What's the initial launching price?

700psf is not too bad, as Saffron are transacting at 650+psf now..what's the maintenance fee for Fennel?

Dual key? I assume not more than 1200 sq ft but only RM 700 psf for Fennel? I thought previous launches were much higher than this tag.

The current Casper and earlier phases have difficulties to rent out. More launches coming to fill up the market.

Do not it is a supplies issue
After Saffron completed in 2010, between Capers and then zero condos are completed
And between capers and completion of Fennels, it is a good 3-4years.

interest free 2 years installment plans for 20% dp, think that easy? if said the prop selling at 1 million, 20% is 200k.
1. ur credit card limit must more than 200k
2. u need to pay up 200k in 2 years.
with the 2 point above, Ur financial grade is super A+++ lol.
No point bank will reject ur loan coz u can pay the prop easily.

I think the assumption is the buyer already has at least 10% of the purchase price but they are worried their loan applications might get rejected. So this is like a safety net for them. Therefore they only need to pay up 10% in installments and the balance in cash. Those who can pay 8k each month for 2 years wouldn't need this facility.

Haha, I believe above concept is good but not easy and attractive to those who have few cards each with limit RM 50k above.

It should be ideal for properties around RM 500-700k but thats great if the developer wiling to absorb the free interest of up to 20%.

good idea, are they allow 3 cards?
so far my experience with other developer is they only allow 1 card and 1 transaction. cannot split the bill in difference bill.

It is 1000+ unit development. I think it is expected YTL couldn't fully sell off the project before VP. In fact i think it is quite commendable given cheapest unit is probably from RM800K.

Not sure what went into ktm's mind but with mrt2 at sentul west doorstep and another near to the maple side, the only way property price will go is only up. Further more no gearings on the large piece of land and sentul raya can take sweet time to develop it without financing pressure.

I would blame the developers....bcos they are too lazy to think of a nice sounding malay name in the 1st place. there are so many nicer malay words can be used instead of the normal puteri putera mewah bahagia and etc......knowing all too well that the authority will change the name upon vped.

or find some English name that there is no substitute in malay then they will just add an 'I' to replace the Y.

Ylt ccondo maint fees all very geng...thatsy security, landscape and maintenance r superb. Saffron tamarind maple capers...all so well maintained. For the older one...JMB has like Rm4-5m cash sitting in the bank account...

Should be 30-45cent psf

Sentul east quite a nice place 2 stay, near kl cbd n can use sentul link 2 reach mahameru avoid d jams. But d shoplots still like hardly c any ppl there?

See carefully. It's only for dual key first 10 units. Normal units is 10% discount.
I called and asked what's the minimum psf. Maybe hear wrongly. Coz it's lower than pHase 1

Isn't smallest size dual key unit 1,338sqf? So ytl did not allow this choice during the 1st batch of sale? I thought price around 700k++ but the cheapest was 820k?

Those early buyer didnt complain? They holding early phases unit with negative cash flow hopping apprecition so that can sell with 100k profit, but developer dumping the price with high discount...how they fell now?

You are right. Seriously, 550psf is a god damn steal for that property of that stature and location. That's why I was wondering, what went wrong this time for YTL? Maybe the layout isn't very desirable. ( too long) instead of squarish layout. Hey what different strokes for different folks.

Too bad I have bought a condo early in May, otherwise I would started camping in from of Star Hill that night.

YTL is not isolated cases

Almost everywhere new launches are cheaper.

Developers need to Cari makan and need to adapt to current market reality. In any cases... No such law saying developer need to price it higher than early launch.

Home buyers should be happy.. I can sense they take their time to study and buy as speculators now are out from the market. My advice is buy a blue Chip property while sentiment is bad and when you have purchaser power like now.

buy for own stay if you really really like the location and layout.,..as for the pricing, this is afterall sentul so
its fair considering also current market sentiment..

I would not call YTL an iconic developer though...now with capers and fennel and their "crooked" façade,
it is beginning to look mass produce liao
(they save a lot on architect fees kua..use one design and reproduce it for the next..ka ka)..

Way to go YTL..every penny saved is profit lor.. laugh.gif

End of the days if whether long term investors, flippers or home buyers if you have moolah can always BBB.... but flippers/ speculators are more affected by market sentiment...

Compared to Phase 1 and 2, where the psf is 620psf up to 700psf this is big discount.
Block B (or C forgot) has the best Klcc view and were sold around 9xxk for 3 bedder. Less than 1200psf. Only that block has both pool and Klcc view together.

Not been mentioned of late. Likely been shelved due to the market slowdown. Would be nice they do a underground walkway in-anticipation on MRT3 (underground) Likely not as the next station from sentul west will be titiwangsa. 🤦🏿‍♂️

The trade off of being higher density. I think RM0.35psf is more palatable for home buyers.

If you look at the layout for the dual key unit, ytl has added the larger entrance foyer into the builtup sq ft calculation, hence the psf price look cheaper.
The internal is still same ie 12.9x8m for 3 bedder.

RM 550 psf is for what size?

Or, is that only for lowest floor unit without favourable facing? Bcz previously I was told that each floor increased few k and can be suddenly increased RM 20-30k.

I went to Sales office yesterday. They still have unsold units which open last weekend and entitle for same discount if choose those unsold units.

I was late as the cheapest 1081sq ft at level 13 was booked and price after discount is RM660K. However, the SPA price will stated Nett price after discount meaning, still have to come up with 10% D/P if entitle for 90% loan.

Other 1200 plus sqft after discount start from RM720K.

All units come with 2 tandem car park except dual key units that is side by side.

This type C should be 2 bedrooms.

Hopefully in next development YTL will "learn" and develop bread and butter development like Saffron/ Tamarind rather than selling iconic design like capers and fennels with inefficient layouts.

YTL projects, most expensive in sentul........if you want to be the best...you can only attract the best.

last check, sentul only 20% chinese population. You still need a lot of chinese to boost up property prices.

Not sure about the population in particular area, but curious to khow many % chinese population in Mont Kiara, Damansara and KLCC area? I always treat this part as Jalan Ipoh because the whole development just next to Jalan Ipoh, like Maple address is Sentul West but to me consider is Jalan Ipoh.

Nothing concrete on the mall plans. Everything is just rumors at present. There's already a lake park in Sentul West but it's for Maple residents only. But if YTL has plans to develop that piece of KTM land into a commercial area then like is said, the value of their condos will go up further.

Judging by the slow sales of fennel's last block, I think YTL will have second thoughts of developing it.

malay wont buy from chinese.

only indian and chinese will buy from chinese.

therefore you need new chinese and indian migrates flocking into sentul......but sentul got YTL condos which priced at the highest and there are many more priced slightly lower.......whoever that thinking of moving to sentul also got choices......

therefore the losing end is still YTL. YTL commercial also not cheap........

hmmm ... in malaysia we have not taken at this stage a very heavy stance on the possibilities that substandard ACP's have been used. the developer, yes i should write to them to ask them.

fire insurance, yes of course, but if it is ACP fire insurance may go up and in some instance now overseas you may acually not be able to buy insurance and have the council revoke your certificate of fitness to occupy.

Reynobond and alucobond are brand name of ACP.

fennel acp was ordered before grenfell incident; unless the developer could disclose the acp core materials, no reason why they didn't choose the cheaper materials.

i have gotten a written reply and i am not happy. now i do not know if this is information that i can make public?

i any case the material is made in malaysia and is NOT as i was told Alucobond. i am only one small kichimiao ... other buyers should query the case, there is only so much 1 buyer can do.

irrespective of any certification i am asking if YTL themselves are satisfied with the product. If i get a response i will have to again consider if it can be made public.

i do not mind lowyat making me known to YTL if that is required to publish their reply here.

i guess i am being demanding and asking at this stage before VP, that YTL send out a letter to all their buyers to assure everyone that the highest of standard and no compromises have been made in the quality and safety of the product their Architects have finally decide to accept.

i should also be made known to buyers if by accepting this alternative was there a substantial reduction in cost that was passed to the developer, or contractor, should the product be cited as being equal or better than the original specifications by the Architects http://www.rtnq.com/

of course as buyers consists mainly of lay people, the Singaporean Architects could describe pictorially how these sections are different from those in grenfell or how the method of usage differs and are hence safe

i have now learnt that the composite material used inside is composed of non-combustible mineral filled core (to be verified by others who know the matter)

Believe there isn't a regulatory requirement currently for fire resistance rated external wall cladding. given mineral wool absorb water and more expensive, few developer choose mineral filled core acp voluntarily.

Their remaining units has a 5% adjustment. Early birds are happy.

I think ppl buy on more abt the lifestyle, security n environment in dpc..like the reviews said, when step in dpc feel like oversea biggrin.gif even ppl now can't afford and stay there at least they stil can go dpc jogging n makan there chill with friends after work or during holidays..once ppl like it definitely will set target buy a dreamhouse there one day..they also know abt the future plan for the existing vacant land as well..ytl sentul? Still can't deny capers and fennel are the only 2 iconic buidlings at the moment. Can see them from afar. I hope they can beautify fennel further to capture back the trust from their existing buyers. Many new projects in sentul now and fennel definitely will face tough competitions upon vp

Visited The Fennel gallery recently. Realized they only open sales up till floor 17 for the final blocked C. Remainining floors will be open in due course. Learning from the floor price of level 17 and comparing with block A/D, I would say, there would be a price of 15% premium vs older blockes. But still competitive for such an iconic architecture and comparing with other projects around the vicinity.

Just checked out the sales gallergy also. Price now is cheaper than previous phases. So whoever who have not bought it's a good time to buy now . More discounts.

For 17th floor the psf is about 680psf. Will have about 2k in term of net unit with same size. And every 4 floors up, will have additional net 20k per unit with same size. Machanism used for Fennel.

agree. Sentul is really good location but too old to revitalise...a lot of eeforts are needed. YTL famous for slow slow n YTL land does not seems like their core engine/biz...so man man lai. Without YTL, sentul ll be worst, need to give some credits to them though. Sentul badly needs MRT..so lets wait for MRT 2 and time being better dont play high end n high absolute price game in Sentul...also sentul baru side no mrt2, over densed developments also no no too. Rica is about right for investment purpose..affordable, close to city, mrt, jln ipoh, biz central, old money etc. Pana too but terlalu expensive.

landscaping finished edi and looking good.

VP date of Nov 17 is very likely and achievable looking at the progress at site.

for purchasers is it on schedule, early or late..lol..no chance for LAD it seems..lol

auction unit a bit tricky. for someone that has no experience in getting auction property, better don't touch it.

wait for subsale.......but as usual, capital outlay is higher when compared to get developers units. BUT you can see and feel what you are getting.

The clientele in YTL project has very different profile.... they have holding power.. you hardly see any auction cases compare with other completed development. Major recession, i don’t know but i think nobody will be buying if it happen.

Over 1000 units....i dun think all buyers have deep pocket.
Beside fennel not vped yet. But judging fron subsale responses of capers...it aint looking good.

Nobody can sell any properties on market value now. Even ytl camt sell the last block on market value.

hmmm....seems like you are the spoke person for all YTL buyers..... devil.gif

actually dun have to wait til auction units available before can say how the subsale performed. auction property is usually the absolute last resort jor.

honestly I dun wish to see fennel being the auction hot house....but at tis moment, I also believe this property wont be able to command good rental and subsale prices. That's just me.....tok kok only.

its called 'OPM' - using other people money to enrich yourself.

I dunno what was the rebate like for fennels 1 to 3 blocks, but assume there were many investor wannabe as it was launched during the BBB tail end booming period.

Not really consider a spoke person. But i had own, stay and make little profit from ytl. Neighbours a lot executive level, bankers, celeb, businessman from outstation. am very sure they can hold longer.

Though will not see any improvement in subsale in a while. Won’t command good rental but you’ll have good tenant profile.

not to say all. But the fact is, they are targeting cash strapped people, gonna hit people with no holding power first. This gonna create many auctions, and ppl with holding power is going to stuck, since the auction price will bring mv down. And if you’re renting cheap...you know who what to expect your tenant. Take example of subsale nearby, bayu sentul - rebates and auctions.

with 5x units transferred to KTM included in the number, there should be less than 50 units of block C r unsold. (this number will include unopened floor also). for 916 units development, considered very good.

Just collected my keys today. (Block D, Phase 1)

Unit finishing surprisingly good, after the horror stories I heard, of previous YTL projects like Midfields. Will take a closer look again.

4 Panasonic aircon & 3 Sigma storage heaters included.

12 months complimentary 6 mbps internet from YTL Broadband. Kind slow but you can upgrade to higher speeds I guess.

Not a fan of open bathrooms but it can be remedied.

People might not be a fan of dark colors used for the corridor and wet kitchen, but it doesn't bother me.

Tiny wet kitchen might be a deal breaker for some people.

Plenty of visitor carparks for guests. KONE lifts used and glass lifts to facilities floor are kinda cool.

Decent sized pool and 2 gyms ( 1 weight lifting, 1 cardio) for every 2 blocks.

Lots of greens planted too.

Can't complain @ 600+ psf + DIBS. rclxms.gif

I have the different viewing. Fennel actually the design look outstanding. I jogging in titiwangsa park, the building really capture my eye. Understand the design might waste a lot of space, however Malaysia should have more this outstanding design, not always typical design.
