hello every one , i just bougth a unit in phase 3. and my mother in-law bought another unit beside me in phase III. I just paid my deposit last week. now waiting for loan to approve.

as for the electricity fee and water, normally when they start to ask you to fill in the form, it shall be about 6-9 month your house is going to be complete. ( base on the experince with my first house), it imposible the progress is only 20%. just for sharing. you can counter check with the letter of demand to your bank about the status

Ur package is likely to be Zero Moving Cost......
Ur loan interest is BLR-1.75% for the rest of the years???

My Loan Package is BLR-1.5% (1-3), BLR-1.75% (4-36)......
Yes...My repayment period is extended to 36 years....bcos i applied for graduate loan....
But of course I will pay higher amount to the bank for installment, I applied for 36 years just in case....If anything unforseen thing happened, I need not to struggle for huge amount of money to pay for the housing loan....

My OCBC bank loan "runner" told me initially....it can be extended to 40 years...

Some ppl can pay for the MRTA (A fix lump sum - only paid once about RM7K) and not the life insurance.......But, I prefer life insurance bcos I dun have any personal insurance yet....just buy one for safe......Life insurance's premium can be paid thru auto debit from credit card or bank account.

My Life insurance is by HLA....Amount insured is RM160K (approximately RM1500 per year)......in case accident / unable to work due to health problem / total permanent disable, the insurance company pay back only RM160K.....or in case of u died due to accident they pay U RM320K (Double the sum insured)......The weak point of this insurance package is the premium that U paid has not interest over the time but cheap for the premium....RM126 per month for my case.....U can check with ur insurance agent whether the life insurance or whatever insurance that u buy can be use as a guarantee for the bank in approving ur loan application.

hi , i am same row with you. Mine is 230 , 1st floor. just got the loan approval. now waiting to sign the spa. I haven receive any quote from the sales person yet regarding the optional electrical package.

I just go to the site and sign the S&P last saturday, but the sales agent forgot to inform the lawyer clerk to prepare the document uh vmad.gif damm mad about the agent. Luckly my mom in-law unit she got the S&P.

According to the lawyer clerk, the stamping will takes 14 day

Are you guys okay with this? I'm disputing this clause because of the reason one would want to take out money from EPF is to pay the capital sum as much as he can, it wouldnt make any difference IF it goes to prepayment. blink.gif

I think it does't matter, because the interest calculate daily. if you used Epf for prepayment. The interest will be calculate after the advance payment. correct me if i'm wrong(My odbc sales rep explain in this manner). I saw this clause in my offer letter too.

My experince with ING and Citibank was when i make advance payment, the monthly interest calculations is after my advance payment. And when i continue to pay promptly, the interest again me is less.




Maybe i will check with my agent again to clarify. I only realise this when i read the forum. shocking.gif

i have another loan with ING, but i go through the offer letter. it doesn't have this term.

Heard from the agent that Phase III is still in a very initial stage of development. Last week I call the agent and they told me that it is just the "tolak tanah" stage.

Also yesterday, I went to their office and they confirmed it. Very early stages, and the completion dateline is still end of 2009.

I think the bank will sent u a monthly statement, so far for my unit Phase III. I have receive a statement of RM 6.83 for statement, so yet to receive need month statement for the actual sum.

Lately the forum is kind of quite, it is bcoz by the elections! hehe thumbup.gif

Normally i don't think it will be so early, as i have experince in damansara damai. 10 years ago i visit the show room, the sales agent mentions there will be a flyover. I observed the flyover only ready last year. the whole process took them 9 year.

I've visited the site 2 weeks ago and no indication on the flyover construction at all. The only things we can see is they have establish a "NICE" U turn at the main road toward to Rawang. Will this be the permanent replacement plan for the developer? rclxub.gif

For those having concern on the common facilities that is not stated in the SPA, a friend of mine told me that we could take legal action on the developer base on their broucher/advertisement during sales launch. There is a success case before. That's why i keep all the broucher with me. But what to worry? We sure have numbers of professional neighbours around us for any advices.

I'll try to bring in more members to this forum and hope that we can setup a strong commitee whenever any major decision need to be discussed and make.
