Hmmm, it will be implemented but not sure how many years down the road ~ Even if implemented, we Malaysians can still find loops holes.

It does help ease congestion in that area, but then MEX users will have to face the jam with influx of residents working in KL going home to Serdang/SK especially at Bkt Jalil interchange. If got concert or football match, god knows the jam you'll face sweat.gif

IMHO, for own stay (serviced apt) should be okay but if you are planning to flip (short term). With the gomen tax, bank tax, legal... I don't think you can earn much. As the entry price is considered quite high already. I think can go up to RM450000 at most.

Even rental, I am not sure who you can target for. For students - Maintenance + electric,water,gas bill (commercial rate) and I don't think that area can have rental yield more than 1700++ since surrounding area only renting out for <RM1000

Actually don't understand why debating after or before discount of the 5%, they only provide 5% discount on your DP. You still have to finance the original house price. smile.gif

I got one general question.
For example, if you don't agree with the SPA terms & condition and buyers DO NOT want to sign it. Do you think the booking fees/downpayment can be refunded?

Oh I guess it boils back where the buyer fails to execute the SPA and therefore the earnest money paid will be forfeited.

May I know if real property gain tax imposed by gomen will be taxed upon the net selling price or loan amount?
