Hi all spira owners,

I understand that it's the raining season recently. Thunderstorm and heavy rain almost everyday. Flash flood (not so deep la)occur almost after every heavy rain in the first and second roundabout. And I think this is dangerous for us when entering or going out from our lovely house. Just wondering any action we can take onto the developer to improve this. I have no idea it's NAZA or InP responsibility. I hope we can unite to voice out our problem here.

And for the fogging, I already reply my slip at the guard house long ago but seems like still no any action yet. Lake of support?

For the forming of RA, our information is gathered also quite some times ago.

I really hope the community will do something to improve our homes.

Thanks all.

Hi all, I have just placed a booking in Spira and I have requested the vendor to rectify some major defects before the SPA is signed. I noticed that some of the houses are having cracks on the pillar at the car porch area, some having big crack and some having small crack, may I know is this a sign of sinking? Anything else should I take note before I sign the SPA? This is my first time buying a sub sale property for own stay, hope you all could advise and help. Thanks smile.gif

Hi all Spira owners,

Currently there are some effort on getting response from spira owners regarding the fogging which we talk about few months ago. There are now around 15 owners that agree on this. A lot of them from PA 120, some from 121 and 118A as well. Any of u plan to commit but haven send us ur personal particular, pls feel free to drop me a PM.

We plan to get at least 25 owners so that the cost will be RM500/25 = RM20 every two months. It's quite affordable. So pls PM me ASAP.

How about u all?
1. Jeghui ( understand u r not staying, ok)
2. Rosemary
3. Koopa
4. Anti_gaara
5. Onewan
6. Venven81
7. Mmarklee188
8. KeMM
9. mmshah
10. Pk7036
11. Zenquix
12. Crystalcheng82 (understand u r not moving in yet)
13. Might left up someone, pls help to fill up the list ok?

For those who had already register, ignore or PM me cos I dunno ur house unit and full name. Others, show some response pls. It's up to u to decide whether yes or no.

P/S: I'm not the organizer of this fogging service, just helping them to aware those Spira Owners.

Cheers.

Another P/S: NAZA TTDI is keep on delaying the process of installing Unifi. Really frustrated, let us keep calling and pressuring them to fasten up the process.

Hi Crystal,

According to my observation, around 60% of the house is occupied. Means 122 houses * 60% = 72 houses.

Sorry i wasn't able to read back any of the past discussion on setting up RA, but what is the current status? Just a suggestion, if we can't contact all residents of SPIRA perhaps we could ask NAZA TTDI to help us? since they have all the contacts.
*
Hi all spira owners,

Regarding the RA and the security issue of spira houses, here is my personal Point of View.

1. RA - Yes we need to form the RA asap to help us on fighting the best on every single thing in this residential area, to represent us in dealing with the developer, to organize the community towards a better neighborhoop, and etc... But it is no point each of us discussing here because i believe that residents involve in this forumare still minority... So the Best way to solve this is to have a meeting of all residents asap... Hope each and everyone here can cooperate this...

2. Security - I agreed on RXAX statement which we can ask for NAZA TTDI help on this but not provide us contacts of Spira owners, but maybe can continue the service of security in Spira with an agreed ampount of payment from the residents. NAZA still have a fews under construction phases and upcoming lauches in this area, so they still hiding security for all those projects... If we can come up to an agreement that NAZA continue to serve us with an affordable amount of fees, it also increase their reputation of this Project. They also don't want to let future buyers see how the GnG area becoming unguarded or messy after the free security term expired.

That's all... Cheers!!!

I have asked around all agents, for similar type (facing playground & facing north/south), this units offers the lowest price.

venven, did you and another forumer also bought from the director?
*
Welcome to Spira. From the info u given, ur unit should be in PA 35/119, am I right? Another forumers bought her unit in 118A with RM645 is not facing playground. Urs should be a fair price.

Welcome again.

In my case, the owner didn't even applied any house loan.
He applied the house loan after I signed the SnP.

And last week when I visited the unit, the developer sent someone to repaint and clean the house.

I remembered some stain on the wall (due to water leakage) and now the stain is covered with new paint.
Now they are holding my keys because they want to install some wall socket which attached outside the house. (To prevent other contractor to 'steal' it away while it's vacant)

I still thinking that I am buying from the developer, but at the subsale price.
And now they want to take away the DLP by saying valid till 15 months only, despite my agent told me it is still valid after second owner purchase it as long at within 18 months. (Which this point is also my buying point)

I don't feel comfortable with the developer now. Something is not right.
*
I myself having the same situation when I boughten spira unit March11. The owner only pay few thousand as booking fees and start selling it. In this case, to avoid any issue, I look for my own lawyer instead of using the owner lawyer. Luckily my one is on 2011 so no defect expired issue. But facing others issue also when processing. I think this is quite normal in Malaysia housing scene. A lot of prebook/preown/director units everywhere. Only thing is u need to be extra cautios on the transaction.
