Hi there, I become one of the member of this big family today! I booked a unit for Phase 3. There is some information I gathered today. First, is the maintenance fees of Rm65. They said we have to pay Rm65x12months=Rm780 in advance once we move in. The Rm780 maintenance fees is actually for 2nd year, that means 1st year is FREE. Then subsequent year will be Rm65 per month, till 3rd year. After that we can form our own community. The Rm65 is included the maintenance and also access to the clubhouse.

I also took some photos from the site about the location of high tension wire. But don't know why I can't post to the forum. Maybe i try tomorrow.

Hmm.. seems like they all talking the different stories.. But my sales agent called the head office on the spot when we asked him about this maintenance and clubhouse issue, from what been told by head office the Rm65 is included upkeep and also clubhouse usage for 3 three years. They confirm this because we have been asking them for many times.

If not mistaken, the new row of Phase 3 is somewhere near the clubhouse, but it is just beside the high tension wire (the tower). You can check it out. About the free air-cond, they said they only have this promotion last time, for level 2 in Phase 2 because level 2 is harder to sell out. I'm not sure level 1 got this promotion or not, but level 3 and 4 definitely don't have. Pls correct me if I made a mistake.

I created a 'friendster' account, then i post the photos that i took from the site. I think it's the best way to show you guys the progress, as I don't know why I can't post the photos here. The high tension tower is like 'L shape', starts from somewhere near clubhouse, then entend to right side of Phase 3 (uphill somewhere near water tank), from there extend to somewhere near last row of Phase 2 and Phase 3, then to further... Although the towers look quite near to the area, but actually it's around or more than 100 m from Phase 3 1st row, which is facing down hill. You guys have a look for those photos, then you know what I mean. I have been to the office and site for many times.

Hi there, I have modified a plan for the whole project, and I have put the location of the high tension tower on the map, please have a look for it, then you guys will have a clear picture of the whole project. Yes, the tower is extend to the left side, and it's like a 'L shape'.

Well, from what i know, the last row of phase 2 & 3 is facing a slope which is about 50 feet height from the ground and the tower is just built on top of the hill. I guess u still can see the greenery. However, my sales agent told me the ground floor would not have chance to view the greenery from the balcony, as on top of the 1st and 2nd floor is the car porch of third floor. So. this unit not really enjoy the real greenery. That is why he told me ground floor is going to be very dark as its design not allow it to absorb much light, unless u r buying corner unit. Even ur unit is on the last row, ur main entrance is facing ur opposite block of houses, and it is going to block ur view as well. Anyway, what we concern about is not the view, but is the side effect of the high tension wire (eventhough there is no scientific proof).

Jump, totally agree with you.. I'm taking 3rd floor. Except the smoke and oil issue, we also consider the possibility of leaking problem. If there is leaking problem on roof top of 4th floor, it's very hard to fix it. I saw this issue in some forums. Besides, I did consider of when I buy groceries, I have to carry those things upstairs smile.gif since I don't have any maid to help me.

Yes, of course everyone prefers a peaceful environment.. but based on the floor plan, we did consider this issue before we made booking, then we went to ask the sales agent. According to what he told us, that particular wall and grill are belongs to 1st and 3rd floor's owner. The exhaust fan can't be installed on 1st and 3rd floor because of the window. You can go and check it out.

Just my opinion and what I understand from floor plan and my sales agent. No offence to anyone smile.gif

Yes, agreed to Sidviq. No one hopes fighting and has a bad neighbour. Living in townhouse, we all must work hard to maintain the living environment and tolerate the behaviour of each other. Regarding the exhaust fan and grill of the kitchen, I think neither break the wall nor replace the grill will be allowed by the management.

My sales agent told me the package included 3 extra aircond point, 3 extra fan point, 4 light point, and 5 power point. So total will be 15 extra points. Tomorrow I will check the price with my electrical techician who I knew for long time. Will update you guys the price I got.

Actually 30 feets of road wide is quite narrow. Imagine some of the units have more than one car, then they might park their car outside their house. And if they do so, we only have one lane to pass by. Imagine how pack is that.. The road wide of my unit is 30 feets only, really hope that it won't be so terrible.

Hi susakthy, I am dealing with OCBC too, and I am quite satisfy with the bank staff's service. She is in-charge of Aman Siara project, and she can give better deal than other OCBC staff. If you want, I can give you her contact no., so that she can call you to arrange for the loan procedure.

First, you have to prepare all the financial supporting documents, like 3 months pay slips, Form J and original receipts, photocopy of I.C, your 3 months bank statements or bank book. When you meet up with her, she will explain to you the bank rate that OCBC offers. If you accept the deal, you just pass the documents to her. I remembered I submit all the documents to her on Thurs, then on next Mon she called me and asked me to sign the offer letter. So the procedure is just within 5 working days, very fast. After I signed the offer letter, within a week OCBC called me to inform me that the loan has been approved. So that I can sign my S&P.

Remember not to sign your S&P before your bank loan is approved. It's a simple procedure smile.gif

Hi, does anyone know about 2008 Budget that announced on Sept? Based on the budget, any property under Rm250k entitled to 50% waiver of Stamp Duty. It's quite a lot.. I have been asked my sales agent to check with their main office, then last week he replied me that I am entitled to this 50% waiver of Stamp Duty when the office hand over the Title to the buyer. So I think every buyer of Aman Siara is entitled to this discount. Pls check with your sales agent, or you guys can directly check with the main office. Thanks.
