Hello...

It was good reading all your post.

I recently booked one unit at phase 2 (newly lauched row of houses to replace the proposed apartments). I like the surrounding area and also the unique design.

After leaving the showhouse, i noticed that there's some construction of high tension towers going on just beside Aman Siara's site (some where near the club house). Does anybody know how far is the high tension wires from the nearest house?

I bought unit 431.

Refering to your site plan, there's actually another new row of houses from the club house onwards (top of the plan). It's an extension of parcel 2, running parallel to the last row of houses. (Pls refer to my attachment)

The pink line (in my attachment) indicates my opinion on the location of the high tension wire's under construction. I'm not too sure of it's exact location. i presume that it will be running parallel to the boundry. I manage to catch a glimpse at it while driving back.

If anybody has visited the site and seen the units under construction, perhaps can share on what's going on at site. I would appreciate if somebody can let me know how far is the high tension wires from the units.

Dear Ramjit,

I recently purchased one unit at aman siara, I like the place and it was within my budget. The design concept is quite good and unique.

Things that need to be considered is the location. I feel that the jam to KL is quite bad in the morning, however, the road upgrading will help easy a little of the jam.

Also since it's a town house, parking will be a problem if you have more that one car. The unit i purchase has a 6m porch, i can only park one car and close the gate as the average length of a car is about 4m. i can park another car behind the 1st, however i cannot park outside like a terrace house as my neighbour will be parking beside me. i forsee some congestion in the neighbourhood as i believe almost everyone will have 2 cars.

The other thing that you would want to consider high tension wires especially if your unit is towards the north boundry. The unit that i purchase has the back facing the high tension wires. I belief the distance is less than 100m from our unit. My wife and i don't really bother about the electro magnetic wave however, it might affect the property value should we decide to sell. It terms of health, no research has proven that it causes cancer or other ailments. Further more, living in todays world we are practical surrounded by electro magnetic waves. Below is the picture of the site under construction, the retaining wall you see infront is where the club house is to be built. The high tension tower is under construction.

Hi everybody...


Just want to find out how much you guys paid the lawyer for the housing loan.

I decided to take a seperate package (Loan and lawyer fee seperated). My loan is around RM 170k.

Dear alanyuppie,

I don't think it's waived as per the letter of offer. It's actually included in your loan along with the MRTA.

Btw, i did not take the MRTA, instead i took an insurance for the home loan. Perhaps some of you planning to purchase can consider this. MRTA cost around 3-4k per person. However insurance, will be slightly more expensive but over time (i'm paying around RM200++ per month) the coverage value does not depreciate. Furthermore if you plan to refinance your house, you need not purchase another MRTA. If you sell your house, you will not loose the value and can transfer to your other house. Also, with insurance, after the coverage period, you get back quite a big sum.

Anybody can tell me how much did the lawyer charge? I presume we have the same fella...

I was lucky to get OCBC BLR -2.0%. They had some promotion for their 100th bank opening or something like that in September 2007.

Anyway, did everybody take the zero cost package? Anybody paid the lawyer for the loan? i was billed by the lawyer recently as mine was not the zero cost package. i want to compare and see if he is over charging me.

I tried to apply for AIA fix rate at 5.99%, however my application has been rejected by AIA. It seems that they do not cover for our development. They are quite picky in approving. They will prefer land property and certain developers. They will also check the area etc. etc...

Well that was in September 2007. Perhaps it's different now.

Dear samhain,

I received their letter dated 23rd October 2007 and the closing date to accept the offer was on 15th December 2007. The price for the optional package was RM1805. My unit is in phase 2, perhaps your unit in phase 3 has a different closing date.

Attached is the layout of the original and also the optional electrical package.

i'm not sure if the price is ok! I didn't manage to survey. However, i just took it as i think it will save me a lot (money and also trouble) and also it will be less messy when they install during construction.

Their pacakge is rather rigid. It's take it or leave it! Cannot add or remove!

I feel that the swithes for the kitchen is insufficient (we need for the fridge, mircowave, kettle, rice cooker,water purifier, etc etc) also i have plan to swap the living area with the dining. So need a few more points at the new living area for tv etc etc. So will still need to do additional wiring but not as much as without the optional package.

Hi...

Correct me if i'm wrong, but the route you indicated in the satelite image does not seem to be the the proposed road, it looks more like the high tension cable routing. If they had cleared the land for road, it would not be so green.
