If you need to go in city centre during peak hour, wherever you stay is the same. Unless you move in city center which will cost you million.

but u mentioned "far" and "expensive".

I visited my grandma monthly at Emerald.... on Sunday/Saturday.... around 10-11am and went back kepong around 2-3pm... from toll to emerald is about 5-10 minutes for 3km distance.....

And the main road is not 1 lane....

i go thr often..i have 2 relatives living there..i hv deleted my screenshot frm my previous visit.d road is 1 lane then 2 lanes then 1 lane..surely NOT 1 lane across the whole stretch.

Many people has perception if driving 10km = 30 minutes due to jam, then driving 30km = 90 minutes.

Actually not true at all.

Additional point help with ur decision ... Travel time from SEH to klcc on working days if u leave at 6.30am is averages about 1.5 hours. Coming back at 6.00 usually takes 45 mins (quite a lot ppl surprised with this timing). I managed 35min before during off peak hour..

Ya.I agreed too...Even my house to my office is less than10Km but i need use more than 45 minutes to reach my office. I believe if I stay at SEH, I will only spend additional 20 minutes to reach my office only.

(-) Quite burdening financially, considering should be getting married 3-4yrs time.

It is depend on where u like to go during weekend...actually Elmina does not near midvalley...For 1U/Ikea, it is nearer compare to SEH2. For midvalley, it is around 30Km away from SEH. I believe it is nearer to SEH instead of M residence/Elmina...Anyway Elmina is a good buy if you able to get the units.

Boss. It's good to start at 25. In fact I'm not much older than yrseld and I'm still in my mid twenties. We are kiddo. What to do? All these uncles and aunties own so many props haha. Got 1 early twenties kiddo I know here is making massively huge income that got me speechless.

Boss ignore these monkeys. Go for Enesta Kepong RUMAWIP. MRT 2 will be directly opposite and it's very near to city centre. Kajang/Semenyih properties are an alternative to a FD account. You wouldn't want to live here if your work and daily social life revolves around KL or PJ area.

Having said that some losers who claim overly developed area are horrible and think they own one or two or three landed here is a huge pride to them already. But they don't know 1 shoebox on a prime location is equals to all these 1 ot 2 or 3 landed added up tgt they own here.

i used to having dilemma like you last time.... go and try and travel around those areas bro.... try to take leave... and travel during peak hours from those area.... see you can withstand the distance and the jam to KL anot.... for landed.... i tried and research the same for areas like shah alam 2, rawang, elmina, setia alam, semenyih, kajang, puchong south, rimbayu and alam impian.... in the end.... i chosen shah alam 2 because i know my field of work will have more chances at PJ subang shah alam or even klang....

however... to be honest.... if you willing to stay in a subsales in landed house in a future.... buy a condo now first.... get your marriage done first.... otherwise... once you bought a landed... everything will delay for sure.... 300k... loan installment rm1300 per mth.... i think u will have savings... buy a subsales landed in future when your income stabilized after the wedding... as I think new landed will be further outskirt in the near future...
