It most probably is studio or 2 rooms unit. Nowadays mixed development won't starting with rm300psf. I think at least rm500psf to rm600 psf for studio.

Puchong is constantly under upgrading, but upgrading forever can't cope with the traffic, lack of foresight and lack of communications with ppl who plan and approves developments.

Actually everyone knows that opening a new road is necessary, but due to our bureaucracy issues and protection of certain parties, bypassing of the toll is not an option. Unless new toll can la.

Equine, gotta see the linkage to future SKIP highway la. Baru boleh jalan.

I live in SK for the pass 3 years, you will traffic is terrible at first but later on you know how to avoid part of the jam blush.gif "Timing is the key"

Anyway there is back road to kinrara too if you wish to go KL/PJ area and also via SK old town road to KL/PJ. Not bad for a living in SK I would say as it won't feel like staying in a City.

Just my thought.

If last year 320psf Bukit Jalil no buy, this year can only buy 400psf sk lor kekeke

In fact 400psf can still get you Bukit Jalil/OUG late last year, and still possible if patient abit now.

SK asking for 400psf, big no no for me.

I am not sure about the new houses around there but for old taman such as Taman Pinggiran Putra (behind Esso), double storey selling for ~270k (without furnish & renovation). Houses around Equine Mac Donald there will be around ~400k

Isnt there another soho development coming up in SK by Malton? Believe it is beside the commercial area currently being built after Taman University.

I wonder how many more pigeon holes can SK take. Many of the Cyberjaya workforce stay in SK and once the condos in CYB are complete, there will be a percentage of this workforce who will move to Cyberjaya. Prob not a lot but say 30% who fall into this category (since SK is preferred comparatively due to food and others). This will relate to some units being vacant temporarily

SK also has a jam issue especially if you are heading towards serdang as the road bottlenecks into one lane. This from what I understand cannot be widened as the land on the right side belongs to UPM and I guess can only be used should gov't take it over, which Im not sure why it ain't happening yet

However, if Kidex & link to Mex does happen, those who bought landed in Equine previously damn untung

Not much info and no details of the pricing yet.
Unable to say good for investment for now.

The setback is leasehold land and SK is not prime area like Zest in BK or ZR in Bkt Jalil.

I dont know if MOST of the existing residents will move... IMO Cyberjaya does not have sufficient food and recreation places... there is no mamak etc which we Malaysians are used to

Oveall I think SK will still stand and a major residential place compared to cyberjaya

I live in equine and I use only 40 minutes to reach Menara TM door step tongue.gif

ah.... i miss the good old days of 800-1100 sf units at rm250k onwards.
perhaps trinity should consider bigger units instead of the 500 sf thingy.

Pricing on a psf basis wise will not be exactly cheap. Should be more than RM330 psf leveraging on Trinity's brandname. Absolute value will compel some investors to take a bet. Any taikor going into this assuming absolute selling price for studios less than RM200k?

Traffic jam happens in the morning peak hours, evening no problem. Looking forward the upgrading lane turning out to Kajang/putrajaya. Minor construction which can ease the traffic, why not? But luckily got policeman on duty every morning. The traffic in fact not so bad as lebuhraya bukit jalil. The queue is from zest until Sunday toll. It takes 2 hours to arrive at PJ. So if I have to rush to pj by this hour I have to take longer distance, opt for Skve then enter NKVE. Lucky still got alternative. For puchong resident, they have no way to escape.

let's wait the further details of the pricing and size only we can determine the good or not buy.

It's hard to compare against subsales now espcially The Zest, different address different location, FH vs LH, and unsure abt the sizes too.

looking at TG previous project, likely another high dense developement..
look for some video on youtube where they interview Dato Neoh, their meaning of being a boutique developer is trying to Maximize space usage on a limited land...

Why do u need to go that way, use Skve and pay only one toll at besraya, u can go all the way to sg besi. Ppl work in kl they don buy here usually, ppl working in puchong, sk, cyberjaya, putrajaya are staying here. Ppl work in kl stay here when mex is ready. By that time u want to buy,it's too expensive.

No details yet how to sapu bro.

Anyway, most probably I not looking into this if this is Soho. Somemore another LH product and located at Seri Kembangan. Not keen on it and enough of LH. Seeking for FH next.

KP just my standby, probably will let go one if I found another prospect this 2 months.

I also want ask bro here who got good kang Tao and recommend me.

yes. live like suburban but yet not so far going to city or anyway. and some more equip with all the amenities which easy to access to (not packed and no traffic jam). we have giant and jusco which is very convenient (no need to looking for carpark) for buying basic household needs. when wanna buy for fancy and branded stuff then got to travel to mid valley, klcc or sunway. looking forward the upcoming IOI city mall, wish it will be like these mega malls selling branded and fancy stuff.

If small size, the pricing Psf would be higher.

Most probably RM 400 psf or more. But I would still think it's on high side and if at RM 500 psf, it is super high side.

Hmm. In my opinion, RM 500 psf for LH status at SK, is kinda overrated pricing. Very expensive although the RM 250k price tag is reachable and looks low to make an entry.

I think the greater issues to me is that people haven't quite digested the idea of having to stay in pigeon holes in SERI KEMBANGAN (!), whereas if it is JALAN SULTAN ISMAIL they would be perfectly OK with it.

but actually there are many other way access to KL, just take 10mins to SKVE then u can link to Besraya, or make a u-turn in cyber to go MEX highway..

As long as u dont go down...location is not a prob...

If want to use MEX, don go into cyberjaya, follow sognboard,go further down another exit. That route is smoother and the road is wider and no traffic light like in cyberjaya.

I don like LRT nearby my house. Too noisy and too packed and cars dropped by ppl causing traffic jam. I still prefer low density area yet not too far from kl. so I'm not working in kl so got no problem. I go to kl when it is necessary, Take puncak jalil way no need to pay toll. If to avoid traffic jam in kl, then take MEX. Go to puchong in reverse traffic or going thru bandar kinrara.Go to klang or Kajang , use Skve, go to pj using NKVE.in future there are connection to MEX, SKIP and KIDEX ( no need to use LDP). A lot of amenities close by like wet market, serdang and putrajaya hospital and government office, college and etc. And upcoming IOI citymall.The vast area of bukit hitam forest reserve is giving out fresh air as well.

my opinion is, for own stay ok...as Giant, jusco near by, got primary and secondary school near by...easy access to KL/Puchong..

For Investment, I will think twice...

1st of all, Who is the target buyer? I hardly see ppl from KL, Puchong, Cheras move to that area...usually those who staying in that area now are previously from seri kembangan (Sri serdang, Tmn U, balakong)

So I conclude the potential buyer is SK ppl...and i quite understand the mindset of SK ppl when come into property...when they are considering to buy a prop, they dont care what is the PSF price, either 1000sf 300k or 1200sf 400k they dont care...SK ppl normally go by absolute figure...to them 300k to buy a leasehold condo, they can use 300k+ to get a lease hold double storey in puncak jalil or putra permai...they will take the absolute figure to compare and get the best option.

some ppl said that area is a goldmine...it could be true as that side become better and better and the prop vr cheap...few years ago double storey can get by 250k...but now just around 300k, the growth rate is low as the demand is not there, I think the price in surrounding area is a big challenge for the sellability of Zeva, especially when investor wan to let go their unit on hand..

No offense, But I visit the other nearby newly launch project at SK, 3E was not yet the best among of all, I personally prefer the one easy access from KL-Seremban highway icon_rolleyes.gif people can easily seen this project without knowing it.

opposite zest. Zeva also facing highway.Perhaps not so many cars. If u see univ360place concept,

Unlike Talam Dato Tan failed to build the interchange linking to Lebuhraya Bukit Jalil while he showed the buyers on his brochure that it will be built in future and put some machines there look like construction was started, but later all the works stopped.Until now, no sign of it, keep quiet only said financial problem ( restructure).

again, demand & supply. initial feedback from is very encouraging.

From today Star paper, Zeva can now register for preview. The price studio unit from RM188k to 320k and serviced apartment RM298k onwards. What do all the tai kos think about this project? This is cheaper than flexis@one south and location seems better than 360 which is in sri serdang. Good buy or not?

this is service apartment price. 3elements service apartment builtup + price still unknown.

cannot compare a service apartment to a SOFO especially when builtup sizes are smaller, the price psf increases.

location-wise both have their own pros and cons.

How same it is? Coz ppl still thinking leasehold difficult to sell unless for own stay lo.
I saw the location map in the adv got two proposed link to highway, but according one of my Fren told that the highway is being proposed for quite some time but yet to approved til now.. If it confirm link then can consider ady hahaha..otherwise it really feel "far" as many ppl think..

I saw the location map in the adv got two proposed link to highway, but according one of my Fren told that the highway is being proposed for quite some time but yet to approved til now.. If it confirm link then can consider ady hahaha..otherwise it really feel "far" as many ppl think..

Certain ppl say not far. It depends where you go.kajang, sungai buluh, selayang also far. Many highways are also under planning not this one only. And some places you need to take 1 to 2 hours to arrive at your home yet it is so close like those black spot of traffic jam.

U can't put the historical aspect in CBJ development as the trend and pace had changed.

agree... im working in CBJ and can see that CBJ is growing much rapidly in recent 2 years compared to last time... if this pace is continued, another 2 years you might see traffic jam in CBJ...

actually you can. the developer themself said that the dato rented out 10 units for students. they said that the zest was not meant for hostel purposes during their marketing strategy in 2009. Now, even when the residents ask the management about some unit turn to hostel,they said that it was out of their hands because this was allowed by developer. some earlier buyers of the zest was lucky because they got the unit cheap. but for those who bought the unit for >RM350psf, they felt ripped of, cause they thought they are paying for a proper middle end apartment. Not some apartment where you need to share the facilities with students or factory workers paying RM200 rental, sharing a room. those who have experience living with these people will understand.

there is one place near domain where u can get pork (not that good though) but in general, food in cyberjaya isnt that great - halal or not.

Why non halal shops are not allowed there? Muslim are staying everywhere in KV though but still can see non halal shops everywhere in KV.

I heard that putrajaya cannot have non-halal due to the majority of gov office situated there. So no night life until now in that area. Not sure about pork thou as I hardly been to putrajaya beside doin gov stuff or lepak with friends at night near the bridge. If putrajaya can open pub or club, you will see plenty of hotel an tourist walking around. But then, those properties launched there will be selling similar pricing in KV.

I don't think trinity will put a clause in spa related " trinity will renew the lease b4/upon VP "

Perhaps , trinity sales staff will brief how they solve the lease issues.

I don't think I got the right to speak on behalf of trinity group. I'm nobody later kena sue by them.

leasehold 70 years still fine to get any bank financing, i think the issue would be the asking price would be stagnant until the lease extended ...

You only get a bit problem financing if your leasehold would be expired in 50 years time ( unless you apply for loan lesser than 25 years or so ), same goes to leasehold 30-35 years expiry ...

Yesterday visited their sales office, the studio not yet to be launch. Service Apartment with 881 Sqt is RM400/Sqf. about 352400. maintenance would be 0.30 per sqt.
the price is higher compared to as stated in paper last month. haiz

I also asked for the price today but didn't know the maintenance price is 0.30. If i am not wrong she said 0.20. Maybe im wrong. About the 400psf, it is still not confirm yet when i responded to her 400 psf is quite high in that area. She said the price may be lower but will not higher than 400. I hope they will reduce it.

it's so cheat....seems like Trinity is not very professional

most of the students in local u are not come frm a rich family..
so most of them will look for other cheaper houses in sri serdang/bkt serdang..
don't think zeva rental within their budget..

Just came back from Zeva showroom for a media briefing...30% sapued by internal people already. They are selling the service residence Block B only..studio not open yet. Registered for studio unit but do know whether i can be among the 320 units owner or not.

Those buyers are not aim for students only. They see the potential of this area to be boomed subsequent to the completion of highway like KIDEX, skip and MEX.And ppl working not just cyberjaya but also serdang, bukit jalil, puchong, Sri petaling and oug.If not, 3 elements, atmosphere, uptown kinrara and etc wont invest here.

It is very tought get Cyberjaya tenants as CBJ oredy got many condo coming up. I.e. for those bot 3 Soho will have veri tough time to get tenant. Unless the project can compete with CBJ offering, target the UPM and Serdang will be more realistic.

there are bus services in Equine, Rapid KL and Metro Bus...both will pass by Zeva ..


There are still many student staying in Equine due to food availability and Jusco. LKW university has their own hostel but it is not in cyberjaya but along a back road towards puchong and the hostel place is not convenient at all.
There is potential for Equine area to grow, I have been staying there for quite some time and move house frequently..many development is pouring into Equine park and more and more ppl here..

still renting 1,,, shop house at sri serdang rm 400 whole house ...but general mass is about 500-750 whole house...depend on the land lord... i really the new development can steal away the current tenant... the only attraction will be parking lot, condo facilities... but all this gonna drive the rental up to at least rm 1.2-1.5 depend on how much u wanna bear... whistling.gif

According to SA, currently launching Block B to Business Associates. Whatever is unsold during this special preview, will be opened to public together with Block A & Block C (Studio) on this Saturday. However, as of now, many registrants of Zeva have not received any notification, so not sure how true it is. Whoever stay near Zeva can pay a visit this Sat?

Near the Domain apartment there already got 2 non halal restaurants. One is Teochew Porridge and another one is Soo BKT (not sure still exist?).

Agreed! Equine is more convenient for the matured amenities and the crowd is there. Ideal place for residential, Not so quiet and not too busy,unlike CBJ got many offices. And it is nearer to puchong, serdang and bukit jalil.properties at CBJ also not cheap, quite expensive.When one day the land in equine is fully developed, then the crowd may move to cyberjaya.

I am not sure about now (left Cyberjaya 7 months aly) but from what pass experience (study in cyberjaya + working for total 6 years) the working environment is superb and I like very much due to CBD feel. But for a living with family, it is not my liking due too many foreigner and reckless driver in cyberjaya, and being honest the accident rate is cyberjaya is quite high and incident like "theft, rape, brake in" try to ask around those ppl staying in Cyberia or Crescent (no joke) being going through such experienced I feel cyberjaya is more suitable for investor but not family ppl. Leave aside those "incident" happened in LKW as I dont feel it is appropriate to share it here.

For halal food, I remember the taukey who operate the ONLY chinese stall opposite HSBC at Bus Station there told me that Cyberjaya is a HALAL only area thats why she cannot sell pork bcz I always complain to her how the food taste without pork tongue.gif (sorry for those muslim reader here,forgive my statement)
There are 2 restaurant selling BKT in cyberia (upstair) but when you order and taste it , it is actually "Chik Kut Teh" = Chicken but not pork.....upon asking the boss, I get the same answer as in it is not allow to have non-halal food in Cyberjaya. Well I might be wrong as many things might happen during this 7 months time but just giving my pass experience.

One thing I need to stress out to be + point in CB is Cyber Park thumbup.gif Best place to jog, jalan2, relax, gocart, badminton , sport ,etc

overall, sk still nt a bad place to live, plenty of food choice, gt a small shopping centre... just the traffic a bit f-up during office hours, where it only gt 1 exit into CJ

The traffic isn't too bad. Morning got traffic police control. Evening come back no problem. That's always a short queue only at the giant there. After that all the way smoothly going to CBJ.

i live in vista pinggiran fr a year...morning, sometime traffic is still manageable, but when u come bk frm cj n used the junction into equine, thats the part where most car jammed ..

881 sq ft is selling less than 400K for sure...Each floor higher will cost additional RM1K and unit facing pool is cost additional RM10K

Bought one unit on level 11 facing swimming pool. There is a 5 % rebate, dibs, free snp, free legal fees on loan and in my case 3 units of air con included. My unit is 933 sq ft 2 bedrooms. However must execute spa within 14 days and pay the balance of 10%.

Even 3E above 400psft... And density lower than 3E, Zeva win a hand down here..

Don forget 3E still not launch their service apartment yet....

Quite a good buy tho if u like the area.... Easy access to Bukit Jalil as well...

Earlier they mentioned 3pm will launch Block A, but till 3.30pm still no news...Perhaps they drag it till tomorrow?

According to one SA, Studio will not launch so soon as they are still finalising the package either provide a empty unit or fully reno (including kitchen cabinet, plaster ceiling, fridge, machine wachine, stove, bed, aircond...etc exclude accessories), basically as what you see in the show unit...

When the Block A lauched, there were huge crowd queuing up at the reception, i believe even Block A will sell like hot fresh pancake. Going again tomorrow to see the Block A stickers board!

This morning, I saw ppl were queuing long at the show unit office entrance like ppl going to see concert. So crowded.All the allocated carparks were full, some ppl parked at the roadside.Passed by at 6pm, still can see a lot of cars at the roadside. Another BBB project.

I am the last customer there...thanks to the SA there who allow me to go in last minutes and I manage to get my first home smile.gif

My first house, own stay..... Cause can't really afford those 500k and above condo or apartment. Anyway I arrived so late around 12.30pm, nearly finish 'sapu' by ppl. But still manage to book 1 at block B, price was little high I think, at 416 before 5% discount for 1021 sf. But since for own stay, should be okay gua...... Hopefully still a good buy!

hey mine was No. 64 ...but morning all 993 and 881 sapu-ed liao..actually there is one unit at the highest floor at block B right wing but I dont want top floor so end up didnt buy..around 6.45pm I pass there again n just out of curiosity went to see...meet Andrew the manager there and he remembered me this morning, let me in and end up made a deal ><

I bought for own stay as well but mine was 3rd floor...a bit worry too low at first but after looking actually below has 7 floor of car parks and shop so ok la...hope it is good choice smile.gif

Congratz to the rest who bought Zeva..hope we can have some gathering next time hahaha..

I'm wondering is the opposite Jusco the biggest push factor that make ppls BBB ?

oh ya ..FYI, there is going to be future development at the Futsal building area..how soon I dont know but Trinity will build something there and I was told it will be definitely "not low cost" ...another housing project?
