Actually the location is not so bad, despite the way going down to serdang is vr jam...vr vr jam in the morning...

but actually there are many other way access to KL, just take 10mins to SKVE then u can link to Besraya, or make a u-turn in cyber to go MEX highway..

As long as u dont go down...location is not a prob...

my opinion is, for own stay ok...as Giant, jusco near by, got primary and secondary school near by...easy access to KL/Puchong..

For Investment, I will think twice...

1st of all, Who is the target buyer? I hardly see ppl from KL, Puchong, Cheras move to that area...usually those who staying in that area now are previously from seri kembangan (Sri serdang, Tmn U, balakong)

So I conclude the potential buyer is SK ppl...and i quite understand the mindset of SK ppl when come into property...when they are considering to buy a prop, they dont care what is the PSF price, either 1000sf 300k or 1200sf 400k they dont care...SK ppl normally go by absolute figure...to them 300k to buy a leasehold condo, they can use 300k+ to get a lease hold double storey in puncak jalil or putra permai...they will take the absolute figure to compare and get the best option.

some ppl said that area is a goldmine...it could be true as that side become better and better and the prop vr cheap...few years ago double storey can get by 250k...but now just around 300k, the growth rate is low as the demand is not there, I think the price in surrounding area is a big challenge for the sellability of Zeva, especially when investor wan to let go their unit on hand..
