Without DMC, in a year's time, Spira will not have the security as some residents will not pay or agree to pay at certain amount. The whole community will be chaotic. Cannot imaging what will happen after 2012!

That was what the developer told us months back before the launching of Zircona.
Anyhow, we don't wanna wait.
We bought the Spira since it's ready and we like the workmanship & unique layout too.

After we went to the launching of Zircona somewhere early Feb this year, we have no regrets at all smile.gif

I bought a resale unit since November last year. However the keys is not able to give to me yet cuz my bank said the developer owe them some documents.

I just wonder if the Naza TTDI purposely delay this process so that the warranty period for us is over when we got the keys?

Seems that delay is caused by your lawyer. My lawyer is superb fast.

In my case, the previous owner (is actually the developer) refused to pay the 5% tax and ask his bank to loan it.
So, his bank has not released the money to my bank.

I have checked with my banker last night, last week my bank have issued the letter to him. Should be settled by this week.
Luckily, I no need to start paying the installment for the house loan yet.

Too bad that I can't do anything yet as I don't get my keys yet.

From my previous visit, the ceiling is not that high. (Compared with the house I am staying now)
If add in the plaster ceiling, the ceiling might look very low.

What's the actual height or spira?

Sigh, I got a friend booked the Zircona phase last Feb 2012 on their launching.
After heard so many bad thing about this area (is one of the many factor he is facing), he cancel the booking already.

When I bought that time, there is no Kindi in Spira and not much complains abt this area. Now feel doubtful whether want to move in or not...

Just wonder anyone in LYN is happy with their unit? Phase?

Currently NAZA TTDI appointed Sigma Master (the security), based on Encik Asri info.yesterday, the monthly cost is RM20k ++, this is crazy  cry.gif

Can we see the break down of the RM20k expenses?
Cuz at my condo, my management need to show us their expenses to show what they spent for maintenance/guards salary & etc.

We no need to waste time guessing here.
Just request the price breakdown on the cost. This can be requested during AGM.
May I know when is the next AGM? (Sorry to ask cuz I haven't move in to Spira)

Hi,

Just wonder how long did you all collect the keys from developer?
It seems that we want to make the payment (in cash) today, but the developer don't allow it.

He said I have to have set another appointment (have to wait till thursday next week - one week) for me to pay them and collect keys.

Does it true that the appointment need to be fixed 1 week in advance? Please enlighten me.

Can u share ur contractor's contact with me? Of course if you are satisfied with their works, u can recommend to me. Please PM me ya.

I need someone to do the build-in wardrobe, grill, kitchen cabinet, plaster ceiling, roof extention, electric, tinting, paint & tiles. Seperate contractor also can.

Not yet. Supposed to be on last Thursday, but this En. Zukilfli didn't arrange properly and we have to wait again for next week.
I'm very upset with how they do things recently.
By the way, how long is the Defect Warranty? 18months or 15months?

I'm buying the subsale unit.
But the keys have to be collected from the developer.
Yes, I haven't get the keys yet despite the developer promised to give the keys after we pay cash.

Before getting the keys, the developer wants me to pay for TNB Stamp Duty, Syabas water connection, Assessment Charges - 1st half 2012 and Quit Rent Charge 2012. (there's already water connection available in the unit)
Others is TNB deposit and Water Deposit (which this payment is logical)

And before paying I asked the developer, why do I need to pay other things than deposit because I am a subsale owner, I am not buying the unit from the developer? And the developer said it's a new unit.

Alright, I just pay them because I want to get my keys on the same day. (And I paid cash)
After that, the developer said they will issue a receipt to the first owner, I terus CHUAK!!!
I asked them, why are u not issuing the receipt on my name? Just now I asked you already, I am not paying for the first owner, I am paying for myself.

And what happen next? They issued a receipt to me typed from computer without TTDI's letterhead and company stamp.
This doesn't look like an official receipt. Doesn't this sounds fishy?

And FYI, I finally want to say that the first owner is actually one of the TTDI's Director or CEO. (I only knew once I got the SnP signed by him)
He is selling us the Subsale Price to us, but we have to go through everything with the developer.

I think this is their new tactics to sell remaining units at higher price.

I can understand your feeling.

Yah, these people works very slow. I got used dealing with these people.
We need to call them more often to push them work faster.
