How long did you actually wait once you submitted all the required documents?
Dunno how much it will cost for downpayment and all legal fees... sweat.gif


From my experience...there are legal fees for bank loan and the other one is the legal fees for S&P...
Bank may include the legal fees for bank loan...which means need to pay higher installment each month...

Thanks for the info...I'm still thinking whether to get a unit or not...
However, hard to find new property RM300k with 3R2B elsewhere in KL...
I've already make EPF withdrawal once...so cannot withdraw my EPF anymore...

Need to find other source of funding...
I preferred Pr1ma Brickfields/ Bukit Jalil...But I think the price is around RM400k...
Which unit do u get? The one facing KLCC or Bukit Jalil?

Already used my EPF for housing downpayment in Bangi several years ago... sweat.gif
Since I'm working in KL, I really look forward to purchase a property in KL...
Dunno if Taman Naga Emas is worth buying or need to wait for PR1MA...

Actually the term for Rumawip is don't have any property in KL...
Mine is in Bangi...therefore still eligible... smile.gif

I think if got more than 2 property also can...but must not be in KL...

It's very close to gombak...nearby International Islamic College...

I've been living in gombak for 20 years...very jammed area...

I haven't been there before...just surveying through the net...Is it true u can get to KL Sentral from Taman Naga Emas in 10 minutes? blink.gif

What time do u travel?...
Let say, if I went out from Taman Naga Emas on 7:00am in the morning...what time time I might be able to reach KL Sentral?...This is during peak hours...
I need some ample to do the experiment myself... yawn.gif

Yesterday,i went to the construction site,nearby jalan cahaya and jalan perkasa,the road is quite small,it must be quite busy during schooldays and workdays, the area is quite near to Pusat Bandaraya

I don't know whether to buy or not this project...
The distance is quite near to KL city...however, I hope there are other entrance to Hijauan Lumayan since using Taman Naga Emas road is not a good option...


Pro's of this project:
1. 1035kps (the biggest in Rumawip category)
2. 20 storey building (not so high, compared to PandanMas 2, 40 storey building shocking.gif )
3. Location is very strategic, got option to use toll roads or not
4. Price is considerable good, RM300k, cannot find any apartment with the same price elsewhere in KL, even studio unit cost higher than RM300k
5. The design of the building looks like high-end project.

Con's of this project:
1. I heard that previously Taman Naga Emas residents oppose the development of new high-rise in the area.
2. The area reminds me of the rural area in Mantin (Nilai).
3. Leasehold unit (Difficult to find any freehold unit in KL with the same price)

Perhaps, some one can help me decide to buy or not to buy the project. I have about another week to think about this project.

The area is quite rural...but with the future MRT2 station...it will become more urban...

The purpose of the certified documents is because it is only allowable for husband & wife to apply once...if husband already applied, wife cannot apply Rumawip and vice versa...
Different from PR1MA, husband and wife can have separate application through the website...

No idea. But there are list of panel bankers to finance the project.
Most of the panel bankers is in Bandar Sri Permaisuri area.

All the banks in the area knows Danau Lumayan very well since there are many project developed by Danau Lumayan in the area. (Suasana Lumayan, Lumayan Apartment, Astana Lumayan).

The others are facing swimming pool view.
