Small clubhouse complain, big clubhouse also complain because have to pay more maintenance.
Only buyers are qualified to comment on this. If I compare the swimming pool size of Lepirona and Zenia of Desa PC,
it is about the same size. Clubhouse wise SEG is better. For Zenia, residents have to pay for RM400 plus/month for intermediate units. Most of them that I know think it serves them well and would not like to pay more for facitlities that they might/might not use...

I heard mainland Lepironia maintenance is 17 cents psf. Island would be how high??

I think you all are lucky to be offered 33k. They can also fix for you but if Gov don't approve the quota there is no use. Application is 1 thing and getting approval is another. I know of many house owner waiting for approval since 2012. Don't let a white elephant sit on your roof....

Effort plays a part, luck and quota plays another part. Anyway, it is owner's choice on this. One is cash upfront and another is take some risk. Cannot have best of both worlds at this stage. Gov prefer to minimize payment to private owners although they should encourage this. But we all knowlah...

I think the key difference is Grasilis kitchen is at the front and there is no sliding door at the side to the garden.

The one in the east Ludwigia/ Grasilis is nice but the one that has just completed is so so. I think developer spent less money in landscaping this phase.

Lepironia West overall is OK. As it is a later development you kind of get less than East Lepironia (B2) which has bigger and nicer pond, more green spaces and trees ands feels more open and carefree. But from West you can easily walk to East to enjoy the scenery.
Still IMHO is a good environment.
