you referring to the courtyard area in Sephira? If close up this area, then the house will have lots of options like extra room, study, extn of living/tv room etc. but some may like it this way for some outdoor feel.

I think the natural light is more relevant to the corner/end units where there are sliding doors at the living and dining area to walk out to the garden.

Sephira kitchen layout looks better with the large windows compared to Aquina but definately needs some work on the tiles though.
*
Beats the propose of having a courtyard in the middle between living room and kitchen if you cover it up. That is the selling point actually i guess. Young couples will like this design (i know i will! smile.gif )

I think is correct lah, example ur house purchase price is (500k x 10%) /divide by 365 = rm137per day.
Correct me if im wrong.

Yes, that is my understanding as well. Anyone can confirm?
