Finally, SEH has revealed the masterplan of the much expected Setia Ecohill 2.... The model of the master plan is available for public viewing in SEH welcome center currently...

So far the info received from SA:

1.) 1010 acres of township that will be sharing the Lekas interchange with EcoMajestic.

2.) Shall have the link houses, cluster, semiD, zero-lot bungalow, bungalow lot, apartment and commercial shoplot.

3.) Cluster and SemiD shall be in strata title, while link houses in individual title.

4.) As usual, many landscape and greenery in the surrounding, there is a hill call Bukit Tempurung (400 feet) is located within the the township and shall be preserved as it is, with some landscape work.

5.) There will be no private club house in this township.

6.) Commercial area shall be very near to the silversquare of EM.

7.) Shall launch within 1 - 2 years from now...

From the masterplan, it can be seen that there will be 3 entrance to Setia Ecohill 2..

One is from Lekas interchange, one is from EcoMajestic (through the red carpet bridge) and one will be from Jalan Semenyih around Taman Perindustrian Mahkota... rclxms.gif rclxms.gif

That's normal tactic by SPS.. Increse buildup in the next launch to compensate the price hike.

It seems like SEH 2 20 x 65 unit shall start from 1900 sqf buildup. If 10% increase based on SEH 1 20 x 65 (~ RM 262 / sqf BU), then most likely the unit 20 x 65 will be starting from RM 600k onwards.. Very affordable indeed, may attract many buyers..

EcoMajestic will have 170 acres Silversquare commercial area. SEH 2 shall allocate 119 acres of commercial area instead... Side by side....

If sum up, there will be around 300 acres of commercial area in this plot of land, sharing a common new Lekas interchange... thumbup.gif thumbup.gif thumbup.gif

Two plots of land, measuring 5 acres and 30.9 acres will be reserved for private institution... rclxm9.gif rclxm9.gif

30.9 acres is a fairly big piece of land...

Here as comparison:

UTAR Sungai Long ~ 2-5 acres
Monash ~ 12 acres
Sunway ~ 22 acres
Taylor lakeside campus ~ 27 acres
Inti ~ 82 acres
Nottingham ~ 120 acres

So, 10000 students including staff pack inside a 2-5 acres land? Very congested indeed...

Setia Ecohill 2 is offering a 30.9 acres land for private institution, hopefully some good instituion will come in later..
