Specifications:

Facilities:
Swimming pool, changing room, multipurpose hall, shops, surau, gym, tadika, study room, badminton court dan playground.

Location:
Located at behind Institut Sosial Msia (ISM), Taman Naga Emas, between Salak Selatan and Bandar Baru Sri Petaling.

Developer:
Danau Lumayan Sdn. Bhd.

Received a letter from the developer, been told to submit extra documents as I'm lacking one or two documents. Anyone of you here have applied for this? Location looks good, I have visited the site previously and went to the developer showroom yesterday. Unfortunately there's no brochure available but they have a model for it.

I went to the developer office too, it seems like it's still not launch yet and they are not that keen in telling me the details, just told me that everything it's on the website...

One more thing guys, I heard the MRT2 Station is just about 100 to 150m away from this project.

Hey there, their office is located here > 3, Jalan Tasik Permaisuri 2, Taman Tasik Permaisuri, 56000 Kuala Lumpur, Cheras, Malaysia

You stay around taman naga emas? What do you think about the location? I heard it's really congested due to its an old taman and roads are fairly narrow.

Thanks man, I'll go there by this weekend to check this out. Wonder it will open during weekend?

And yea, the road is actually 2 way road.. Not really small but every single evening to night, you can see the cars parking here and there. From 2 roads became single road thus leads to congestion.

Anyway, its not as bad as you thought, we take turn to pass through smile.gif

One more thing, I heard there will be new road leading out to Seri Petaling, specifically to the Seri Petaling golf course (Jalan Seri Petaling housing area) in future. thumbup.gif

Yeap, a lot of residents stay nearby the site went to protest but in the end, project still goes on.

I'm pretty sure those who went for the protest did register for this project as well sweat.gif

You're right, if station is built there. The house price gonna rise at the same time its gonna be more packed with cars and people.

My concern of this project is the entree and exit, if using road from salak south surely jam in future when exit.

U have any idea the future planned station will be using the same current road of open up access from besraya ?

*Update* It seems that now there are two confirmed roads leading to the site, one is from Jalan Perkasa 1 while another is via the Jalan Cahaya.

Whether they will create more roads to the Seri Petaling and to the Besraya highway, pls check back again later for more update. TQ smile.gif

Yea, its gonna be very jam if using the road from Salak South.

I'm not so sure about the road to the station, could be using the road that leads to Seri Petaling or maybe via the Besraya Highway. Anyway, I'll update you again if I got news about it , do check out the thread again smile.gif

Yea, indeed this is why I feel tempted, plus there's not much high rises around the vicinity. Can definitely get a good view around the surroundings, or perhaps KLCC view? brows.gif

I can see this contruction work day and night from beginning till now. lol. Only thing is i dotn know how the excess will be. if refer to propcafe, new road is by using jalan sinar which i think is much better than using the current road to naga mas. The people living along jln sinar will make noise lo.

Are you staying at taman naga emas? I've been there once, indeed the jalan sinar road is very small. If there's no new excess road to be built, people gonna suffer wei...haha

You mean Jalan Cahaya? Yea, its gonna be great if go via that road too to reduce congestion but the roads in there also quite narrow... sweat.gif

Yes I am, in fact, very near to the site. Yea, this is one of the concern now, I'm pretty sure all this will be sorted out soon. Let's hope there will be a road directly to Besraya highway.

You see, there is this Institut Sosial Malaysia nearby, maybe they can create a new road leading there? so that we can go out easily laugh.gif

Looks like there are building an access road too? If this is true, then this will be definitely a good buy but pros aside, has anyone heard about this developer before? I know they recently completed a few projects within Bandar Tun Razak, permaisuri but other than that, I don't hear much about them. Not sure how's the quality like and etc.

Not sure bro, seems like they just VP their Suasana Lumayan condo, can keep track of the thread to see if people complain or not.

Then again, if they do sell it at only 300k, their GDV is only RM153 million over a 4 acre plot land. Seems quite low so don't think can expect too much.

Good thing is it's actually one of the lower density RUMAWIP out there I believe.. 512 units over 4 acres for the price, largest RUMAWIP there is and next to MRT isn't too horrible

Yeah, location wise and build up is good and selling for 300K, really not much we can complain but I'm a bit skeptical as previously they open up for registration and at one point, there's no news at all and now re-opening again.. not sure what really happened there hmm.gif

I see. I'm checking out the housing loan from different banks, seems like the interest rate is high at 4.5 to 4.7 and loan margin up to 90% now.

Is there 100% loan since we are first home buyer? tongue.gif

If you're a first home buyer, check out this website to see if you qualify for 100% loan http://www.srp.com.my/docs/html/faq.html.

Generally interest rate is higher when your loan amount is lower (in this case, 270k or 300k) depending on your eligibility. However, I think you should be able to get around 4.45 to 4.5 for this amount (check with the numerous agents on this forum), internet 'quotes' are always higher.

I'm not an expert myself but if you go here http://www.calculator.com.my/home-loan-cal...or#.Vjm3Jqg0VcY.

Input RM300k loan with RM0 downpayment, interest of 4.5% and 35 years loan, your installment is RM1,419. Total interest over 35 years is RM296k

With a downpayment of RM30k, with same interest and loan duration, your installment is RM1,277 and total interest over 35 years is RM266k.

With this information, I would definitely take 100% loan because if you put down 30k as downpayment, you only save RM30k in interest which is poor. This means you're getting 0 returns out of your 30k. Put that 30k that you have even in FD and that 30k will become RM95k in 30 years time! This is using 3.3% as the interest rate. If you invest in something that gives better returns, it'll be even more.

Confirm u can apply it, the term is u must working in KL within 3 year or staying KL within 3 year or your IC address is KL and bill water & electricity is KL either one u got you also can apply it. At KL don't have any property

I called to developer office this afternoon, the Malay lady told me they still not confirm the date but already have more than 1000 ppl applied, omg..

and I also called dbkl, ask me submit all docs asap before 26 November 2015... have to rush for it..

Don't believe agent from outside, last time i saw a post at property website i called to asked , the agent man said pay him 15k confirm can get a unit and he can gaodim everything. Don't simple believe any agent, rumah mampu milik will launch by developer themselves and dbkl, if wanna pay the downpayment also need go developer office to make payment.

No need to pay first wait them select you become one of the lucky owner and have a chance to ballot, after ballot unit developer will invite you pay the downpayment 15k and loan approve another 5% balance to pay.

If you don't have marriage cert why u need apply with couple? better apply in single. I think if you are apply with couple/husband and no provide marriage cert, they will forfeit your qualification to get a unit. hmm.gif

Developer. That what my friend did. Developer will collect 15k issue under lawyer firm as stakeholder., all your documents and submit to DBKL for you.
You will collect the receipt from the lawyer.
Wait for DBKL screening and developer call you for ballot if successful. (6 months may be)

Yeah, 30k is steep..it would be better if they do it like Casa Green, 15k first payment and once everything is confirmed, only pay the 15k balance.

Rumawip maximum price is RM300k as set by the government, which is why some rumawip in the outskirts are priced cheaper than RM300k. For prime land, they'd obviously want to max out their GDV and price it at the maximum allowable of RM300k.

If this is your first home, go apply for the 100% home loan scheme provided by the government.

Some rumawip project below RM300k such like Razakmas & kepong also RM198k but no much facilities only guard and playground. If rumawip 300k facilities is security guard, swimming pool, gym and playground.

I'm surprised too, 1st payment 30k... plus there's not much updates by them. I don't even see they have a brochure with proper specs.

At least when I went to Casa Green's office, their staff did a pretty good job by briefing me on what's needed, brochure and also the property amenities.

U went to their office already? 16 Floor isn't included 4 floor parking basement? What facilities for this rumawip? I got called them asked but they ask me bring the letter and 30k bank draft go their office get more info. sweat.gif

I just called them only. They said like that. Bank draft, ballot, sign application n spa, apply loan, then only stamp spa. They said if loan not approved, will return rm30k n spa will be void. Indeed, is it make sense? I have no experience

The staffs working there r reli impolite n not friendly at all. I once called them to enquire bout some projects in permaisuri. One lady answered and said check at our website. Everything is there and tuuuuuu.......hung up the phone !!

Any possibility of not having a balloting ceremony like the others RUMAHWIP because they scare the penduduk protest this project somehow? Called up that she said once your bank draft ready and on the spot you will ballot for your unit number to attach on your document.

PS: woah... their sales office was crowded and for your information their office closed on sunday ^^

But the letter showing only for 14days from the date letter need to pay the 30k downpayment if not automatic cancel your chance lol. Are you sure u still can waiting your friend to buy?

I think u also need to pay 30k for booking, if you are really get 100% loan then developer will issue back the 30k to you. You better go and ask them coz different developer different style work.

Lowest unit floor get the lowest car park which would not troublesome to pusing pusing up. Each unit with pros and cons. Beside the 30K bank draft, you need to prepare a sum of money for lawyer fees aswell to sign the SPA.

I wonder why does not the developer absorb the SPA lawyer fee as other rumahwip does? like CASA Green Bukit Jalih and Puchongmas etc...

Once you paid the SPA lawyer fee, another sum of bank loan lawyer fees and stamp duty fees (If this your first house, remember you are enetitle for a 50% discount on stamp duty fee). Better get prepare on. I'm official broke now... cry.gif

Typo, should be 16 floor of unit residential. The 4th floor is the recreation level such as swimming pool, playground. Level G to Level 3 is for residents parking.

isn't it the other way round?

we can withdraw account 2 from EPF account with SPA signed isnt it?

but this is not possible now...

one more thing is that, without signing the SPA and we have to pay RM30k to the developer , isnt that a bit risky??

The extra parking can include in bank loan?
I asked them they said if RHB can include parking into loan.

It doesnt make sense because Including in bank loan means total amt would be 300k + 25k = 325k total. Then you apply for 90% of that, meaning 32500 for dp, and remaining bank settle. It should not matter which bank it is.

hi there, u need to send to the DBKL HQ tower 1 ground floor..

go straight to the entrance and turn left.. you can ask around when u reach there.. smile.gif

1. You will get a booking receipt form after you have your unit lot and gave them the Bank Draft. Bring the Booking Receipt for applying loan.

2. The SPA can be sign anytime and a sum for the SPA lawyer fee to be pay. The SPA will be stamped only when your loan is approved. laugh.gif

I brought all the relevant documents to the HQ of DBKL in KL after i applied the house online then 1 month+ they send me the letter.. In fact, i just received the letter yesterday..

I'll check on the date and revert back to you later at night as i didnt notice it biggrin.gif

Hi all fellow future owners, I received the letter too on Wednesday, however, I have made partial booking for the other private sector project in KL too which less than 500k (don't ask me where/what project). Now just pending to settle some personal stuffs before get to apply the loan there. However, if I were to reject there and accept here. Is that possible? Do u guys actually paid already that 30k to Danau Lumayan? After researched found this project very very very near(150-200m walking maybe?) to S24 Taman Naga Mas station that is going to build but would it be very very very noisy too causing cannot sleep @ night or afternoon in weekend since too near to MRT? Plus I visited the site last month and found surrounding shops are damn very old already (more than 20years) and the site is very deep inside. Also surrounded by very very old flats which is quite boring seeing these instead of expecting maybe some modern new shops instead. However what I expect is not what I see. Only 99 speedmart is the corner shop I see at least "Not-so-old" since renovated cornershop. Other shops are very dissappointing. I am still considering whether to give up Taman Naga Mas or my private sector project there. Can you guys give me some advise please? What are the advantages of this area beside congested? Just only don't find it nice the surrounding only as it is old. Thanks a lot!

MRT still long way to wait for completion. For sure near MRT will be noisy. Just sit in near a LRT station and feel for yourself.
You still need to be screen by DBKL before can buy this RUMAWIP.
If those old flats and shop are very concern then think what is the difference between the 500k and RUMAWIP surrounding and attractiveness.

I mean, normally nearby train station will hv a high tower rite? So afraid thy will implement one over there.

Not sure why..

I chose low floor as I dislike staying at high floor biggrin.gif

Even though it is very near to Sri Petaling and Some distance to Kuchai Lama.
Everyday needs to drive through the narrow road and old flats maybe?
Ya, indeed 200m from MRT could be very noisy and maybe illegal parkings trouble you everyday morning.

Anyone know which bank can offer loan for extra parking, as i know so far only public bank can offer loan for 70% others like maybank and hong leong only for house parking cannot.

My loan still progressing... very long and i heard Banks now are tighetening their loans.
Next year is a tought year for properties as people are realeasing their assets for money.

i selected floor 9 block A.

my loan just submitted today, the staff from public bank said will get back to me after 1.5 weeks like that.

I guess the lawyer fee for this whole thing is rm 5k or 6k like that..

so far havent meet with any lawyer for signing or anything yet so i dont know...

i wonder if any here has signed the first S and P agreement? smile.gif

Hi, you took Block A? Did you downpayment that 30k only get to choose unit on the spot?
Yes, you mentioned some ppl said. Erm.... increased but not much different because you cannot sell within 10 years, increased or not doesn't matter actually. In fact, must think it as affordable homes for ppl who can't afford the market price. Imagine also if you got an offer in Shah Alam with higher salary and you sure go Shah Alam to work. At that time, you might try to move there due to nearer to your office. However, you cannot sell it for 10 years. You still need to pay at least RM1000++ monthly back to bank loan.

Worth it?

Yes, you mentioned some ppl said. Erm.... increased but not much different because you cannot sell within 10 years, increased or not doesn't matter actually. In fact, must think it as affordable homes for ppl who can't afford the market price. Imagine also if you got an offer in Shah Alam with higher salary and you sure go Shah Alam to work. At that time, you might try to move there due to nearer to your office. However, you cannot sell it for 10 years. You still need to pay at least RM1000++ monthly back to bank loan.

Worth it?

Ok well then good luck. I don't think that place worth 300k neh...plus surrounding "old flats" might affect its price within this 10 years price cannot up so high. Sorry no offence but personally think better for me to hold it 1st since there are many area "Mas" project such as PuchongMas, DesaMas which is nearby to shopslots matured area & etc instead of this kampung residential place. laugh.gif

yea, what uncle08 said is true, its surrounding with old flats and very old shop lots which is very boring and the view isnt that catchy as well..

normally i would hang out in either seri petaling or kuchai lama which is just about 10 mins drive away.. so it just depend whether u like to stay in that "kampung" area or not.. i live in this place for about 23 years so i got used to it biggrin.gif

i care less about the resale value and etc as i plan to live there for at least another 10 years maybe after the house is completed smile.gif

I think its a good buy considering you cant get the same price per square feet around that area, let alone in KL proximity. Even the pr1ma in alam damai that just finished the ballout process is much higher in price/sqf.

I will try for the second round, heard that they only send about 100 offer letter for the first round, due to the lack of marketing (duhhhhh). After the ads in the star/pr1ma fair that they join recently, the number has already coming. Good for dbkl lorr, give them more job to do haha.. only thing is no more can choose lot, all ballout for secound round. Very lucky the first phase buyer

And they said the downpayment can nego, rm15k with ur kwsp statement to back another 15%, until u get bank loan

To be fair @uncle08, ur statement is quite baseless. rm300k not worth it for the area is misleading and mrt2 will only boost the price hehe..

For the middle-incomer and need first house, it will be a bargain.

But for sure all the flipper/anyone who hope the house will be open to mass public to buy without restriction (if no buyer from rumawip) is not happy hihihi...

I think this is because of the strict rules set by DBKL for the RUMAWIP scheme. For developer, of course it will be easier (and $$$) for them to sell it soonest possible but the selection process still in DBKL's hand.

And the current economy situation is not helping either.

Maybe you can call the developer and ask when the second batch of the approved list will be announced. (I assume this as you said you submit the form in Dec. The first batch already revealed at that time).

Hi all,

I just got offer today. Now preparing documents smile.gif

Location wise, just 10-20 mins drive during weekend you can reach any part of KL rather than units that is outskirt of KL will take 20 mins on highway (tolls included).

Be part of the communities will be good as youngster somehow need wiser communities around mainly for the following reason:-
1. During the day, at least people are in the area so that less fishy things come to hangout uninvited.
2. Some of the communities can open a day child center rclxms.gif
3. Breakfast also will be serve through morning cart

*Based on my experience from PJ51A*

Cons:
1. Population is limited as it is not exclusive environment
2. Some of the communities might not welcome additional population
3. Old roads *small and bottle neck*

Anyway, lets welcome togetherness so community issues can be solve peacefully rather than abandoned place. thumbup.gif thumbup.gif

I just received their email. They mentioned I need to submit a list of documents to the developer (which I had already submitted to DBKL in December sweat.gif ). Nevertheless, I will be submitting to the developer and hopefully I get the offer letter. smile.gif smile.gif

As we need to bare the lawyer fees+stamp duty cost for both SPA and loan agreement, how much should we prepare our money to pay these costs? For stamp duty alone, we need to fork out about 6.9k (after rebate 50% on spa).
Can we add the lawyer fees and stamp duty cost for loan agreement to the loan?

Asked banker before said 5 yrs ago can...now cannot. Dunno why. Unless u buy mrta they can allow u put into loan. Bank want earn your interest actually.

hi bro, i am in the middle of applying loan, so far i tried Public Bank but only managed to get margin lower than 90%..

I went to RHB bank to apply and they said they will get back to me this coming Thurs/Friday.. But this RHB bank is not the one in the bank panel list, i went to the Sri Petaling branch..

Submitted another request to CIMB bank in Sri Petaling too but they need 2 weeks rclxub.gif which i dont think i have enough time to wait for them but anyhow, just let them process...

He told me he is still waiting for RHB HQ approval to proceed with loan applications for this project. RHB bank and CIMB bank said they need 2 weeks to process, and not sure whether they can give 90% or not..

There is deadline, I called and asked.. They said the soonest the better, in about 2 - 3 weeks time then need to sign S and P agreement.. That time need pay rm2.5k+ for the lawyer fee..

I guess u better call and confirm with the office for your case..

Anyone here signed the loan agreement and waiting for vacant posession? biggrin.gif

I think, one of the most important thing for the buyer/potential buyer want to know is, will there be any new road connected to this development?

DBKL and the developer need to construct it for sure, another new 512 house will surely contribute to mega congestion at current roads.

Anyone have the answer for this?

Maybe bank think loan 270000 cannot earn much if interest @4.45% only. So they rather charge 4.65% instead. Are you loan 30years? 90% u got?

anyone having issue with RHB bank? heard that Danau Lumayan is not yet provide the document needed by RHB.. thus unable to process the loan, and it affects all people borrowing loan from RHB on this project... anyone have any idea with this?

i dont use cc,pl and car loan. mybe i been rejected because something else. will talk to the bank why i been rejected because i submit full doc in just 4 hours and later i got sms say "loan xlps". mybe i wait for others bank and if not succeed will ask my wife to combine the loan..

Still waiting for company loan which is offer rate 4.0
The problem is company loan request copy of SnP with stamping.
Lawyer cannot proceed with the SnP due to land name still under DBKL not developer yet. Is it true?

Bro, I think what it means was 3.9 +0.55 which is 4.45%.. The baseline rate is 3.9 now so add another 0.55% is 4.45%.

Public bank offer at 4.55% which is not much different actually.. Just maybe RM 10 to 20 different in each prepayment each month..

Can see agents nowadays most likely push new projects instead of subsales bcos dev offer low downpayment with rebates & free thingy, much easy to push compared to subsale . Subsale also is a good choice can hv better bargain price with the owner smile.gif but need to be strong in $$$ smile.gif

Also, there will be more foreign investors coming in consequence to currency drop.

if lets say i got the offer letter, i need to prepare 30K down payment.
but i only have 10K and the rest i planned to withdraw from EPF.
not sure if can apply Skim rumah pertama because my monthly income slightly over the limit of the criteria.
anyone have similar situation?

How long did you actually wait once you submitted all the required documents?
Dunno how much it will cost for downpayment and all legal fees... sweat.gif


From my experience...there are legal fees for bank loan and the other one is the legal fees for S&P...
Bank may include the legal fees for bank loan...which means need to pay higher installment each month...

Still waiting for the bank offer then i can proceed to sign the loan offer if found one..

I think i am at the final stage of the loan where the bank is deciding the amount of the loan to be given, should have response from them soon.

As for the SnP, i haven't sign yet.. Not until I signed my loan offer with the bank..

Can any one advised what is deadline to get bank loan. Let say if we put deposit at end of December how much time do we have to get loan? if we not get any feed back from bank the deposit will burn rite? since i only have 1 bank reply.

At this point theres no other bank besides PBB who have "bought in" on the project. I understand from one HL Bank branch manager, the Hijaun Lumayan has not been approved by the higher up in the HQ, and I believe this is the case for other banks. sweat.gif

Anyone know reasons behind this? How can gov project (dbkl) also cant get the buy in from banks? Economy factor?

I don't know whether to buy or not this project...
The distance is quite near to KL city...however, I hope there are other entrance to Hijauan Lumayan since using Taman Naga Emas road is not a good option...


Pro's of this project:
1. 1035kps (the biggest in Rumawip category)
2. 20 storey building (not so high, compared to PandanMas 2, 40 storey building shocking.gif )
3. Location is very strategic, got option to use toll roads or not
4. Price is considerable good, RM300k, cannot find any apartment with the same price elsewhere in KL, even studio unit cost higher than RM300k
5. The design of the building looks like high-end project.

Con's of this project:
1. I heard that previously Taman Naga Emas residents oppose the development of new high-rise in the area.
2. The area reminds me of the rural area in Mantin (Nilai).
3. Leasehold unit (Difficult to find any freehold unit in KL with the same price)

Perhaps, some one can help me decide to buy or not to buy the project. I have about another week to think about this project.

I keep calling back the developer to wait for me while i getting the loan from bank.. im same with u, i paid the deposit at the end of december and i havent got any loan now...

however, i recently just got some news from the bank that i borrow from, they told me everything is ok and finalizing the thing before they can let me sign the Loan Offer.

hopefully i can sign it soon coz i havent even sign the SNP.. sad.gif

Dont worry about the Con's of this project, bro.. The residents of Taman Naga Mas who previously opposing the project also buying now..

This area is deep in the Taman area so less cars noise and less pollution.. Just about 5 mins driving through the Taman and u will reach the Besraya highway or u can reach Seri Petaling.. Very convenience smile.gif

Its super hard to find Freehold property nowadays at KL area, it will be very expensive if u found one.. sweat.gif

Waiting for bank can offer 90% margin. Currently pbb offer 80% margin n 4.75% interest. I not sign any snp yet and developer never call me regarding snp and LO

they said most probably is because of my income.. they can borrow 90% if i have a joint borrower which i dont have one..

bank islam on the other hand borrowing 89%.. i seriously have no idea why the 89% rclxub.gif but they do include the legal fee of rm4k + mrtt which is around 8k for my case..

im now waiting for another bank to see if i can get 90% and include legal fee and mrtt ... hmm.gif next week Wed/Thurs only know the result...

its like 45 days edi since i made the first 10% deposit... sad.gif

The purpose of the certified documents is because it is only allowable for husband & wife to apply once...if husband already applied, wife cannot apply Rumawip and vice versa...
Different from PR1MA, husband and wife can have separate application through the website...

Yes can only apply through RUMAWIP. This project will move slower because you need to put down RM30k upfront to sign the temporary sales agreement and apploy loan tongue.gif

Pbb is good only take 1 day to process apeal i supposed do this 3 weeks ago.. Other bank i sent appeal last week still no result

Thier ask for garentor so i ask my wife to be my garentor.. I also inculde my asb cash statement and education certificate.. Today go to the bank to get the offer letter..

Loan agreement is bank lawyer I believe. Because when I apply loan the banker said LA fees is not included in the loan because its not handle by them.

I asked them to calculate, they said rm5200 for LA fees if they confirm handling. So exp sleep.gif

loan agreement is the agreement between the bank and u as a proof of borrowing the loan.. that already cost us rm 4.5 to 4.7k depend on the bank lawyer... SnP is between u and the developer (in my case, its about rm2k, Loan offer will be a document for you to sign to proof that u are taking the bank loan from a specific bank (which is FOC)..

hi there, i didnt do so, the person in charge by the name of Janice have all my details.. she said the SnP fee for this project is standard, all RM2000.. the Loan Agreement however it depends whether u are getting it signed by Sharmin Ong (which is rm 4.7k for my case) or the bank lawyer for any bank that you are borrowing.. the cost will be different.. some is rm 4.5k and some is rm5k+ sweat.gif

Hi, signed with Public Bank today. Branch Manager from Mentakab. Just e-mail to him your detail and he will will try to help you out. He even hand deliver to me the loan agreement in KL .Other Bank was so slow and their staff don't even bother to tell me the loan status. I will surely transfer all my account to Public Bank.

My rate is Base rate plus 1% (4.65%) . This was because my loan is higher as they willingly finance 75% of my extra car park (other Bank won't do this).

Anyone one the person contact ..do PM me.

Now Maybank and RHB also open for bank loans.

But no reply yet from the bank at the moment.

Heard that if buy additional car park it will attach in the same SnP hence later can't let go the car park w/o selling the house.

i applied 4 banks:

MBSB (100% loan - approved) - approx 5.45% - ceiling rate (11%)
RHB (90% loan - approved) - 4.5% - ceiling rate (10.5%)
Bank Islam (100% loan - no reply yet)
Bank Muamalat (100% loan - no reply yet)

I was leaning to MBSB, since i can get back my 10K deposit and save it just in case of bad economy.
But in the same time, i know that MBSB rate is quite high.
MBSB papers will be ready this week. Should i just sign it or wait for bank islam or bank muamalat?

If u have enough times u can consider others bank because u have 45days to get loan approved after u pay the booking fees.

One of the main thing I would really want to know why the changes in the permohonan? The previous reply doesn't really convince me. Only thing I can think of is the bad sales.

my lawyer for the loan agreement is different from the SnP and i asked the banker, he said about 2 weeks time from now..

My loan includes MRTA @4.5%.
The MBSB with 105% loan (include mrta and other fees) @5.4%. Which is quite high. Not sure which to pick or should i wait.

one more question guys, anyone paid the RM30k down payment and got the official receipt from the developer? how does it looks like?

mine is a booking receipt and they photocopy the bankdraft with acknowledgement only.. is there any other official receipt?

Lol just got back from developer office.. Forget to ask about that.. In layout plan the road will connect to jalan cahaya 4..
