12 units per villa, there are 20 villas on the island. 4 units per floor. Orientation mostly north/south or senget a bit, only few blocks facing east/west. Price is ranging from 900k to 1.1mil before rebates.

Only 2 types available, 1414 sqft and 1500+ sqft.

The theme of the island is Greek, design is quite unique imo, well but it's subjected to diff view.

Oh not to forget, maintenance 30 cents including sinking funds.

Low rise condo with one lift per block , 3 storey low rise with 4 unit per floo . 200++ units with 13 acres , 16+2(+2% loyalty )discount setia 40th anniv. Interesting product, but will it bring down the "standard" of eco glades? Mana Ada queue... Sales pun lambat.

If 20% discount means selling the island villa at RM8xx,xxx?
*
If 950k before diskaun .. With 18+2% loyalty diskauñ. Isn't it below 800k?

But actually I rember setia always got high diskaun which make it "easier" to buy their property. 15% diskaun or more is common in the past for their early launch of their developments

Hope seg is a success too, nowadays a lot of doomsayers due to lks left sps.
In fact the latest launch even with 18% diskaun isn't exactly cheap. Just surprised spa launch low rise condo here given that seg supposed to be high end.

Same scenario like countries with weak currencies - Vietnam, Thailand, Indonesia.... UUU in general (even though ppl can less afford but in order to lock in the inflation).

what u mean by lock in inflation  ? do you mean "hedge against inflation" ?

Really? Currency weaken causes asset price to inflat?
*
the asset does not increase in value but the price you have to pay for it in local currency goes up. Generally devaluation of a currency leads to inflation, as in the country imports inflation. Especially in M'sia where traders are quick to up their prices, ie passing on the price rise to consumers. All goods have gone up recently, a double whammy of the GST implementation, and the weakened currency.

time to clear off the RM mortgage.

that means locking in USD at today's rate, but RM could depreciate further in the long term.

Bro, noted it's on the island and not surprised that it's cheaper than previous launches considering those previous ones are all landed. But is the pricing justifies it a real premium product with premium features.  I don't expect it to be priced the same as previous launches else it makes either this one overpriced or the previous ones which are landed underpriced.
*
the masterplan positions SEG as a premium product, but for that location, i consider it rather expensive. definitely not for flipping. I think SPS should have stuck to landed on the islands.

Just my personal opinion.
1. I dont like townhouse. And townhouse in seg feel so odd.
2. They building 20 building with 240 units in a island looks so cramp.
3. There are dead end road in this phase which i dont like.
4. Dont like the fascade.
5. For that price.. i can buy landed in other areas.
*
1. i won't call it a townhouse, actually it is a condo. low rise condo. 4 units per floor x 3 floors, can't be a townhouse.
Where would you park the cars? under the blocks? if yes, it actually doens't look nice, like a void deck underneath.

2. it's 240 units on 13 acre, not really cramp, but compared to landed, yes it's cramped. that's why i felt SPS should shtick to landed for SEG.

3. NC

4. Exactly what i expected people to say. In fact it's modeled after mediterranean architecture, but the problem is this kind of architecture already been used elsewhere long time ago for eg in pantai hillpark. so the look isn't new, in fact the circular arch and small windows make the building look old fashioned esp for us malaysian.

but here is the writeup on star.

http://www.starproperty.my/index.php/artic...erjaya-project/

obnote: i am not criticizing this project, just voicing my opinion.

Better compare apple to Apple leh, if want eat zhap fan also quietly tapao n go back home enjoy at SEG.  SEG segmentation and owner there won't favour for just zhap fan la..although is basic needs
*

hmm.gif hmm.gif hmm.gif hmm.gif

According to SEG staff, they will treat the water. So instead of muddy green it will turn into blue water. Hope they will do it soon. In the meantime just sitback and relax.
*
most likely it won't be blue. This is not the open sea, where the large body of water appears blue due to diffent refraction rate of light spectrum.
