According to the SA, phase 2 will probably be VP in march next year. Not sure about phase 1 though. Keep your fingers crossed!

Looking at the landed progress in Liu Li Garden, don't think they can VP by Nov 15.
$$$ kar ching x 2 for the LAD.

a bit off topic here. Since VP for Liu Li garden phase 1 only few months away, i'm sure owners are already thinking of ID and renovation.

I was wondering what the other owners will do with you mei courtyard. Lay concrete slab on both floors and make rooms out of it? Or just have a small garden in the house?

anybody knows what the ceiling height is? Looking at the pictures, i think they have probably installed 12" plaster ceiling to hide the electrical wirings. hmm.gif hmm.gif

Thats what i'm thinking of doing tongue.gif if cover both floors, easily can add 360 sqft of built up area smile.gif

i think the front interior column of the courtyard can be removed since its not reinforced concrete and not load bearing. They just stack up bricks on that corner later during the construction. Any civil engineers here who can confirm? Can we request construction drawings from the developer?

or the more important question, is it allowed to close the courtyard for corner units? Do they consider the courtyard as internal or external part of the house? hmm.gif hmm.gif

Yup. That's actually in the original plan if you look at elevation view. Indicated as "water feature" in the drawing. Very nice to know that SEG keeps their promises even in the smallest details. rclxms.gif rclxms.gif rclxms.gif

Lulz. i love your sarcasm

QUOTE(Loen @ Oct 9 2015, 11:35 PM)
Yup, the water feature goes all the way from clubhouse till almost the end of the wall (next to the interchange). It's good that they keep their promises just like BIPV solar panels.

That's why they have so many repeat purchasers.

I remember seeing on the plan another stream going from the clubhouse to phase 2 of the liu li gardens (heading towards the relocated setia eco glades sign). Do you know if they've started working on that? hmm.gif

QUOTE(Loen @ Oct 11 2015, 10:13 PM)
The water stream in the pictures are the same one and it's behind the clubhouse.

There's another stream which begins from house no.2 (type You Mei and parallel to the clubhouse) and running all the way along the same row of houses and ends just before the corner house near the interchange. This stream is still being worked as can be seen from the picture below.

Last I saw, they're  making the pockets for plants, pasting the rocks as well as making mini waterfall on the streams. Good for you Mei owners who bought on this row.

i thought maintenance fee depends on land size of the unit? i.e intermediate units pay less than corner due to less land space? is that not the case? hmm.gif

Definitely not fair. can save at least 10-15k by doing this advance.

QUOTE(khng07 @ Nov 6 2015, 09:14 PM)
How can they do this before VP? We also want to do, if do before the house complete will be cheaper ...... Can we complain the double standard. Will write and check with the developer

guys, one question. If the house is renovated to close the courtyard, will it not void the house warranty? hmm.gif

understood. but will it void the warranty even if management approval is obtained prior to renovation? Getting permission and warranty claims are two different things

QUOTE(jorgsacul @ Nov 14 2015, 12:06 AM)
This is strata title. Suggest you seek management approval prior to working on exterior.

well that sux. lol. closing the courtyard definitely requires wall hacking sweat.gif

QUOTE(wong8981 @ Nov 14 2015, 12:46 AM)
They will tell u what to and what not do during approval wink.gif
If not mistaken if involving wall hacking, warranty will get void.
There were a discussion previously, extend is permitted and written in s&p.
