The clientele in YTL project has very different profile.... they have holding power.. you hardly see any auction cases compare with other completed development. Major recession, i don’t know but i think nobody will be buying if it happen.

Am i the only one thinks that the side of the building look ugly...like tiles falling off. Capers look more simple and elegant

the tenant profile is very different... those with better budget will choose here. New developments - target lower spending group. Dont see any drop in market value for Fennel as the buyer profile is quite strong.

Other developments around the area- especially with high rebates, standalone development, will suffer the most backlash.

Nobody can sell any properties on market value now. Even ytl camt sell the last block on market value.

you’re right on mv, but the ytl buyer can hold, less auction.

Unlike other rebates development, not only they cannot hold, there will be many auction, this in fact will make the development mv drop and your tenant profile cheapo - end up selling at loss.

actually dun have to wait til auction units available before can say how the subsale performed. auction property is usually the absolute last resort jor.

honestly I dun wish to see fennel being the auction hot house....but at tis moment, I also believe this property wont be able to command good rental and subsale prices. That's just me.....tok kok only.

Not really consider a spoke person. But i had own, stay and make little profit from ytl. Neighbours a lot executive level, bankers, celeb, businessman from outstation. am very sure they can hold longer.

Though will not see any improvement in subsale in a while. Won’t command good rental but you’ll have good tenant profile.

not to say all. But the fact is, they are targeting cash strapped people, gonna hit people with no holding power first. This gonna create many auctions, and ppl with holding power is going to stuck, since the auction price will bring mv down. And if you’re renting cheap...you know who what to expect your tenant. Take example of subsale nearby, bayu sentul - rebates and auctions.
