Hi, just wondering how many people here bought a place at Amansiara II @ Jalan Ipoh as I would like to compare our experience in buying a unit from there.

Also if there is any comments in regards to the matter it would be nice to have feedback as we feel there is something strange with their dealings although we are not sure as it's my first property with my gf.

1) Would like to know if anyone noticed that there was no common property stated in the Sales and Purchase Agreement (SPA) - The fifth schedule I think. We did approach the management about it but was giving the run-around until we got fed up and just signed the SPA.

We tried asking them to insert the Common Facilities as below:
BADMINTON COURT
SWIMMING POOL
CHILDREN PLAYGROUND
24X7 SECURITY
LANDSCAPED GARDEN
CCTV MONITORING
BARBEQUE AREA
CAR PARK
BROADBAND COMMUNITY NETWORK
GYMNASIUM

The common facilities in the brochure should be put into the SPA like any other developer.
NOTE: They extended the timeline for us to sign the SPA but the manager that could answer our queries was overseas until after that particular timeline, forcing us to sign the document before we can get an answer from them. My gf and I got a bit fed up and therefore signed the SPA although there was no addition Common Facilities. (AKA the Common Facilities is NIL)

2) Also as we took a 80% loan, I got a letter from Leadmont about the Balance Sum Payable and it was worded to sound like they would like us to pay up the balance as soon as possible and they will incur a 10% penalty if we do not pay, although after reading the letter again and talking to the developer side the state that it's just a notice and not a demand for instalment payment.
- For those who took the 80% loan, did you receive the letter too?
- Fro those who took a 90% loan, did they send the signed certificate of the architect or engineer that the groundwork was finished?

3) Also in the conversation the developer stated that the building will be built from top to bottom and not the other way round, is that a normal occurrence? My gf and I feel that this is not normal but like to seek clarification from anyone who knows about this matter before we claim that they are trying to cheat us by asking the bank to release the money to them earlier.

4) I would also like to know if there is any resident committee available for the Amansiara housing area?
If there is would anybody be so kind to point us to the direction (phone number / e-mail / website)
If there isn't, would anybody be interested to start one? If there is anything please do PM me to get an e-mail address so we can correspond further.

Sorry for the long winded post but we are starting to feel a bit disgruntled with the developer giving us a hard time and thank you in advance for posting and reading this post....

I've been LOOKING high and low for buyers so we can form a group too. The progress of their phase I is so far so good .. I googled and found some pics of the constructions in ppl's blog.

yea... they didnt list down the common facilities in my S&P too *Swearing eer i mean sweating*

from what I know, the swimming pool will be under the clubhouse. They give us 1st year free membership. subsequent years need fee.

It's not really on Jalan Ipoh, is it?

Apparently not. I was mislead once. The term "jalan ipoh" was traditionally used for the trunk road from KL all the way to Ipoh. The actual location of amansiara is along selayang-rawang road but right before templer part. Well at least it's NOT halfway to ipoh. *relieved*

If I'm not mistaken the mukim is Rawang but the nearest place would be Selayang Baru (near the Majlis Peperiksaan Malaysia - MPM)

I wonder next time who is going to collect our rubbish Majlis Perbandaran Selayang (MPS) or Rawang's one.

my bf & i went to their show house lately, phase III. i have yet to go thru the SPA. i am quite suprise that they did not insert common facilities in the SPA, but i read message of a member saying that these facilities r under the club house (if i m not mistaken)....and the first year member fee is FREE........they will charge in the following year . i was also informed by the sales agent that the owner only need to pay RM65/moth for security service..........no other charges...although the resident "will able" to enjoy those common facilities .........would it be the reason why those common facilities doesn't appear in the SPA?..........cause it is one of the optional facilities ?

Actually nobody will know whether there will be any future developments around the area. The developer of AmanSiara will most probably said there wont be any developments cos they need to sell, rite.

So if any sales personal from any dev. said that they will be no future dev on surrounding area, they are misleading you. Cos there is no way they can know.

And even if the surrounding is gazetted as green lung, ie; no dev. can take place, most probably few years down the road, you will see some dev. going on. Afterall, Malaysia Boleh mah

Exactly. neighbouring this area also got many new development popping up along the road all the way till rawang. I treat it as a good thing. Even though I wish to smell the fresh air of the natural surroundings, but I dont wish to be "really" alone. a bit of hustle n bustle is good also =)

todays THE STAR got article on amansiara phase III. I cant blieve it mentioned as FREEHOLD..hmmm.. I think must be a misunderstanding. phase III is much modern than the previous two phases I must agree. ah nvm.. gotta be satisfied with what I have. =)

Yeah, I bought phase 2. 371A.The common facilities is not listed in S&P, but I can see that they listed down the maintenance fee for the Club house as well as Guard House. If this developer doesn't build this facilities, I think I still satisfy with the environment. It is a good place for me to relax after work.

I just found out that the interior material is very different from the show house, like the toilet's door, actually the original one is the PVC one but not the wooden one as show in the show house. A little bit disappointed on that. When you visit the show house, you will find that there is no door for all room and also that you try to imagine to put on a door in the master room, there is very little space to put a door on that place.

I will need at least RM50K for renovation, in fact, RM50K shouldn't be enough.

Actually I heard a lot of bad thing about this development from other people. But I still make my own decision, when I go to the site where they build phase I, really feel nice that I can stay so high up on the hill. Hope that I can go in to have a look at the real environment.

Well all show house is like that, as I said earlier its a marketing ploy, so you need to have some knowledge to query them. Once I asked a sales girl regarding a housing unit until she dunno how to answer me.
It's difficult to compare show room & actual unit as the show room unit ID cost alone cost more than double the unit cost.

BTW if you ever need renovation or ID, feel free to PM me.

Talam is infamous for their shoddy project as they pay peanuts so get low quality product from their contractor. If not mistaken, some of their project stop halfway, cashflow problem. Thought they are being takeover by some other company?

Yes, I heard that TALAM is taken over by some one. they have a project in Bukit Jalil, quite a big scale one, my friend's relative boaught a unit there, complain a lot.

I'm staying in Sri Gombak, not far from Amansiara. I'm working in Bandar Sri Damansara, near Kepong. Who knows one day I might move to another company. You working in Cheras ar, which part of Cheras? . Where are you staying currently? I have a colleagues staying in Puchong and Shah Alam coming to work in kepong.

I m staying somewhere new to Cheras Maluri Jusco, my office is just about 5minutes from my house (if no traffic jam), i do have an offer from a company in Puchong lately.

from the north, there's a ramp under construction right before Pasar Borong Selayang that connects to the MRR2, cutting next to a few Sri Murni apartments . But I'm not sure it connects to both ways (heading to cheras and PJ) or either one only.

When it's completed, hopefully the jam will be alleviated at the roundabout upfront.

I didn't know that it connects to MRR2. Seriously, the way head to KL is very jam in the morning. Hope that it solves the jam problem. Alanyuppie, where are you staying?

my bf & i have decided to buy amansiara town house, phase 3. we will take 1 unit & his brother take 1 unit. the agent told me that phase 3 very likely will b completed in the mid of 2010, not 2009. just wonder which bank offer best home loan package?

I'm staying in kepong and working in kelana jaya. I do hope the ramp will connect me to PJ easier. Using Jalan Kuching to PJ/KL every weekdays morning is quite hellish, especially when the jam actually starts from Selayang onwards. *shivers*

I recently booked one unit at phase 2 (newly lauched row of houses to replace the proposed apartments). I like the surrounding area and also the unique design.

After leaving the showhouse, i noticed that there's some construction of high tension towers going on just beside Aman Siara's site (some where near the club house). Does anybody know how far is the high tension wires from the nearest house?

I think you mean phase 3 that is recently launched. Phase 2 was launched bout half a year ago. I been to the site too and didn;t notice the wires.

Refering to your site plan, there's actually another new row of houses from the club house onwards (top of the plan). It's an extension of parcel 2, running parallel to the last row of houses. (Pls refer to my attachment)

The pink line (in my attachment) indicates my opinion on the location of the high tension wire's under construction. I'm not too sure of it's exact location. i presume that it will be running parallel to the boundry. I manage to catch a glimpse at it while driving back.

If anybody has visited the site and seen the units under construction, perhaps can share on what's going on at site. I would appreciate if somebody can let me know how far is the high tension wires from the units.

Well $80 for the first 10% withdrawn doesn't feel alot now. but as the construction progresses and they take out 70% or more, the interest will be very high already.The banker suggested that when that time comes, I can write in to request the loan payment to be started immediately (no need pay interest anymore).

Hi, that day when i visited the showhouse, i told one of the agent common facilities not listed in the S & P, she seems like not awared about this, i m not sure whether she is pretending.... , ha, she said the completion date for phase 3 is 2010 , very likely mid of 2010......

Since we already purchased the house, let's hope that they build everything nicely for us. I hope that they will do what they show us, otherwise their image will be destroy.

If im not wrong, they will take 10% at a time. the first 10% is for piling and so forth. When they have taken out 70%, means our house will be 70% done ( and pray nothing bad will happen to stop the final 30% progress!!) .So it would be safe to start paying for loan instalment, as the "interests" will accumulate as the house is nearing completion. To me, if the 70% progress is reach, I might be paying for 7x$80= $560 per month JUST for the interest. That's why I rather faster get start on the REAL instalment.

I see. Hope that nothing bad happen to our house. Let's pray together. RM560 is expensive for the interest la . I think I will do the same as you. Do you visit the site often? Anyone has started planning for the renovation?

Normally to bill purchaser on stage completion, there will be an Architect Certificate issued to purchaser informing them the completion of certain stage.
Normally bank will sent a representative to verify workdone.

Eg of breakdown which will varies a little depending on developer.
i) 10% - Signing of S&P
ii) 10% - Piling & work below ground.
iii) 15% - Roads & drainage
etc till VP & CF at 100%

You will be given a schedule of payment when you signed on.

1) Hi, i'm one of the purchaser of Amansiara 1. In overall, I think the environment is good for living. Nowadays is no longer easy to get green lung in Klang valley. Moving forward, I'm more concern about the continous maintenance of the community. Leadmount will only manage the maintenance for the first 2 years and expect us to upkeep the place subsequently.

2) You guys are right! The common facilities such as swimming pool, sports center and etc were not included in my S & P too.

3) Does anyone know the ratio of different races in this project. Mostly Chinese or Malay?

4) Does the developer sells any unit with more than 1500 sq ft and priced up to RM350,000 in Amansiara Project?

If I'm not mistaken, my lot no shld be 93xx. Anyway, it is an end lot along the main access road from Phase to Phase 2. Initially when I went to see the house, I was told that the developer has only 700++ units and the future development will be pretty much focus on commercial lot at the front facing the federal road to Rawang. Now, I don't even know how many units in the community (combining phase 1, 2 & 3). Anayway, what I really hope is the residents can be cooperative & maintain the area well. Otherwise, not only our investment but the life safety will be affected.

Let say after a few years, are we allowed to repaint the exterior part of our house? Is there any rules or guidelines have to be followed?

Would it be a good buy ? is the developer trustworthy ? the location ? i like the surrounding as it's on a hilly area and i saw a partly completed house and it looks pretty impressive. Dear Ramjit,

I recently purchased one unit at aman siara, I like the place and it was within my budget. The design concept is quite good and unique.

Things that need to be considered is the location. I feel that the jam to KL is quite bad in the morning, however, the road upgrading will help easy a little of the jam.

Also since it's a town house, parking will be a problem if you have more that one car. The unit i purchase has a 6m porch, i can only park one car and close the gate as the average length of a car is about 4m. i can park another car behind the 1st, however i cannot park outside like a terrace house as my neighbour will be parking beside me. i forsee some congestion in the neighbourhood as i believe almost everyone will have 2 cars.

The other thing that you would want to consider high tension wires especially if your unit is towards the north boundry. The unit that i purchase has the back facing the high tension wires. I belief the distance is less than 100m from our unit. My wife and i don't really bother about the electro magnetic wave however, it might affect the property value should we decide to sell. It terms of health, no research has proven that it causes cancer or other ailments. Further more, living in todays world we are practical surrounded by electro magnetic waves. Below is the picture of the site under construction, the retaining wall you see infront is where the club house is to be built. The high tension tower is under construction.

Hie ramjit! I bought phase II. Below is why I considered amansiara:

- comparatively cheap "landed" property
- close to nature
- one of the very few townhouse with own staircase for upper floors (NO elevator, means no need worry it broke down/vandalised). I myself don't like staircases . That's why I settle for ground floor.
- its elevated... hopefully can enjoy coolness along the greenery.


Cons
- hopefully the elevated hill won't be too high. Just worried about wearing off my humble car going up/down the hill to work everyday
- Jam in trunk road from rawang. I've seen many big lorries plying this route, "slowly" negotiating the hill to/from rawang.
- Not so close to the malls. The "Fajar" mall they highlite in the brochure is redundant, its a dying supermarket.



For me, I wanted a quiet place to settle down after a hard days work. So having my home in such greenery and hill outweights the cons. And don't worry about being "lonely". I see further on towards rawang... many semi-D's and bungalows popping up like mushrooms.


I think in terms of design, phase III is so damn modern compared to previous phases. If you think like I do above, o go faster get a unit







Are you an agent for leadmont? I must say in terms of web presence, leadmont doesn't take the time to setup their website.Just visit leadmont.com.my and see all the "testing" pages for the website that is not yet deployed. I wish they will settle this soon and utilise their website to show their property for sale, and of course... the construction progress. Look at bayan villa (www.ikhlas.com.my). For a developer with web presence, does increase the level of trust and integrity in them.

I'm curious about the waterfall you mentioned. Does this mean only amansiara owners can have access to it, or its open for public? Can show the exact location of this "additional" gift?

Technically the area is NOT 22 x 80 or 75, but need to deduct (11 x 25 or 20) area which belongs to the upper unit.

If you use Jln Kuching then you have to start journey at about 7.30am - present time (assuming your work start at 9am).

You can always measure the length of Viva & Avanza then hop over to show house see which type can suit you.

If you come from KL, use Jln Kuching towards Rawang, go straight pass Selayang wholesale market. If you well verse in the area, there is a 'kolam air panas' beside the main road, the sale office is somewhere further down the road.
BTW, yes the showroom open on Sunday

I beg to differ. From proton official website, the length of an iswara is a bit more than 4 metres.

25 feet = 7.62 metres.

At least 2 more feet is needed to fit 2 iswaras.

how much on the price ah?! About....?!

One needs to know the intention of buying a property.
Never think of the resell value if you meant it for personal stay/use, because it's a liability since the first day you signed the loan agreement. The booking fees are the start of your liability, then come your mortgage downpayment, loan repayments, renovations, furnitures...etc...
You could think of resell value if only you wanted it to be one of your investment vehicle.
That's my personal opinion.

Really glad to see so many amansiaraier here. Hope that all of us can co-operate to keep the environment clean and peace. Nice to meet you guys. Make Amansiara a nice place!

Jane98209, how is your decision on buying one unit at Amansiara? This place is perfect for me, not far from Rawang and KL, peaceful environment, good for relaxing after stressing work. The only thing is that it is not free hold, but I'm sure I won't live up to 99 years from now. In fact, if i have more money, I would like to purchase for second floor unit that makes my house two storey.

Hi there, I become one of the member of this big family today! I booked a unit for Phase 3. There is some information I gathered today. First, is the maintenance fees of Rm65. They said we have to pay Rm65x12months=Rm780 in advance once we move in. The Rm780 maintenance fees is actually for 2nd year, that means 1st year is FREE. Then subsequent year will be Rm65 per month, till 3rd year. After that we can form our own community. The Rm65 is included the maintenance and also access to the clubhouse.

I also took some photos from the site about the location of high tension wire. But don't know why I can't post to the forum. Maybe i try tomorrow.

Your agent mentioned to you the rm65 fee covers the clubhouse facilities too? Since its compulsory after the first year, guess all buyers are automatically clubhouse members. but that's NOT what my agent told me earlier. she said the rm65 are just maintenance fee (upkeep of the surrounding/guards etc) . and first year is free clubhouse usage, after that, there's another "sum" of $$ to be paid if you wish to continue use their clubhouse facilities (like the gym/pool).

my agent inform me that, the clubhouse is less than rm 100 per year..
is that true?! Because I decide to pay deposit tomorrow...hehehe

You better go find your agent and record his voice quoting that (as proof). I regret didn't do that when they said they'll promise a free air-con upon purchase of the house ( I hope they kept their promise!). I think that annual fee of $100 its just "too good to be true". So u decided to buy amansiara already? any specific reasons ?

they never inform me regarding the free air cond upon purchase of the house.... RM 100 per year is what i understand through the conversation...

Few days ago, my agent call me and inform AMANSIARA will come out a new block for Phase 3 ...so tomorrow I wil go and check it out before place any order or deposit...

haha of course not for you. the free air is their phase II promotion half a year ago during the MAPEX exhibition.

Tomorrow got things to do. I receveid second letter from developer saying that the phase 2 reached the second stage already. Bank has to pay another 15% to developer. The interest will be higher, sigh.... I still haven't start paying my interest. Alan, you applied OCBC bank also right? How do you make the payment? You go to OCBC bank to pay? I want to know the most convenient way to make payment to OCBC, currently I have account in Public Bank only.


Anyone started to plan for renovation? I guess we can only renovate inside, but not the outlook of the house.

The developing site is still cannot enter right? I really can't wait to go inside there to have a look. Want to know is it look like.

my 15% came more than one month ago. Few days ago I got my 3rd instalment (and its double the amount of 2nd instalment, warggggh..!!!! ). In kepong got OCBC branch.. I paid using their cash deposit machine.

ok... tokking about OCBC (off topic a while).. they always make me pay "more". my first instalment is rm80.xx, and I'm forced to pay $100 into their machine (since I don't have rm10 notes, only 2x $50).

their 2nd instalment also around the same pattern .... $rm120.xx ... I have to feed the machine with $130.

this 3rd instalment is the SAME.... rm$230.xx ... gosh... there goes my $240 ....

I think we can use interbank transfer of $ to pay instalment, but don;t how to go about doing it. you can try consult your public bank staff.

Thanks for your advices. my first payment will be end of this month. I guess I will received my 3rd installment soon. then I will go the OCBC branch to pay. Interbank transfer will charge us RM2. it is not worth, since my office is near Kepong.

This is what the salesperson told me also. If RM 65 covers maintenance and usage of clubhouse facilities then I think it's very worth it.

Hmm.. seems like they all talking the different stories.. But my sales agent called the head office on the spot when we asked him about this maintenance and clubhouse issue, from what been told by head office the Rm65 is included upkeep and also clubhouse usage for 3 three years. They confirm this because we have been asking them for many times.

Added on October 5, 2007, 1:54 pmIf not mistaken, the new row of Phase 3 is somewhere near the clubhouse, but it is just beside the high tension wire (the tower). You can check it out. About the free air-cond, they said they only have this promotion last time, for level 2 in Phase 2 because level 2 is harder to sell out. I'm not sure level 1 got this promotion or not, but level 3 and 4 definitely don't have. Pls correct me if I made a mistake.

I think its just part of their promotion. They promised an air-con for me for phase II during MAPEX early this year, so you getting a 3-year clubhouse usage for your phase III is considered normal lo I guess.

I created a 'friendster' account, then i post the photos that i took from the site. I think it's the best way to show you guys the progress, as I don't know why I can't post the photos here. The high tension tower is like 'L shape', starts from somewhere near clubhouse, then entend to right side of Phase 3 (uphill somewhere near water tank), from there extend to somewhere near last row of Phase 2 and Phase 3, then to further... Although the towers look quite near to the area, but actually it's around or more than 100 m from Phase 3 1st row, which is facing down hill. You guys have a look for those photos, then you know what I mean. I have been to the office and site for many times.

The tower doesnt seem to extend to the right, but the left instead.

The houses under constructions are phase 1 and I can see the tower protuding at the back (refer to pic 2 of 5). If its so, the expected phase 2 will be behind the phase 1. I hope phase 2 house wont be NEARER than ever to the tower.

Hi there, I have modified a plan for the whole project, and I have put the location of the high tension tower on the map, please have a look for it, then you guys will have a clear picture of the whole project. Yes, the tower is extend to the left side, and it's like a 'L shape'.

this is "disturbing".From your drawing, I hope the towers is NOT right next to the further end/up of the area. I expect them to be greenery, then maybe the towers can be partially hidden by the greens about 30 metres or more further up/inside the jungle.. that would be acceptable.
