I've been LOOKING high and low for buyers so we can form a group too. The progress of their phase I is so far so good .. I googled and found some pics of the constructions in ppl's blog.

yea... they didnt list down the common facilities in my S&P too *Swearing eer i mean sweating*

from what I know, the swimming pool will be under the clubhouse. They give us 1st year free membership. subsequent years need fee.

I've got the letter last week regarding the piling works had been done

Apparently not. I was mislead once. The term "jalan ipoh" was traditionally used for the trunk road from KL all the way to Ipoh. The actual location of amansiara is along selayang-rawang road but right before templer part. Well at least it's NOT halfway to ipoh. *relieved*

Exactly. neighbouring this area also got many new development popping up along the road all the way till rawang. I treat it as a good thing. Even though I wish to smell the fresh air of the natural surroundings, but I dont wish to be "really" alone. a bit of hustle n bustle is good also =)

todays THE STAR got article on amansiara phase III. I cant blieve it mentioned as FREEHOLD..hmmm.. I think must be a misunderstanding. phase III is much modern than the previous two phases I must agree. ah nvm.. gotta be satisfied with what I have. =)

I'm right behind you! ground floor too! your parcel is about 10 units away from mine. Fellow amansiarers, lets plan a periodical gathering and visit to the site to check on its progress.

from the north, there's a ramp under construction right before Pasar Borong Selayang that connects to the MRR2, cutting next to a few Sri Murni apartments . But I'm not sure it connects to both ways (heading to cheras and PJ) or either one only.

When it's completed, hopefully the jam will be alleviated at the roundabout upfront.

I'm staying in kepong and working in kelana jaya. I do hope the ramp will connect me to PJ easier. Using Jalan Kuching to PJ/KL every weekdays morning is quite hellish, especially when the jam actually starts from Selayang onwards. *shivers*

I think you mean phase 3 that is recently launched. Phase 2 was launched bout half a year ago. I been to the site too and didn;t notice the wires.

OCBC BLR- 1.25% free lawyer fee.

Well $80 for the first 10% withdrawn doesn't feel alot now. but as the construction progresses and they take out 70% or more, the interest will be very high already.The banker suggested that when that time comes, I can write in to request the loan payment to be started immediately (no need pay interest anymore).

I also took OCBC. when will they take out 70% of the loan from bank? Izzit when they started to build the house?

If im not wrong, they will take 10% at a time. the first 10% is for piling and so forth. When they have taken out 70%, means our house will be 70% done ( and pray nothing bad will happen to stop the final 30% progress!!) .So it would be safe to start paying for loan instalment, as the "interests" will accumulate as the house is nearing completion. To me, if the 70% progress is reach, I might be paying for 7x$80= $560 per month JUST for the interest. That's why I rather faster get start on the REAL instalment.

i'm getting very excited to meet more and more Amansiarers here. Wish we can yumchar together and form a committee of some sort =)

Leadmont NEVER mentioned to me about the self maintenance after 2 years. What their agent told me is that the FIRST 2 years maintenance FEE is free. After that, we need to pay $65 per month to maintain the place.

Hie ramjit! I bought phase II. Below is why I considered amansiara:

- comparatively cheap "landed" property
- close to nature
- one of the very few townhouse with own staircase for upper floors (NO elevator, means no need worry it broke down/vandalised). I myself don't like staircases . That's why I settle for ground floor.
- its elevated... hopefully can enjoy coolness along the greenery.


Cons
- hopefully the elevated hill won't be too high. Just worried about wearing off my humble car going up/down the hill to work everyday
- Jam in trunk road from rawang. I've seen many big lorries plying this route, "slowly" negotiating the hill to/from rawang.
- Not so close to the malls. The "Fajar" mall they highlite in the brochure is redundant, its a dying supermarket.



For me, I wanted a quiet place to settle down after a hard days work. So having my home in such greenery and hill outweights the cons. And don't worry about being "lonely". I see further on towards rawang... many semi-D's and bungalows popping up like mushrooms.


I think in terms of design, phase III is so damn modern compared to previous phases. If you think like I do above, o go faster get a unit

Are you an agent for leadmont? I must say in terms of web presence, leadmont doesn't take the time to setup their website.Just visit leadmont.com.my and see all the "testing" pages for the website that is not yet deployed. I wish they will settle this soon and utilise their website to show their property for sale, and of course... the construction progress. Look at bayan villa (www.ikhlas.com.my). For a developer with web presence, does increase the level of trust and integrity in them.

I'm curious about the waterfall you mentioned. Does this mean only amansiara owners can have access to it, or its open for public? Can show the exact location of this "additional" gift?

The car porch on the right belongs to first floor unit, (notice the staircase going up)

Technically the area is NOT 22 x 80 or 75, but need to deduct (11 x 25 or 20) area which belongs to the upper unit.

something I notice in the model house. The developers always put smaller model car in relative to the actual model to give an impression that the house/car porch is wide and big. hehe.

I beg to differ. From proton official website, the length of an iswara is a bit more than 4 metres.

25 feet = 7.62 metres.

At least 2 more feet is needed to fit 2 iswaras.

Your agent mentioned to you the rm65 fee covers the clubhouse facilities too? Since its compulsory after the first year, guess all buyers are automatically clubhouse members. but that's NOT what my agent told me earlier. she said the rm65 are just maintenance fee (upkeep of the surrounding/guards etc) . and first year is free clubhouse usage, after that, there's another "sum" of $$ to be paid if you wish to continue use their clubhouse facilities (like the gym/pool).

You better go find your agent and record his voice quoting that (as proof). I regret didn't do that when they said they'll promise a free air-con upon purchase of the house ( I hope they kept their promise!). I think that annual fee of $100 its just "too good to be true". So u decided to buy amansiara already? any specific reasons ?
