YTL sent out mails to promote the easy installment for downpayment and with credit card too. Time is bad. It is for next phase Fennel. Dont think they dare to up the price from previous phase.
Fren told me last block is the worst, especially noise pollution from the junction and LRT
Just give ytl benefits of doubts at ths moment. Maybe they missed out some steps in market the final phase.
Not much units left for final phase, less than half after minus out ktmb units, haters or lovers I would say take every opportunities in life because some things only happen once.
i am vested and am now worried about the use of ACP in this building after Grenfell. Feel like crying. Does anyone know anything if there really is ACP used in the fascade of the Capers and Fennel?
ACP is good material for building exterior, reduction in structural thermal bridging, protection the wall surface against rain and weather, facade remains beautiful and self clean over long period..For Grenfell case is different, they want save cost use the cheaper Reynobond PE cladding, which contain flammable polyethylene..

unofficially got information from the respective people at the Fennel ... all sounds good from an engineering point of view, and alucobond is mentioned as the product in use ... so will wait for their official written response. so kudos, they were very quick to respond.
So which type they use in this building? ALUCOBOND PLUS or ALUCOBOND PE?
DPC sells cheaper than previous phases , all bbb. YTL did the same on Fennel..no one hiew . It tells all.
Why YTL no people hiew? I think ppl buy on more abt the lifestyle, security n environment in dpc..like the reviews said, when step in dpc feel like oversea even ppl now can't afford and stay there at least they stil can go dpc jogging n makan there chill with friends after work or during holidays..once ppl like it definitely will set target buy a dreamhouse there one day..they also know abt the future plan for the existing vacant land as well..ytl sentul? Too slow, not aggressive..one ppl say it mayb dat person got problem, when a lot of ppl say the same problem then really need to look at this problem seriously.. ppl dunno abt their future masterplan on the vacant land, u buy here for gambling n throw money for unknown future..the park with teh tarik pond cannot jogging, can say no ppl use it at all, such a waste.. the restaurant inside sentul west badly maintain, how's the business there n the shop at g floor of d6&7? Not fully utilise it at all..no wine & liquor house... beauty shop... too many! Always told ppl abt art art art..boring n my grandparent always told me the ppl who play art wil poor for 3 generations

agree. Sentul is really good location but too old to revitalise...a lot of eeforts are needed. YTL famous for slow slow n YTL land does not seems like their core engine/biz...so man man lai. Without YTL, sentul ll be worst, need to give some credits to them though. Sentul badly needs MRT..so lets wait for MRT 2 and time being better dont play high end n high absolute price game in Sentul...also sentul baru side no mrt2, over densed developments also no no too. Rica is about right for investment purpose..affordable, close to city, mrt, jln ipoh, biz central, old money etc. Pana too but terlalu expensive.
Sentul West, land of gold waiting to ignite! Feel like a gated and guarded community, not many entrance to enter, like dpc..wish to buy one for own stay, hopefully no need to wait until National Transformation 2050 vision (TN50)

For 17th floor the psf is about 680psf. Will have about 2k in term of net unit with same size. And every 4 floors up, will have additional net 20k per unit with same size. Machanism used for Fennel.
As you said abv every 4 floors additional 20k so from level 17-42 different wil be around 120k, almost 100psf additional, close to 780psf.. 1200sf unit easily cost 930k..who say cheaper than previous blocks???

Someone send me this link said the build quality very terrible, floor not flat plus hollow flooring and many issues haven't solve from vp till now..you should make appointment to see before purchase it.
Any genuine owner can give comment about the workmanship for the building?
Owner sell below purchase price there must be some hidden agenda we don't know 800k - agent fee - lawyer less than 760k for 3 bedroom..wait for more lelong units to come
