Previously, someone posted SEH 2's EIA report in the forum. It seems there will be 2-3 storey cluster hse with various sizes, e.g., 32x60 (272 units), 32x70 (244 units), 36x80 (120 units) and 38x80 (168 units).

My understanding re general rule for BTS scheme, pay 10% as down payment after signing snp. If purchaser fail to secure loan or cannot pay the remaining sum after vp, u burn the 10%.

Recently setia alam introduced the BTS scheme for the launch of 3 storey link & semi-d link houses. Can take that as reference on how the scheme is implemented. Whereas for rebates, purchaser gets 2% if manage to secure loan (loan agreement signed) within 6 mths after signing sales LO, another 2% during vp.

The 2% rebate given after loan agreement signed is a way which the developer encourages purchaser to get the loan matter settled as early as possible. When purchaser's loan is secured, basically the purchase is considered "financially secured".

Progressive payment during construction is borne by developer, it is not drawn from the purchaser's loan. Purchaser's bank only pays the developer the remaining sum, in this case 90% of purchase price after vp.

That's just my general understanding of the BTS scheme. Actual penalty need to check with SA.

The other land with bungalows, semi-ds, clusters, situated on elevated land shall be strata titled.

I thought that is Highlands, current launch is Woodlands?

Current launch is the precinct nearer to Lekas highway, aka Woodlands. The one nearer to Bkt Tempurung is Highlands. Last but not least, the southern most precinct situated on the lowest land is called Wetlands.

SA told me so, hehe! Hope he did not bs me lah... Nowadays do sales must make up some stories then can sell higher price meh....

As per my understanding the HTC runs as marked on the following map. Anyone else can verify?

Not yet launch for public. But can register interest and visit show house.

Conventional design, no linear garden at the back. DSL 20x65 Alexus rear fully extended, bu: 1859 sf.

I think not too near since the DSL will be separated from the HTC by a school complex and community centre in between, but definitely visible. Although the same could not be said for some of the apartments at the north, since they will face the HTC directly.

Key question is will the added features justify the premium price..... Believe the answer varies with individual preferences....

Am sure Sam tk already know the exact location..... my guess correcto?
