Hi everyone, glad to have read this forum. Need advise from you all. Yesterday, I have made booking on the phase 3 corner unit (lot 194) which my side balcony faces the north (towards templer park). Do you guys think there will be any new development on the right side of the area?
Secondly, mine is 2nd floor. Will the yard at the back of my master room be dark as the 3rd unit's car park has block the sunlight?
Really need any kind advise here.

Thanks alanyuppie. I do have a concern which is the high tension tower. My wife is an engineer and she found out these websites regarding issues at Rawang. Im not sure whether the affected area in the news is near to Amansiara or not. Perhaps you guys could give some hint. thanks please refer: http://www.ehso.com/ehshome/emf.htmhttp://blog.limkitsiang.com/2007/08/24/hig...in-rawang-safe/

Thanks for ur info, jumps. didnt know there is a NGO website for home buyers. In fact, here are some articles regarding EMF(electro magnetic field) which I considered them as vital knowledge to us. http://www.lessemf.com/faq-shie.html#safedistancehttp://en.allexperts.com/q/Electrical-Engi...-electrical.htmhttp://www.feb.se/EMFguru/Current-Messages...safe-power.htmlquote from thie above website: It is the wires / cables and not the pylons / towers that cause a problem. The electric and magnetic fields are usually low enough by about 120 or 150 metres away ~ even from the largest power lines. However some recent work at Bristol University suggests that living down-wind of the line (ie the NORMAL wind direction blows across the line before coming to your house) can produce a higher than normal incidence of a number of cancers. The 'safe' distance is about 500 metres, but is less if there are tall trees or high bushes between you and the line as most of the harmful aerosols attach themselves to these before they reach your house. If the wind normally blows in any other direction than towards you from the power lines, then the 120 or 150 metres mentioned above is probably adequate. Also, if it is a very non-polluted area (low natural radon gas and low man-made pollutants ~ industrial & motor vehicle, etc) then, again, the 120 to 150 metres clearance distance should be adequate.

Hi agnes_sly, if you plan to renovate your home entirely, it is advisable not to request for point extension. This is because the points that they will position into your home might not suit your preferred position. It is better to you renovate your home first, then only add those point extension wherever you want it. Thanks to my parent's bad experience, I learnt their mistake.

Just noticed ykyloveu mentioned mine is on 2nd floor phase 3. previously I booked 2nd floor corner unit, but somehow decided to take up 1st floor as the 2nd floor corner unit is nearer to the high tension wires. Actually the corner unit is wonderful, I wonder who has taken the corner unit...

QUOTE(susakthy @ Nov 13 2007, 02:08 PM) Hello Keiichicol, I was also wondering how much the corner unit cost, and since the topic pops up, do you mind sharing the info...... just curious!!! The 1st Floor, is there going to be a sliding door or just windows... my personal opinion, Ph III looks bigger of the outlook cos of the glass...... some say, if you put mirrors at home, i'll actually make your house bigger.... but beware, if its toooo big, your guest may try to walk towards the mirror seeing the reflection not realising that it is actually a mirror hehehe!!! Well, the 2nd floor of the corner unit is RM193k, it faces to the east and the balcony on the corner faces north (facing the templer park's waterfall as claimed by the salesperson). By fengshui sense, its considered a good one, but somehow its near to the high tension wires. Im not too sure whether 1st floor has a sliding door, you mean the front door or balcony at my room?

QUOTE(susakthy @ Nov 15 2007, 08:56 AM) Thanks for the heads up Agnes... Yes, can you pass me her number and i'll get in touch with her. Just wanted to get this done and over so that i can lay back and relax Added on November 15, 2007, 9:03 amHello Keiichicol, txs for the info. Mine is Ground Floor i.e. 1st Floor in Phase III. I'm referring to the main door (front door)..... from the little miniature house display, the tops floors (view fm outside) looks big because it's all glass. Errr......am not to sure how the ground floor or the 3rd Floor main entrance going to look like. Just wondering Hi Susakthy, If you refer back to page 3 of this forum, there are pic of the miniatures. I do believe its a glass not a sliding door cuz there is an entrance door for you. The sales agent mentioned before that Phase 3 would have more glass windows than other phases. And I think that's one of the reason its more expensive than other phases.

Hi amansiarers,
Today I received a hint from a potential buyer of amansiara who stays near at Selayang. He mentioned that it seemed like the construction work is not progressing as fast as previously. He found time to go to site every 2 weeks for the past 6 months and he noticed only the front areas are well constructed. Unfortunately we are not allowed to access to site. Everyone should agrees we could only have a peek outside from the gate.
Im really worried after hearing to his comment because it might be 30 years of suffering, and I eye-witnessed those semi-D being abandoned right opposite jalil damai apt in bukit jalil.
I need some ideas on how to monitor closely on the work in progress. Desperately need input from anyone. Tq

Hi amansiarers,
Its been a while I have not participate in this forum. Anyway,I have a question to ask to amansiarers who are currently paying their monthly repayment.
My bank is OCBC and the lawyer had just contacted me last 2 weeks to get my original S&P for the bank to release the $$ to developer.
May I know how long would it takes for me to start my first repayment?
I did asked the clerks of Thean & co, they cant answer that! That's why i need a kind reply from any of you all.
thanks in advance!

Good day to all,
Its been a while I didnt update myself here. Thanks to everyone who keep this thread alive!
Sidvig, may I ask you something regarding to the phase 3.
My unit is phase 3 level 1, 202-A to be precise. However, I have not received any letter from my bank or developer stating the progress of the construction.
I called up to my lawyer, and they said so far there is nothing yet to be done, thus my bank has not release the $ to the developer. It may sounds glad to me as I havent pay a single cent, but its been 5 months since I bought my unit and signed it.
Since you mentioned that you are paying for 2nd installment, I wonder why my lawyer told me there is not even piling work to be done.
Please advise.
Thanks in advance

QUOTE(Sidviq @ May 5 2008, 02:32 PM) Hi All, I have sent the recent pics I took to the respective mails and I hope you guys have received them. In answer to Keiichoil. I am in the same row as you but I guess we are in different colums (Sorry to speak MS Excel lingo here). Mine is next to P2 and i guess you are in the next column on the same row which could be th reason why you have not received any progress notice yet. Alanyuppie has sent a good pic here and on the question of the Square Structure. I seriously think it could be the base of the large water tank which is to be put up there. Just a guess - What'd you guys think. Sigh! will be away for 2 days again and will catch up on my return this Thursday. Take care all of you. Rgards, Sidviq Hi Sidvig, Thanks for the info. Really appreciate your kind explanation. And thanks to Alanyuppie too for the pics. You guys are great!

Rgards, Sidviq Hi guys, Coincidently after posted a question to Sidvig, apparently a few days later I received a letter from the developer saying that the piling work has completed, which means I will have to start paying the interest. Dont know whether its a glad thing or time to start moaning. haha... Anyway, thanks again Sidvig.
