The very FIRST MISTAKE investor make is by passing their money to a "so call" Financial Planner or Professional Speaker. For eg;

1. Insurance Broker - they are makingas much as 35% on your yearly saving plans premium up to 6-8years plan. They are no.1 money sucker from your monthly paycheck. They are creating a commitment for you which ruins your investment opportunity where u can make more profit in real estate investment. The premium u commit over 6-8years plan are a Liability instead of asset. The amount u saved and latter being paid back dividens are not enough to hedge over inflation and has a very low cash value remaining over 20years if u are not able to withdraw your savings.

2. Stock Broker/Fund Managers/Wealth Rship Manager "so call" lah.. Sounds like a so damm professional right? If they are that good they dont have to work for that monthly paycheck or drive a Proton to work - *they make commisions from every transaction u made in regards whether u win/loss from your investment.

3. Professional (experience) Property speaker - they made commisions from developers which can be as high as 5-10% by telling lies to you how "good" & "potential" the investmen can be. If the professional speaker is so experience, firstly ask them whether DID THEY PURCHASE the property together alongside with you. Why should u pay member fees to join a so call "Investor Club" and get a bulk purchase discount when the property is not a good property.... A logic thinking is that, if the "so call Professional Investment speaker" is so wealthy from their own port folio, do they NEED TO SELL TICKETS as CHEAP as RM88 or RM188 to make a living by standing on stage telling marketing lies on behalf of those developers.
Another common sense i always tell myself is that when a property is given discount, it is not a GOOD property.. Bcos if the property is A GOOD/Potential property why should developer engage a property speaker or real estate agency to sell on behalf of them? And give massive discounts? Doesnt make sense right.? It should sell of like a piece of cake... For e.g. Ecoworld, The Fennel, SP setia alam, OSK Atrium, Surian Perdana, these are the few examples project that are SOLDOUT ON LAUNCHIN DAY, that the developer dont even need agent/property speaker to sell for them...

1.DONT BUY Insurance Saving plans....!!
2.Dont listen to stock broker on market outlook, do ur own due diligence by studying the market reports n statistics of the company u are interested at investing.
3. Never ever pass your money or listen to real estate broker who never BUY the property they propose to you....
