Actually she is correct lah, the cluster semiD launch in SEH 2 now is the "lower cost" one, individual title with smaller buildup and land size.  Otherwise how can have the pricing between 650k - 700k? Cluster SemiD launched in Ecohill 1 2 years ago also started from 700k ++ liao..

I visited my grandma monthly at Emerald.... on Sunday/Saturday.... around 10-11am and went back kepong around 2-3pm... from toll to emerald is about 5-10 minutes for 3km distance.....

And the main road is not 1 lane....
