 SETIA ECOHILL 2, Starter landed link house below 500k

Finally, SEH has revealed the masterplan of the much expected Setia Ecohill 2.... The model of the master plan is available for public viewing in SEH welcome center currently...

So far the info received from SA:

1.) 1010 acres of township that will be sharing the Lekas interchange with EcoMajestic.

2.) Shall have the link houses, cluster, semiD, zero-lot bungalow, bungalow lot, apartment and commercial shoplot.

3.) Cluster and SemiD shall be in strata title, while link houses in individual title.

4.) As usual, many landscape and greenery in the surrounding, there is a hill call Bukit Tempurung (400 feet) is located within the the township and shall be preserved as it is, with some landscape work.

5.) There will be no private club house in this township.

6.) Commercial area shall be very near to the silversquare of EM.

7.) Shall launch within 1 - 2 years from now...

8.) Pricing as expected, not sure yet... tongue.gif

From the masterplan, it can be seen that there will be 3 entrance to Setia Ecohill 2..

One is from Lekas interchange, one is from EcoMajestic (through the red carpet bridge) and one will be from Jalan Semenyih around Taman Perindustrian Mahkota... rclxms.gif rclxms.gif

Btw, shld they launch so soon with SEH 1 also nor yet completed... Never expeded the launchinf will be in 1-2yrs time.

I think the plan is very obvious now. Clubhouse in precint two and three likely will be shared facility with SEH 2 . There is no point to spend extra money to maintain two club house located within kilometers.
It will be further to travel for some residents but long term it is easier to manage .

Well that's my thinking need to confirm their plan

market slow down...SEH 2 should not launch so early...should be at least after 5 years when the 1st phase for SEH1 vp......unless the occupancy rate is reach more than 90% upon VP for SEH1 and Eco majestic....

Oh yeah probably bigger piece of land so that's why more space dedicated for commercial.

Noted also SEH2 will have stratified development too thumbup.gif
Btw, 8024 homes over 1010 acres land - only 8 house per acre thumbup.gif

Lol. I guess this is still very very prelim est about the price. Price has always been one of the last factors to be decided. Let's see how is the market then.

Maybe mark up using Psf price. Then offer bigger build up then pricing will be in range of 7-800k for terrace.

That's normal tactic by SPS.. Increse buildup in the next launch to compensate the price hike.

It seems like SEH 2 20 x 65 unit shall start from 1900 sqf buildup. If 10% increase based on SEH 1 20 x 65 (~ RM 262 / sqf BU), then most likely the unit 20 x 65 will be starting from RM 600k onwards.. Very affordable indeed, may attract many buyers..

EcoMajestic will have 170 acres Silversquare commercial area. SEH 2 shall allocate 119 acres of commercial area instead... Side by side....

If sum up, there will be around 300 acres of commercial area in this plot of land, sharing a common new Lekas interchange... thumbup.gif thumbup.gif thumbup.gif

UTAR Sungai Long ~ 2-5 acres
Monash ~ 12 acres
Sunway ~ 22 acres
Taylor lakeside campus ~ 27 acres
Inti ~ 82 acres

I have never been to UTAR sungai Long (only passby), have been to its Setapak campus before, that's look very spacious..

Now only realize the setapak campus (KTAR + UTAR) has an area of 191 acres. No wonder it looks very spacious..

Reading the article noted that:

Net sellable area is 501 acres, of which 382 acres for residential (incl. 215 acres for stratified properties) and 119 acres for commercial.

It means 56% of the residential will be under strata-titled. This is one of the main changes vis-a-vis SEH which now has no stratified dev.

Actually you can see that commercial plot mostly are centered at the northwest of SEH 2, which is next to silversquare, including the 30 acres land for the private institution..

Low cost shop not many and they themselves not something very interesting for a happening commercial area..

The other shoplot area on the east of SEH 2, as I presume it will serve the purpose for "eco-tourism center", which it is very close to the Bukit Tempurung...

EM Ivoris is sitting beside SEH2 commercial lot. I wonder what's de plan for SEH2 commercial plot. EM also haven't finalise their plan for Silver square. I am looking forward to secure a commercial unit here. I can see future in Semenyih.

32x60 is clustered smds....

you can find them in setia alam...one of the bestest capital appreciation of all....bcos setia thought they just filled in the cap and least popular, therefore didn't put lot of premium on them...

ultimately, setia put a cap on SEH appreciation by setting 10% of capital gain on its subsale.

The report said it is DSL, not cluster. Maybe the report is wrong, but let's wait till the launching then we will know..

SEH 2 is separated from SEH 1 by EcoMajestic. Location wise is not comparable at all with SEH 1 for the time being, especially in terms of commercial activity in vicinity. SEH 2 shall release its potential when EcoMajestic is semi mature and of course after the development of Silversquare a couple years later.

Not sure how the cap works, but if I were a purchaser, I dun mind to spend more on SEH 1 subsale compare to new release of SEH 2, due to its location, commercial activity accessibility and of course its beautiful landscape that most likely is comparable to SEH 2 in future.

Previously, someone posted SEH 2's EIA report in the forum. It seems there will be 2-3 storey cluster hse with various sizes, e.g., 32x60 (272 units), 32x70 (244 units), 36x80 (120 units) and 38x80 (168 units).

Not sure if it's going to materialize though........

Commie area is huge and as expected, majority shall be located close to Silversquare of EM, and near to the new Lekas interchange...

Nowadays buyer like the new township feeling with nice landscaping and security and thus, the premium in price.

If you are going to say this so called property price are jack up as compare to outside of EH or EM whereby it's cheaper, then I advise you to visit DPC and then do you think DPC is worth the price as compare to those old houses in kepong or manjalera ?

Understand that the 1st phase of SEH2 will be launched in mid 2016. It will be DSL (20×65, 20×70, 22×70) with indicative starting pricing of around RM550k and Semi-D cluster (32×60) with indicative pricing of RM650k.

Yeap, one reason why BTS can't be "forcefully" implemented accross the industry (as originally planned by the government) is the needs for strong financial standing which not many developers (inclu d ing the reputable ones) have that kind of capacity.

The sooner the purchaser secure the loan, the sooner SP Setia can "guarantee" seal the deal. The developer hence encourage the purchaser to secure loan fast (with some incentive), although it is BTS concept.

Otherwise, the purchaser shall need to leverage their earning (loan) capability after 18 months.

Yeah, still not sure yet what's the "penalty" if purchaser can't secure the loan after 18 months.

Nonetheless, just a wild guess, presumably it should be something similar like terminating the SPA for the Ecohill 1 property, as stated in their offer letter (clause 7.3).

Just a guess though, maybe different.

True... I'm thinking from another (accounting) perspective... when the purchaser signs the S&P, SPS can record it as sale already. So for BTS, the sale is already secured when the purchaser signs the S&P (regardless whether loan application is successful). As for sell-then-build, the developer always want to seal the deal asap by giving discount if the purchaser manage to sign the S&P within a stipulated time frame but purchaser always want to have assurance that his/her loan is approved before signing on the dotted line.

Well, seems that in this case SPS just want to have assurance (or "guarantee") that no dropout even though after the S&P is signed.

Presumably SPS look at "record on paper" and real transaction in different perception. Overall SPS intention is to get the unit sold, rather "earning" the "penalty" due to loan reject.

To encourage the purchaser to secure loan early is always good move (although it is not necessary for BTS project), to mitigate the risk of last minute withdrawal due to loan issue.

You can refer to post #140 for the "penalty" of Ecohill 1 property that undergo SPA termination.

They may not be 100% same for Ecohill 2 property, but at least can serve as a guideline.

well, you are not terminating SPA but indeed it is after VP, you still not able to get a bank loan.
so this is a grey area unless there is a statement force terminate is taking place

My understanding re general rule for BTS scheme, pay 10% as down payment after signing snp. If purchaser fail to secure loan or cannot pay the remaining sum after vp, u burn the 10%.

Recently setia alam introduced the BTS scheme for the launch of 3 storey link & semi-d link houses. Can take that as reference on how the scheme is implemented. Whereas for rebates, purchaser gets 2% if manage to secure loan (loan agreement signed) within 6 mths after signing sales LO, another 2% during vp.

The 2% rebate given after loan agreement signed is a way which the developer encourages purchaser to get the loan matter settled as early as possible. When purchaser's loan is secured, basically the purchase is considered "financially secured".

Progressive payment during construction is borne by developer, it is not drawn from the purchaser's loan. Purchaser's bank only pays the developer the remaining sum, in this case 90% of purchase price after vp.

Schedule I property, no progressive bank interest involve, 10% downpayment, 90% straight payment to developer within 21 days after VP, by loan or by cash.

If someone can't get bank loan after VP, SPA somehow need to be revoke (terminate) I suppose, any other option available? Key point here would be what's the penalty.

True, need to wait SP to finalize the decision. If based on the similiar scheme offered by SDB for their unsold completed unit, downpayment will be totally forfeited.

Agreed in perspective of value or amount you paid. EW's premium may not turn into value in subsales market there. Unless there is a boost on purchasing power there.

They havent got APDL yet, so no brouchure n launches......

First phases are individual title, in the middle part with lake most likely strata title....

Register for interest nia.... I have been told those units on the left to the main Ecohill link (which shall be launched soon) are individual title, while those units on the right (semiD/bungalow/cluster) that yet to launch shall be strata title.

Looks abit more high-end then SEH.

Was hoping there will be some 26 ft wide DSLH but looks like won't be.

Further down is those Beranang Kampung house already. Not far away from the R&R area of Lekas.

Center area SemiD and Bungalow are strata title, should be something similiar to Precinct 2 and 3 of Setia Ecohill 1 now.

As in Setia Ecohill 1, the biggest superlink available only the grandlis (23.6 x 86). I presume in Ecohill 2 also will be similiar. 26 fee footprint DSL shall have the price range similiar to Cluster SemiD I suppose. Perhaps SPS would like to have more cluster semiD unit (which maybe more welcomed by market) compare to big size DSL unit.

Yeah, definitely will have park, linear garden, lake within the township. If you look at masterplan, you actually already can notice all these features. Nonetheless, the details they will furnish in later stage, if following their practice in Ecohill 1.

They have divided their precinct to woodland, highland and wetland.. Presumably the landscape shall be tally with the theme later.

Nothing from SPS yet.. Definately there will be some..

But it is 90-10 product, the most important question here is if someone already signed the SnP but not able to secure loan after 18 months, what's the outcome/penalty..

Ecohill 2 is located in Beranang, but will be connected to Ecohill 1 throught Ecohill link and need to pass through EcoMajestic. Ultimately will have 3 exits points from Ecohill 2:

- EcoMajestic new interchange to Lekas
- Ecohill link that pass through EcoMajestic
- Jalan Semenyih near to the new entrance of Albury Hill

Heard will launch in June / July, but not yet confirm.

Currently register for interest, not yet booking..

I heard SEGI University is going to setup a branch campus in SEH2. That's good, but I would prefer a more reputable international university which is highly ranked to be located at SEH2.

The high tension cable is bordering between apartments (in EM) and apartments (in SEH2).

The current condos etc opposite Segi KD are rented to African students tho and segi is famous for its massive africans intake. More over with SEH 1 current asking rental can be as low as 850 a month and these students can really afford to as a room will only cost max 200 to 300 a month for them as on campus room rates are averagely 500 to 600 month, some can go up to 850 for a room. Students market in the future? Wouldn't you be worried?

But an education hub is definitely a catalyst. That is why many developers are building student town next to a big uni now like unilodge and uni village next to Nottingham which is nearby seh, utrapolis next to kdu to name a few.. Let's hope seh 2 affordable houses at an average price tag of 500k for DSL doesn't turn into a student market/town

Share the same Lekas interchange with EcoMajestic, coz both projects are side by side together. Silversquare of EM shall be "merged" with the commercial area of SEH 2, forming the gigantic commercial hub in future.

depend on the profile of residential area. if upmarket aiming township then segi is a big no no. like boss up there said, segi is famous for black intake. is this the best SPS can do? better uni like sunway students does not overly bring down bandar sunway. segi, we see how la. maybe better than the bangla workers mentioned previously for rm700 though.

Anyway I created a merged masterplan of SEH+EM+SEH2, not to scale and it looks ugly but at least it provides a rough idea for people who interested to invest in this LEKAS belt... biggrin.gif

Lets say a purchase in SEH 2 is 550k. Assuming that you have undertaken a 35 years mortgage at 90% LTV. Your monthly repayment to the bank would be 2.5k.

Understand that new township requires a mid term to long term holding power. Below are some scenarios of holding cost without rental as we are very well aware of the situation here. Let's just ignore the other ad hoc cost in the scenarios below.

5 years (mid term) : holding cost without rental : 2.5k x 60 = 150k.
10 years (long term) : holding cost without rental : 2.5k x 120 = 300k.

Let's hope the 550k seh 2 house will appreciate till at least 750k to breakeven in 5 years time. Not to forget those misc cost and also I'm sure you would want to walk away with some profit too. 900k in 5 years time doable? Let's not use the word doable but can it be transacted at 900k in 5 years time..

I'm bullish towards the commercials here but I've missed the boat. Sigh.. waiting for the new commie launches!!

Sorry bro but houses around eco templar especially in rawang are fetching around that price benchmark where as for semenyih average would be around 500k to 600k benchmark. The projects by sp setia are priced accordingly to target areas.

Bangi mah sing project is already asking for 500k above whuch is very ridiculous. Lol.

Yeah waiting for seh 2 commies. Hope the prices are reasonable.

The installment you are paying settle some of the principle too. The interest you paying is about 105k for the first 5 years while about 205k for 10 years.

If take away other misc cost, 750k is the breakeven cost after 10 years, not 5 years.

Yeap, 500k - 600k is the current benchmark in Semenyih currently, without any commercial activity by the big boys yet. What would be the new benchmark after commercial up in 3 -5 years time? I don't have any crystal ball to predict, but time will tell for sure.

Downpayment: 55.3k
Loan (90%): 497.7k
Let say you get a loan for 35 years with a loan rate 4.5%, monthly installment is 2355.40.
You service the loan for 5 years: 2355.40 X 60 = 141,324 .
Out of this 141,324, interest charged is 108,488, while 32,836 will be used to pay the principle.
The outstanding loan after 5 years is 464,865.
Total investment you have put in: 55.3k (downpayment) + 108, 488 (interest charge) + 32, 836 (loan principle) = 196,624
------------------------------------------------------------------------
After 5 years upon completion (~ 7 years), you decide to sell the property at 750k.
So, the gross profit: 750k – 464,865 (loan) = 285,135
Misc charges incurred: 50k (this is assume you pay the MOT (not absorbed by Setia), otherwise normal charges would be only legal SPA (~ 10k) + agent fees (~15k). Assessment, quit rent, utility bills sum up should be less 3k)
The gross profit after misc charges = 285,135 – 50k = 235,135
The net profit: 235,135 – 196,624 (initial outlay) = 38,511
This assumes you let the house vacant for 5 years without any tenant.


By the way, not sure about when the next phase of commie in SEH 1 is going to launch, but the ecohill walk plan definitely already in the pipeline.

Stated in the masterplan... Should have at least some gua... Ecohill 1 which is only about 2/3 of the Ecohill 2 also have bungalow lot leh.

I think not too near since the DSL will be separated from the HTC by a school complex and community centre in between, but definitely visible. Although the same could not be said for some of the apartments at the north, since they will face the HTC directly.

Got the info that only Banyas (20×70) and Clarus (22×70) will only be sold under 10/90 while Alexus (20×65) and Everna (32×60) will not be under such scheme.

only two types got 10/90 scheme but these types are not fully extended, 20x65 is fully extended but no 10/90 scheme but got rebate, those types with 10/90 scheme also got rebate if you sign loan agreement within 6 months so effectively, it's cheaper than the cheapest 20x65 type if you consider interest savings during construction

Apparently Sam taikor is right all along. The precincts with dsl & 'mini' clusters are located in Wetlands (FnG), those bungalows, semi-ds & clusters are in Woodlands (stratified GnG) and lastly the most eastern zone where bukit tempurung is also located is called Highlands. thumbsup.gif

Setia Alam starts to be developed about 5-7 years earlier than Semenyih, thus better advantage compare to SEH 2. Nonetheless, entry price definitely will be much higher and may .. Pro and Cons, depends on individual preference..

Pick something that you prefer, no right or wrong.. end lot generally is 140k more expensive, just take hat in mind if you want to buy it solely for investment..

Yes, Banyas (20x70) 1 most units are facing south (4 rows), only the center row is facing north (1 row). Banyas 2 is more equal in facing, 2 rows facing south (center) and 2 rows facing north (left and right).

Normal, as it will be deducted against the downpayment. If can't get loan, will be refunded, if not mistaken need to deduct a small amount (RM500 for example) for processing fees.

20 x 70 is under 10:90 scheme, no further rebate anyway.

Hmm... then don't buy a unit in SEH 2, buy SEH 1 instead.. If want high rental yield, go to mature area better, kota damansara.. biggrin.gif or go for student hostel... Univillage opposite Nottingham, GRR 6% if not mistaken...

It is no doubt SEH 2 shall take longer time to get occupancy if compare to SEH 1. SEH 2 prosperity shall rely heavily on Silversquare, mid to long term investment..

If want immediately to rent out during VP, may need to cut down rental rate.. personally I look at it more hassle..

I actually think current situation in SEH 1 is quite normal. New townships always need some time before reaching commendable occupancy rate. I recalled BBT 1 & 2, botanic faced the same situation too when they started. I just think that SEH 1 shall get occupied faster than SEH 2 if measure from their respective vp time as the former is situated near to the already available commies at Tesco Semenyih area.

Btw, between landed & low/medium cost apartments, I doubt they are targeting the same market segment.

Agree with you to take average price.

if need to pay tax to RPGT, the net return is even lower.

Pilosa (20x65) minimum S&P price is 438k.
According to iproperty, Pistia majority are asking price for 490-510.

must choose 2 years lock in / no lock in penalty when apply loan.

bank interest is a cost. Same like agent fee. Only different is I need to pay interest cost every month. So must take into account when calculate net profit.

Perhaps could do comparison with other developments that just vp from 3Q2015 to 2Q2016? My guess is other developments performance that just vp during this period is so so only too due to prevailing poor market sentiment. hmm.gif

Indeed Pallida has better appreciation compare to Pilosa and Pistia.
The only difference I can spot is Pallida has same land size but has smaller build up than Pilosa and Pistia, so the S&P price is lower. With lower S&P, it have better appreciation rate if success to sell same price as Pilosa and Pistia.

Applicable to 20 x 70 units only which under 10:90 scheme I suppose.

For Alexus and Everna, conventional scheme applies.

Depending which route you are using, if taking Lekas (2 tolls), if not taking Lekas 1 toll (Silk or Cheras-Kajang).

HTC issue if you discuss with SA, they will tell you some discussion has been started to put those cable underground.. May need to get a confirmation in black and white if possible.

SPS will provide a detail list of panel bankers and you may proceed to the loan application. SPS shall give a dateline for signing the SPA. Of course for the conventional units, need to secure the loan before signing, while for 10/90 units, can apply the loan later. Of course if able to secure early and sign the LA, may get some additional rebate..

haha, you are back.. From what I can see, I believe Argentea shall join the 50% occupancy next, follow by Angusta and Pallida, which have about 30% now. Pistia and Aquatilis seem abit slow, about 20%.

The mini HTC currently I believe is only supplying to the village nearby. I believe it is not difficult to relocate, just depends on whether SPS want to do it. The HTC actually located on the land by SPS, so if they intend to do any changes, should not be a big issue. All depend on their commitment.
