Hello All Forumers,
Firstly I must say that this forum was helpful in us making our decision to buy a unit there and some of the advise was taken seriously and at the end I am glad to say we purchased a unit in P3. We got the a unit on the first row, a corner unit on the top floor and the view from the bedroom I hope is beautiful as it is above the roof of P1 homes. Our side balcony though see P2 houses but considering the corner lot below us and the wide road it's a fair distance and privacy is still there.
It's ineteresting to know at this stage why some have bought certain units and this prompts us to share our reasons why we opurchased the 4th floor corner.
Of course we wanted more light etc which is why we wanted the corner but before we actually oput our deposit I had asked for the building plan and did some studying prior to booking. My views are below and I would like to mention that they are just my views and not meant to upset anyone.
1st floor - Nice unit but as mentioned by others, no back balcony and when you walk out the main door you have your car and not much of a view. Suitbale to some but we like relaxing and looking out therefore did nto find suitable.
2nd floor - Nice but the setback was the back where there is one room connected to a narrow balcony and railings which look down on the first floor backyrad and a wall. Did not think that this assures much privacy as it's our bedroom after all and another's one floor below. We may end up not using the back area simply because it may be uncomfortable.
3rd floor - Nice unit and the front looks like a double storey house and everything in it is nice except when yous tudy the side elevation you will see that the kitchen of the 2nd floor unit is below the bedroom. We are feng shui conscious and considering this we did not want our neighbours kitchen fire, firing up matters at our home. The other was of course when you walk out the front door you stare at your car.
4th Floor - 15 flights of stairs don't make suppliers grumble as it's not too many considering there's a wide landing in between. The other fact was of course there's a long balcony from the kitchen to the dining/hall area and this we thought gives us more light and ventilation. The balconies facade are also designed different and the side balcony is slightly wider and the lower untis. We also thought of plumbing and the chances are slimmer unless we get a clog below us which may affect us. No one's kitchen, fire up our peaceful areas at home and this is a relief. We get views in front and at the back and not blocked by our cars. We have a pet therefore this simply leaves our dog one floor below on its own.
The ground unit on the 3 storey buildings are also beautiful I must say as they have a wide car porch enabling to set up a graden setting and plants but unfortunately they were all taken prior to us getting there. We were left with little choice which is why we opted for the corner top floor unit.
The above is just our views on the different levels and it is not meant to upset any purchasers. We buy what our hearts desire and at the end there's no right or wrong so long as we are satisfied with the decision each one of us has made.
It's interesting to see the forum ever so active and with so many serious owners I am sure we will make the area a pleasant and happy place to live in.
Btw the price we paid is slightly above 200K. A little higher but with a few choices left we had to take it but happy though.
Look forward to seeing more views / opinions / comments as this forum is indeed interesting.

Living in a townhouse is similar in many aspects as to living in a condo. You don't change the facade neither the exterior colour as it's best when the units are in common uniform. Then again it depends on the management I guess on what level of renovation is allowed. I live in a townhouse currently and we are allowed to renovate ur units but this is of course done with the plan being submitted to the management and the local council before we can proceed.
The grill on the kitchen wall at my car park did pose as a concern but at this time and age we know how important it is to know boundaries and respect each others space. The purchasers are majority mid income and higher and I believe there will be enough respect. If there isn't then I guess we need to try talking failing which other action such as getting the management and the council in to mediate. This has happened in my neighbourhood and for some strange reasons everyone is aware of their boundaries now and it is pretty good around here now.
There will be teething issues but it can be overcome I am sure.

The loan package I applied and got approved was from Affin Islamic Bank. The packagae is only available for propert value above 200k and loan value must be above 100k. The term I got was 45 years payment and the rate is BFR -1.8% which I though is quite good. The lock in period is five years. Unlike some other banks we were not forced to take the MRTA so all I am doing is now upgrading my current insurance to suit the house value which does not cost much.
Decided to take the max tenure though my plan is to offset the loan in about 15 years. As someone in this forum mentioned you never what lies in the future and don't want to be caught with high payments.
Anyone buying Ph 3 and if the value is above 200K, give Affin Islamic Bank a try as their rates seem good.

The loan officer of Affin Islamic Bank was introduced to me by the SA at Amansiara site so I am not sure why they won't accept Affin Islamic. It usually is the other way around where the Bank don't accept the developer. Anyway the package I got is zero entry and BFR -1.85 and payment over 45 years or max age until 75 years old. The catch is of course a lock in period of 5 years and it doesn't matter so much as we don't plan to settle so early. Call 03 - 2055 9848 and enquire. The -1.85% i got durign a promotion week so i am not sure if it is still on but you guys can always call and check. Good Luck!

You are right yky. I heard it from the horses mouth itself about PH4. I was informed that the launch is in August this year and the cheapest unit (which is equivalent to the current 1st floor) is well above 220K and others which of course is higher. onsidering it's a duplex unit, the possibility of the width at the entrance floor may not be 22 feet. he top floor could be as wide as 22 feet but then again you don't get the whole floor stretch from front to back like our units now. It's going to be like one of those typical townhouses.........or at least like the one I live in now.

Dear All,
Just to keep this thread updated and informed.
We received our 2nd 10 pct progress letter yesterday and this sinmply means our unit is at its 20pct stage. OUrs is Phase 3 and it is the block fronting Phase 1 (The first block of P3 from the buard house).
It looks like if they keep up the pace the units could very well be ready in the next 14 months and looking at leadmont's track it seems possible that they can complete that early. I may be wrong but it's just a guess.
Another interesting event that I must highlight. My close friend bought a unit at the last row on phase 1 (facint the high tension wire) and we signed up at about the same time. The progress is at the same (20 pct) as of now. The surprise she got from her bankers ? - Hong Leong Islamic is that they have asked her to start her instalments as of 1st May1. She was rather concenrned and she called the Bank and was informed that full disbursement has been done which is why she needs to start now. To be sure she called Leasmont and was informed that yes full drawdown has been done.
I find this risky (just in case there are problems with the project) and I am not sure how it was possible for the developer to get the full amount when the propert is only 20pct complete.
I did not sign up with hong Leong but i remeber the salesman telling me that we could opt to start early payment if we wanted. my friend is not sure if she signed anything giving them permission to disburse the whole sum as there was just too much to sign and being first time for her she just trusted whole heartedly. My advise to all, even if the fine print requires you to get a magnifying glass, do take the time to read the fine prints and please be cautious of what you are signing. It's going to be difficult for her now as she has to pay rent and service her loan and this means she can't keep aside for renovation etc but nothing can be done as the money has been disbursed.
Anyway I thought I'll highlight this for your attention just in case any of you have taken loans with the same Bank you may want to check if you are in for the same as my friend.
As for now we are still hyped about seeing the outcome of the actual unit of P3. We go by 2 weeks once on weekends just to see the progress and glad to inform everyone it is progressing well and fast. The 4 completed units which used to face the construction entrance is now not seen as a new row has appeared in front. The pre fab walls seem to be a little thin though but we hope hey are within industry and safety standards.
Someone here was asking if there is a place where they can rent nearby whilst waiting for their unit to complete anf for their info Kipark (at the back of TESCO), rental has plunged from RM1600 to RM950 for about (1600sqft). That would be a good bargain and I took a look at it as i have the same plans myself. i must say the security there is something to be admired. THe other is of course selayang heights (opp Amansiara) and they are going for about RM 650. Not recommended as too many foreign labourers still live around there in their kongsi's and the secutity guard is least bothered.

I will be making next visit to the site tomorrow. Hope to see more progress. For those of you intending to go over please be careful as there is a gaping poth hole somewhere along the middle and best if you use a taller vehicle or a 4wd to go there.
If I manage to get some good pics I will let you guys know then for thos who want to see pics of (nothing much to see :-)) could give me your e-mail add and i will send it over.

In answer to Keiichoil. I am in the same row as you but I guess we are in different colums (Sorry to speak MS Excel lingo here). Mine is next to P2 and i guess you are in the next column on the same row which could be th reason why you have not received any progress notice yet.
Alanyuppie has sent a good pic here and on the question of the Square Structure. I seriously think it could be the base of the large water tank which is to be put up there. Just a guess - What'd you guys think.
Sigh! will be away for 2 days again and will catch up on my return this Thursday.

Thanks so much for uploading the pics. The Bunga raya does seem funny but I guess it's something to brighten up the entrance.
The unit I have purchased is 216 Corner 4th Level. Anyone here nearby?
I will be passing by the site again this Saturday so will certainly take a few snapshots and again will ask our good friend Alan here for his assistance to upload them.

Dear All,
I was up at amansiara yesterday and took very close up pictures. Have just e-mailed to our good friend Allan Yuppie whom I am asking for help uploading them here. My observation :
1) Nice street lights 2) Nice road going up and saw contractors working on the barrier for the guard house. 3) The whole area looks serene. 4) Close up of the units it looks small but this is normal because it's still empty. 5) Roof kinda low 6) You guys remembr the store room the 1st floor and 2 nd floor buyers get. Well the door is not full height but it's abiout 3.5 feet tall only. 7) I think I saw the shorter units so the porch fits my X trail front to end quite tight if I must say. Those who got the 80' length should eb luckier. 8) If you look at one of the pictures the split level at the gate can be dangerous if you manouvere your car in and out. This is because there is a sharp drop. 9) There is a post box but no dustbin area. At this time and age i think this is dissapointing. 10) The kitchen grill over looking at the neighbours porch is quote "Bare' for Ph 1 units. 11) The main door looks good but the width is not 4 feet as informed by my SA. it looks more like 2.5 Feet. It's okay though for me as I have level 4 unti which means I get a wider kitchen. 12) Anyone with more cars, it's going to be a nightmare.

Use a 4wd and behave like an engineer. That's what I did. Anyway was asked to leave when they asked where I am from. it was funny though as my friend (whome you can see in the pic) freak a little.
Your purchased phase 1 ?

Okay I saw your unit then. The add is 11-4. There seem to be some hill clearance facing your unit. it could be the talked about Phase 4 but i am not sure.
As for the sliding doors I noticed some have a door and sliding door but some have both sliding doors. I cant's figure out as there must be diff layouts.
I am going up there again in my kembara this time on Friday and with safety helmets so hopefully I get away. Maybe I need to wear checked shirt and jeans ha ha ha ha ha.

I managed to run up and run down at the corner unit 4th floor and noticed that the balconies are cement rendered. The staircase is very narrow.
Just so all of you know the plumbing pipes in the lower floors are very obvious in the toilets. The good point is if it leaks it can be repaired easily but considering the toilet is quite small to have something potruding like that is not pleasing to the eyes.
You guys should take a drive up for a look see. Quite interesting.

The pic of the road you see is 2 lanes and that is one side So you are right it is 2 lanes on each side. As for the flyover / underpass we will have to wait for the road widening exercise to finish and only then will that take off. Apparently approval is given so it's a matter of coordination between the developers and the authorities.
The comment on the manhole is interesting as it looks quite off being in the centre. To all Phase 1 buyers, do insist on road smoothness, general maintenance, cleanliness etc when you guys move in. Get the ball rolling and when we move in we will just jin you guys and insist that the management in charge is doing their work.
The dustbin and the space to put one is very dissapointing. I live in a town house currently and the same wifth car porch and we can afford a post with dustbin compartment. At least the area looks neat.
The other disturbing fact is that i am on the 4th floor and my unit is going to be something like xxx - 4. It's a bother to me. Preferred the alphabets though.
Hopefully I can get some more pics on Friday.
