Kids club is set up. Rm35 per year for membership and swimming class ll start in Dec. Many classes ll be conducted soon like art n craft bla bla bla. Wonder why now? No one is staying in yet. Also no VP lagi le.

Is the contractors the same since spsetia being taken over? The old managements contractors did deliver good quality

Eco glades clubhouse look normal and tiny.... nothing special... just the houses are nice... facilities provided unable to support the communities there, too tiny... unless everyday walk around to enjoy the scenery nia..

My swimming pool in Aus is even bigger than the one in SEG club house. Wonder how can they design something like this. Nice superb living environment but facilities are lousy.

There ll be many clubhouses in SEG. Each only serve for each parcel. Why need so big? Basic ll do as only serve small community in each parcel. If not, Maintenance ll be high. SPS is smart and not repeating the mistake by other developers. Each parcel has its theme garden to hang around which is not at clubhouse there. Hope this help u to understand more of seg concept.

ppl shy to share the clubhouse pix.... its too tiny... basketball court not even half court.. and beware breaking the windows next door, maybe the court is for u to train ball positioning not for playing...

seg clubhouse better keep it secretly, or ppl will think its middle class house, i rather ppl post more house pic than clubhouse pic... dont think seg clubhouse pic will talk a thousand words, i think will shy potential buyer a thousand miles away.. but like some ppl said in this forum, they have their own clubhouse, this main clubhouse doesnt need to be huge.. so, whatever...

Lepirona swimming pool small, other than this, the clubhouse is nice for 100+ units. Heard the developer ll extend the pool. Lui Li garden and other clubhouses still under construction, so chamces to get a bigger pool is there. Must keep maintenance to be $$ friendly. Escalation cost and negative cf from JMB is happening everywhere.

Small clubhouse complain, big clubhouse also complain because have to pay more maintenance.
Only buyers are qualified to comment on this. If I compare the swimming pool size of Lepirona and Zenia of Desa PC,
it is about the same size. Clubhouse wise SEG is better. For Zenia, residents have to pay for RM400 plus/month for intermediate units. Most of them that I know think it serves them well and would not like to pay more for facitlities that they might/might not use...

I went there few weeks ago and found that the show houses are great! However tthe floor paint of that small basketball court start to peel off.
I also saw many crows walking on the roof edge and under the roof of some completed. Soon will see a lot of dropping covered the roof and wall. More birds will be there when the orchard starts to yield. I think the architect and developer overlooked on this problem for this type of new design.
I also wonder will the leaves from big trees collected on the roof and clog up the gullies. My friend's house is facing this problem and need periodic cleaning of roof gullies.

Keeping the maintenance fee affordable is the key. Zenia only rm400+pm? Those 3storey units already started rm700+ years ago. Rm400+ pm in dpc is exceptionally low. Lol. Most of the jmb already raised the fees. Of course, i am talking about the gng strata title parcels n not southlake, levenue, safa and amelia which normally relatively lower.

I think I am crazy.
I have moved my family from KLCC condo to a landed house (renting) in cyberjaya while waiting SEG to VP. Love the clean air, peaceful, serenity, quiet and traffic free lifestyle within the suburb.
Kids love cycling around the area, attending music lessons in yamaha (D Pulze), wife going to IOI resort mall shopping and myself only 15mins to airport n 15mins to Jln tun razak (with my F10). Lol

A good place to raise family smile.gif

how's the private school fees per mth? and who are the students in private school? mostly foreigner or local?

i follow the speed limit, 100-120 it takes 25-30 min.. so your 10 min really scary.. life is precious...

Omg Im so in love with SEGC... My cousin bought semi d on the island... So jealous of him~ I went there the other day~ the maintenance fee is killing me of course it is reasonable compared to the amount $$ that I need to pay for my condo's maintenance fee. >..<"

Looking good. But 2015 is a challenging, boss. Lol. If SPS drag it to 2016 maybe will be better . Ha.

Ok serious note. I think current clubhouse n sales gallery still cannot potray the right picture for seg. The space and wide/full view of Seg on islands and environment still not there to see. The wow factor will come later when it is near to vp. It ll be much nicer than current stage. So now we wait for SPS to execute the rest....look good. Investment wise..hard to say haha... u need ownstay subsale buyers to appreciate n add more value on it. Haha. Market will determine it as usual. Emmm..

I thought non island unit smd's maintenance was estimated around rm3xx pm and terrace was around rm2xx pm. Island unit, well, as they will bear the maintenac3 of the waterway ans lake, so for sure it will be higher, not to say only limited units. Non island units will be affordable for maintenance, not sure about the island units though.

not this year. Be prepare to hold on a bit long even after VPed for investors who wanted to sell. The other part of the cyberjaya are not experiencing great capital appreciation now, guess will need to have more to more in .

Holding is always the basic of of property investment especially on landed property. Flipper's time is over. It applies to other properties too not just Cyberjaya.

Agree, if want to flip.. i would suggest waiting for a vast majority of the development to complete.
Just like desa park, early flippers didn't get a good % compared to those who wait till the development was partially mature.

Cant agree more. you got to have really big luck (on top of your hardwork) to get decent profit by flipping nowadays

Friends of mine invested in several projects , most of them are selling at (or transacted) less than 20% profit on top of their buying pruce (that is before all the other costs , fees, agreement, tax, etc)

In one of the project, he is making loss in fact ...kinrara residence. He was choosing hard between garden residence , kinrara or waiting for SEG. At the end, he triggered the purchase in kinrara residence

I went to CPPS the other day, SA said they might launch their condo either end of this year or next year~ I cant afford landed huhuhu I will just wait for their condo!...Indicative price RM700k & above like that for 800sq++ but there's no confirmation yet. Is it worth buying or not? Any opinion from SEGC taiko?

Have a look into the video again really don't think Liu Li Garden can be VP this year.
Still so much works yet to be done!
For Lepironia Garden - Most of the units are done with windows installed + interior done except the landscape and garden thus I think it's possible to handover before Dec 15.

SA advised that few units that leftover in Liu Li Garden are those corber unit c/w extra land and pricing ~ RM 1.4 - Rm 1.5mil which make ppl go for Lepironia Garden / Western Heritage Islands units.

Coming launch (year end / early next year will be condo or another islands and of course > Don't expect It to be cheap i.e min 10% price hike compare to earlier phase).

Brother Soros, I believe you have a few units there. I'm really clueless in this but my concern is wouldn't the installation and material cost for BIPV to be much higher than just RM33k? In the future it might be even more expensive.

This is the one of the selling point when they promote their building, so they should apply it long ago and not nearly handover than tell the buyer this problem occur and push the responsibility to us.... The old management left and the new management cannot keep promise this will affect their future trust .... Correct?

Effort plays a part, luck and quota plays another part. Anyway, it is owner's choice on this. One is cash upfront and another is take some risk. Cannot have best of both worlds at this stage. Gov prefer to minimize payment to private owners although they should encourage this. But we all knowlah...

Yes if you don't get the permit than the whole system will be useless .... Malaysia boleh.... TNB claim that they lack of energy and plan to build nuclear plant in 2021. What type of planning... actually they can give more permit to generate more environmental friendly energy.... speechless now...

Think of it like TNB is renting your roof to generate electricity for themselves.
They pay you a token sum every month.

But you still need to use their tariff kau kau.......

Also I think whatever the approved bipv system we have here also you cannot consume the electricity direct from solar panel....

They been told this will happen in 2017. (don't know how true) He told me that even the small unit 4kw of BIPV will cost you around RM30K~RM40K so the compensation of RM16.5 I will not consider.....

Each solar panel capable of producing 1kw is compensated by approximately RM8.4k per panel. Hence 16k for the link houses and 33k for the SemiDs. They also claim that it is a fair price and buyers are not shortchanged. Most buyers chose the second option which is cash.

I think there are few leftover units that come with big land size and pricing close to RM 1.4mil~
The pricing of RM 1.4mil also makes ppl thinking to buy Islands Western Heritage Superlink or slightly more for Lepironia Garden phase 1 Semi-D that's ~ RM 1.6/7mil.

i'm eyeing in summer glades since long long time ago, haven't really spend time for symphony hills, seg and garden residences yet, just finish prepare all my document and $$ suppose to be want to buy commercial shop lot after after deep consideration if i buy one commercial shoplot all my quota is finish because of it + my current house loan, so i was thinking why not i just buy few more residential prop, own stay + extra quota buy 1-2 extra for investment purpose maybe the outcome is better than invest in shoplot.

I heard that setia eco glades is besides chinese primary school is it true? i'm quite confusing =.='

Just go to www.wikimapia.org to see the location of each building in cyberjaya. SRJK c is within MCT lakefront area n still within walking distance (10mins) from SEG.

Go to visit these projects before making your decision.

Link house only have 2kw?. Got info from the pibv installer that the minimum for feed in application is 4kw. If that is true, we only can use the pibv to power our house.??

Not sure if this was discussed in the previous forum ... does anyone know if SPS is going to do anything about the current swimming pool and basketball hoop? The pool is ridiculously small for one island let alone to be shared by two. The basketball hoop is a joke. Any suggestions on how we can influence SPS to upgrade the facilities?

According to the SA, phase 2 will probably be VP in march next year. Not sure about phase 1 though. Keep your fingers crossed!

Wouldn't too worry at this stage as long developer still has units yet to be sold and also upcoming phases.
looking at SEG, they need min another 10-15 yrs to develop thus die die SPS will improve and maintain the landscape to attract potential buyers!
When they sold out the last phase in SEG, it's time for me to cash out smile.gif

I cycle around the site on a windy Sunday afternoon, I see butterflies hovering around colourful flowers and plants. Birds chipping and a huge white bird looking for fish on the lake.

when this place is fully developed with vast variety of flora and fauna, it will be a great place to live in.

My understanding is that commercials will be facing main road areas thus not water front.
The commercial centre will be between 2 high rise condos.
When was your last visit to SEG bro Yap? Planning to stay or flip or rent?

Hey bro Soros, for Liu Li garden phase 1 and leprorina phase 1 should be able to meet Nov. I understand that Bali Island is to be delivered Q1 2016, more landscape work has to be done.

the interchange should be able to complete by this year.

just got back from the sales gallery to submit my response for the solar panel. according to the SA, liu li phase 1 will be completed end of this year. phase 2 something in march/april next year.

also, they are launching the waterway end of this month. very good progress imo smile.gif smile.gif smile.gif

Went into SEG the other day and managed to see the facade of Eastern Heritage. This must be one of the most beautiful facade I have seen in KV.

Photos taken on 21/6

Saw them planting some trees on the garden.

Some of the things noticed :

The sound barrier wall seems to be short

The handle for the stair case is not match with the glass at all, i think they shall use stainless steel or aluminium in stead of cheap painted wood

the toilet for downstairs and the smaller rooms seems a bit small after inslallaion of the screen

this was what i spotted during my short visit there today

a bit off topic here. Since VP for Liu Li garden phase 1 only few months away, i'm sure owners are already thinking of ID and renovation.

I was wondering what the other owners will do with you mei courtyard. Lay concrete slab on both floors and make rooms out of it? Or just have a small garden in the house?

anybody knows what the ceiling height is? Looking at the pictures, i think they have probably installed 12" plaster ceiling to hide the electrical wirings. hmm.gif hmm.gif

Thats what i'm thinking of doing tongue.gif if cover both floors, easily can add 360 sqft of built up area smile.gif

i think the front interior column of the courtyard can be removed since its not reinforced concrete and not load bearing. They just stack up bricks on that corner later during the construction. Any civil engineers here who can confirm? Can we request construction drawings from the developer?

Anyone have any idea to cover the roof top on top of the courtyard while have air ventilation? So far, I thought of putting vergola or motor awning which can close and open on flexibility to have fresh air come in n blow away hot air.

For Huan Xi layout - not really happy with the layout especially the staircase that separating living / dining.
Why can't the architect design the staircase aside instead of middle of the house? A 2900ft2 BU super link doesn't give any spacious feel at all. sad.gif

Yeap, the 26 is basically a 20 with the side track taking up around 5 ft.
Wonder what to do with that!

Too be honest - SPS is good in landscape however the internal layout is TAK BOLEH la...... The layout designe by Mah Seng / UEM and Gamuda still much better imho.

I think the sentiment is that some 2900 looks bigger than 3200. The layout and the arrangement of space is very important.

BTW , take note that nowadays , a lot of those build up go to the patio, balcony , yard, porch, etc.

The best way is still compare the size of all the bedrooms , living room , dining room and kitchen individually

No lah...its typical Malaysians like to complain and wanted bigger rooms that what is provided.

sure....car porch, balcony and aircond ledge are all included in the gross BU....but 2900BU is not by any size "small and uncomfortable" space.....
I remember last time a typical link house of 22x75 only have BU of 1400 (sri damansara), then later developers offered 1900 (Pusat Bandar Puchong), then 2200 (most current launches).,,,,bcos the appetite for bigger space never ends.

We need to stop and accept what we bought and make it a comfortable abode.....the size is not really that matter......its how you décor it brings more satisfaction.

Even give you 5000sq but its still a link house.....

Huanxi 5ft strip garden and staircase stucked at middle are bug let down. YounMei layout more flexible. N can yurn tv room to be guest room whilst huanxi langsung cannot. Ppls buy huanxi for the common garden in the centre le. But totally forgot the practicality of the layout.

You can do anything internally but not the external factor like garden. Not really a big deal but just to hack down Few walls to modify the layout to have the spacious feel.

Sri Damansara resale also about RM 200k+

These days not easy to make quick money from property, especially high priced landed property, needs some X-factor example the community

Judging from rm down trend, landed property price will keep going up

I used to have a strong risk appetite but you don't really call owning the prop until u pay 70% of the price.
Keep buying is fine however leveraging credit should b appropriately assessed from time to time. I m happy with 20%+ discount on snp price alr with weak RM. Lol

12 units per villa, there are 20 villas on the island. 4 units per floor. Orientation mostly north/south or senget a bit, only few blocks facing east/west. Price is ranging from 900k to 1.1mil before rebates.

Only 2 types available, 1414 sqft and 1500+ sqft.

The theme of the island is Greek, design is quite unique imo, well but it's subjected to diff view.

Oh not to forget, maintenance 30 cents including sinking funds.

U can give ur feedback , how u feel ? As I felt seg buyers of previous phase expecting seg to be high end development , now have "condo villa " at 7xxk after discounts, would u feel disappointed?

Nope , setia normally have special package but seldom throw much discount for the past few years . Phase 1 of Setia Eco Glades is without any discount if I am not mistaken .

At this market condition , 5-10% discount is quite a norm in Klang valley , previously only iskandar are giving this huge discount. This is a bit worrying if big deceloper like sp setia need to throw such a huge discount to attract buyer .

The leftover units (lepironia phase 1 and Liu garden Phase 1 & 2) are mainly the one has:-
a). corner unit with extra lands which the pricing is very close to next new phase - i.e, Rm1.4/1.5mil corner unit from liu li garden that top up additional Rm200K can get u a semi D in Lepironia garden or, at the same price can get you an islands unit in western heritage.
b). Facing T-junction or backyard next to main roundabout / entrance into SEG of future backing condo type.

You mean the huge discount is for the left over ? Then still reasonable as developer wanted to let go the unit.

My liu garden phase 1 Huan Xi type was sold at RM 1,138mil back in 2012.
That's 26x95 with backyard facing the fountain.
For this Isle of Kamares, 1414ft2 selling at RM 780K onwards (after 20% discount) don't you think it's a better value buy in previous phase? Rm300K+ price diff only ler for landed VS villa condo?
SEG makes this phase more 'affordable' by offering villa condo however I don't think they are reducing the price.
Also, no developer will do that to disappoint their previous buyer.

Note - USD 1 = RM 3.90++ expecting another price hike for commodities again for all import materials.

Too be honest I don't think SEG has unleashed her potential yet in term of accessibilities and living environment.
Once phases 1 for liu li garden / lepironia garden / Nusantara islands VP + interchange completed, ppl only can truly feel the values offered by SEG.

I went there bought one and happy... SA said they have sold atleast 50units yesterday. My cousin bought liuli gardens... At first we all questionla why they launch apartment instead of landed... They said they want to give variety of property type in seg... And If let say they launch another linked semi d n bungalow.. Subsale for liuli n lepironia will have problem also...but whatever la im happy and will defitnitely introduce to my friends...2% cash back weeei.. Jom buat dueeet!!😁😁

Note - The landscape is getting better and better. If you notice carefully how they built the water feature - they laid a layer of tarpaulin on the ground to prevent mud stirring the water so that you can always maintain the crystal clear water quality.

Hope seg is a success too, nowadays a lot of doomsayers due to lks left sps.
In fact the latest launch even with 18% diskaun isn't exactly cheap. Just surprised spa launch low rise condo here given that seg supposed to be high end.

Don't know ler..... I know few of us mainly bought to lock in long term inflation and depreciation of RM only.
Even renting at a lower rate we don't really mind.

According to SA, Block 16,18 and 20 have nice lake view facing the water fountains and botanica island. The units come with kitchen cabinet, hood & hob, washing machine & dryer and 5 airconds.

the asset does not increase in value but the price you have to pay for it in local currency goes up. Generally devaluation of a currency leads to inflation, as in the country imports inflation. there are mixed reaction on this Isle of Kamares, some say it made SEG feel cheap, some say actually it is expensive coz its smaller and non landed. So were the earlier landed actually more worth it or this Isle of Kamares

Bro, noted it's on the island and not surprised that it's cheaper than previous launches considering those previous ones are all landed. But is the pricing justifies it a real premium product with premium features. I don't expect it to be priced the same as previous launches else it makes either this one overpriced or the previous ones which are landed underpriced.

the masterplan positions SEG as a premium product, but for that location, i consider it rather expensive. definitely not for flipping. I think SPS should have stuck to landed on the islands.

I would prefer landed as well..but last i heard the last launches of landed sales was bad...my leporinia 2nd phase I'm not sure how is the uptake now but i was surprised i was the first buyer to transact that morning

I would prefer landed as well..but last i heard the last launches of landed sales was bad...my leporinia 2nd phase I'm not sure how is the uptake now but i was surprised i was the first buyer to transact that morning

Malaysian affordability is decreasing and anything more than Rm2mil is diff to sell I presume.

Actually I got the same opinion too.
The pricing at mature area is not cheap or affordable anymore.
For Cyberjaya, the landed pricing is still acceptable considered that the township is still new.
aiya - 41x95 at Rm1.6/7mil with F/H good accessibilities....can't complain la.
Just hope that can grind some good capital appreciation in few yrs time when cyberjaya more mature.
Back in 2012 ppl complaining apa pun takda in cyber..but nowadays we got D Pulze, TGV, branded chain store FnB...2 starbucks, 2 secret recipes, pizza hut, KFC...... Jaya grocery, autoville (car service workshops)...green index building mosque.. 10 mins drive away from IOI resort city mall....... ERL to KLIA / KL Sentral... ELC international school.. OK what..good progress ma. The only draw back now is SRJK C which pending on MCT. Of course - still ppl complaining not enough and too quiet ghost town.

I feel the same as former. The Island has no exclusive feel now. The layout and specs also does not suit the premium for Island unit. They already have condos in the masterplan which is on mainland. Understand their reason for this but still disappointed with SPS.

I hold the view that Cyber has yet to unleash its full potential. Notwithstanding the opening of more and more F&Bs compared to earlier days, it's still a pretty quiet town (but not ghot town lah). Seems to me a lot more needs to be done to make it more vibrant than it should be now. But it is no doubt SEG itself is nice smile.gif

Exactly. Many students can afford to rent with this price. You will be seeing lots African around there and no longer safe to go to lake side at night especially ladies. Probablyned to pay more maintenance fee to hire more security guards, etc.

Err bro,u spend million in a place n ask whether got zhap fan n compare with mature town ship like usj with a mix of citizen.

Better compare apple to Apple leh, if want eat zhap fan also quietly tapao n go back home enjoy at SEG. SEG segmentation and owner there won't favour for just zhap fan la..although is basic needs
