Hi all fellow future owners, I received the letter too on Wednesday, however, I have made partial booking for the other private sector project in KL too which less than 500k (don't ask me where/what project). Now just pending to settle some personal stuffs before get to apply the loan there. However, if I were to reject there and accept here. Is that possible? Do u guys actually paid already that 30k to Danau Lumayan? After researched found this project very very very near(150-200m walking maybe?) to S24 Taman Naga Mas station that is going to build but would it be very very very noisy too causing cannot sleep @ night or afternoon in weekend since too near to MRT? Plus I visited the site last month and found surrounding shops are damn very old already (more than 20years) and the site is very deep inside. Also surrounded by very very old flats which is quite boring seeing these instead of expecting maybe some modern new shops instead. However what I expect is not what I see. Only 99 speedmart is the corner shop I see at least "Not-so-old" since renovated cornershop. Other shops are very dissappointing. I am still considering whether to give up Taman Naga Mas or my private sector project there. Can you guys give me some advise please? What are the advantages of this area beside congested? Just only don't find it nice the surrounding only as it is old. Thanks a lot!

You still need to be screen by DBKL before can buy this RUMAWIP.
If those old flats and shop are very concern then think what is the difference between the 500k and RUMAWIP surrounding and attractiveness.

Even though it is very near to Sri Petaling and Some distance to Kuchai Lama.
Everyday needs to drive through the narrow road and old flats maybe?
Ya, indeed 200m from MRT could be very noisy and maybe illegal parkings trouble you everyday morning.

Yes, you mentioned some ppl said. Erm.... increased but not much different because you cannot sell within 10 years, increased or not doesn't matter actually. In fact, must think it as affordable homes for ppl who can't afford the market price. Imagine also if you got an offer in Shah Alam with higher salary and you sure go Shah Alam to work. At that time, you might try to move there due to nearer to your office. However, you cannot sell it for 10 years. You still need to pay at least RM1000++ monthly back to bank loan.

Worth it?

Ok well then good luck. I don't think that place worth 300k neh...plus surrounding "old flats" might affect its price within this 10 years price cannot up so high. Sorry no offence but personally think better for me to hold it 1st since there are many area "Mas" project such as PuchongMas, DesaMas which is nearby to shopslots matured area & etc instead of this kampung residential place. laugh.gif

Asked banker before said 5 yrs ago can...now cannot. Dunno why. Unless u buy mrta they can allow u put into loan. Bank want earn your interest actually.

Maybe bank think loan 270000 cannot earn much if interest @4.45% only. So they rather charge 4.65% instead. Are you loan 30years? 90% u got?

It's depends on the bank LO of period consideration given. Some only 7days.

If you get 90% loan from the bank, you just have to give 10% of the money which is rm30k to the developer isnt it?

Economy not as expected, 2017 worst, now US raise interest, local bank follow, this project loan amount lesser, bank wants earn more, better slash margin than baring the risk come.to worst unpaid lelong house, investor just want cash to roll other proj, auction house a lot this year. Lets see...

Can see agents nowadays most likely push new projects instead of subsales bcos dev offer low downpayment with rebates & free thingy, much easy to push compared to subsale . Subsale also is a good choice can hv better bargain price with the owner smile.gif but need to be strong in $$$ smile.gif

Also, there will be more foreign investors coming in consequence to currency drop.
