No im not agent i live opposite so everytime i have to go till the traffic light to make u turn. Im not sure the price hope not higher than seringin.

Oh ya im very very new thinking to buy a property for investment purpose la as i dont see my future generation will able to buy a better home. So looking for oppurtunity here and ask advice from sifus here

people nowsdays always use this tactics to buy enbloc.. collect all buyer details then tell developer i got this much people.. thenbuy en bloc with discount.. but where the margins go to? u guess urself.. haha.. just my 2 cents..

Wild Horse are giving us watever info he got from his boss and posted here to help LYN. even if he get the wrong info, is not his fault and i dont think he the one should kana here.
a very good example. you called up to UOA and staff told u RM350 PSF and machi called up and get RM380 PSF. everyone are trying thier best to get info for the LYN. we shouldnt shoot here and there. Am i right?
Moreover, i doubt uoa customer service had more info to provide us. icon_rolleyes.gif

compare to KR2 area... that place is kinda dense with new development. may need to fight when completed for rent/sale...

Location all is good easy access to kl, kesas, mex highway. In the center of hot spot like kuchai lama, sri petaling, klang lama, oug of its best spot.
Its the pricing matter on this project and only concern is its quite close to the mex highway

Heard that there will be having a hospital near by, not sure the info is correct or not. Other rumors are, the land bought at expensive price, and the launching price will par with SHC around 450 psf to 480 psf. Concept of it not direction yet, but estimated to have another at least 600 units... Unit size from 1200 sq above.. All not confirm yet.. just rumors..

natman, since you live near there wanna ask you about the traffic during peak hours. As I know the road infront of the board where you took the pic is quite jam in the morning. Cars coming from Seri Petaling, OUG and Happy Garden to 1st traffic light junction near De Tropicana Condo(pity them have to jam from parking to go work) and jam till 2nd traffic light, the main junction to Sg.Besi highway and Jln Kuchai Lama. Boleh tahan? hmm.gif

Yes, UOA use RM50mil bought over the land from the old happy garden developer(low-mid end developer) . for sure not going to be cheap.
I heard the old happy garden developer laugh all the way and said selling the land better than develope it.

woow...300 units per block. total 600 units. should be consider as acceptable density??

for my opinion on condo that:
- under 100 units. will die straight straight on high maintenance fee
- around 350 units. just nice..
- around 600 units. abit too much but still acceptable.
- over 700 units. shocking.gif oh start to feel a bit scary......

btw..jz to share another project by UOA which to b kick-off soon @Old Klang Road opposite TESCO (Scott Garden)..
as stated by the lady (UOA), it will be another high class mixed development (condo+commercial)...

Not familiar with the road after oug plaza, but from the google map, can roughly see that the site should be from jalan gembira then right turn into jalan senang ria.... After exit of japan senang ria, turn left.... Go straight. Uoa land is at ur right hand side. Behind the land having some double storey terrace house.

based on the updates that I have, yes current access is via the road enter into the school..but in future there is another entrance near the existing apartments next to Seringin, which is currently blocked.

contact in uoa indirectly hint me there is a known proposed hospital just opposite so most internal staff applying wait and see but still booking all the small units. anyone can find out whether it is still proposed or approved? and which private hospital group?

hospital as a neighbour? if it is a few blocks away i wouldn't mind, but it is directly next to the condo, well then got to think twice.. traffic is one criteria...

I didnt know about this UOA project.. But is Seringin better since both around same price and same location? Just checked out a new condo called Palace Court @ Kuchai Lama by BHL and location wise looks good.. Its near Arte and Dynasty Garden. Price also reasonable. Walking distance to Kuchai Entrepreneur Park.. Thinking of investing as price will surely go up..

I have booked a unit for Seringin Residences. Empty unit with price around RM460psf. I think the price for condo/ apart in KL will be surging from that kind of prices onward. I believe all developers have secretly mutual committed to the current market, only buyers will get the pain. Anyhow, for own stay, won't care as long as manage to pay off the loan although not easy. yawn.gif

IMHO 460psf is a bit overpriced at the location, you can get 400psf in some of the PJ prime areas. But different ppls have different preferences anyway, perhaps for investment purpose, I would still think PJ is one of the better choice out there

To be honest, this is for own stay. PJ is another corner at the earth for me. None of my friend is staying there niether family members. I am happy here which is closer to family and friends. That is my preference. My attitude toward this buying is, you either buy now for location or you won't get the same place anymore. Obviously is pricey now but I saw UOA new coming condominium nearby, the design doesn't impress me.

Don't think we just consider history price to judge whether they are high or not. Nowadays, I will compare with our neighbour Singapore for the pricing. Do you know that our properties has promoted to Singaporean nowadays? Furthermore, SP Setia is building at Australia. This is global market now. I know Malaysian is suffering because of non competitive salary based but there are many invester out there and the world has changed. Properties are not meant to stay only, it can be an investment.

I learned this from my colleague couple days ago, my hobby is " buy and sell, sell and buy". Can you believe it? When you like the house, if you can afford it, just buy. This is my advice.

Only insider know the floor plan, and I believed some of the agent has seen it thought. Unfortunately they cant disclosed any info until further notice.
Been waiting for this project since age ago. Abit feddup , heard the design are awesome. Wait and see ...

28 storey consist of 2 blocks
8 types of floor plan
wah! really dont know how to calculate? how many units per floor starting from 5th floor?

I pandai pandai sendiri calculate with the info given. 28 floors X 2 block = 56. 670 units divided by 56 = 11.97 round up to 12 units per floor. Cheers.

The selling point for UOA condo is private beach and Olympic size length infinity pool with 3.5 acres podium. 2 blocks with L shape development. Can't wait and see what is the response during launching.

i BELIEVE that's all I can post here. Price is about RM460psf. This is what i heard. I think they are launching soon. Who knows they might change their mind after seeing my post and response here. Therefore, you guys should be in low profile otherwise they increase the margin and everyone won't get cheap condo.

By the way, why so many people interested on UOA Condo?

I interested not uoa but the location. Of course price must be reasonable and RM460 at this location + freehold still a go for me. But then waiting and keep waiting for nothing and the nice unit has been chosen I believed.
Maybe change my mind bcos they look down on us ( small potato ) sad.gif

UOA people do monitor the forum closely. Make more noise, prices will go up further. Previously indicative rm 380 psf and now rm 460 psf. Can you guys downplay and highlights the cons of this construction please? tongue.gif tongue.gif

Actually, for own stay. I don't think you will care about wherether 460psf or 500psf. Not much different. Most important thing is whether you like to spend the rest of your life there. Nowadays, hot topic near by for me is Duet bandar kinrara and seringin, KM1, the treez... After I have seen UOA, don't think I will like it.

Another question people will alwAys ask, why choosing high rise rather than landed? The best way to answer that is the security and the premium of the facilities the landed properties cant offer. Life is short, may be you can choose both if you afford to.

Seriously, it is NOT UOA that I've interest in, it is the location. If they tag the condo at such a high price, there are simply so many other choices in this area. What makes them so special?

With that repeated used turned off facade,what happened to creativity & improvement?

+1 . Same as my previous post. My only interest is the location.if the price are within Ur budget and for own stay? I don't see the reason why is a BIG no no?but against , if u think the design is -1 and no feeling why pay for this price?
They sure done their survey b4. Price tagged at rm460 at this location is reasonable for my preference.

more like because of so many news nowadays that high end priced condos are not selling well and rental is dropping for them. so the quicker they secure the sales. the more safe they are. if wait till 2012, it'll be disastrous.

and also secure sales before they put up the signboard for development of the new medical center next to it brows.gif

some people pantang residence can see hospital. some people not like to hear the emergency ambulance sound during night and/or day. modern people may not care so much but depends how loud and how frequent the ambulance. but maybe the KLP will drown out the sound since it'll be nearby to it.

this weekend open block B,small units all reserved for VIP already,walk in customers can choose from smallest 1392sq ft,1407sq ft till 17xxsq ft....average per sq ft after discount is rm450. every floor add another 3k...

block A facing north and south,so they very smart to open block B first because facing east and west.

facing west is big unit,its all facing beach swimming pool,
while facing east is facing MEX highway-sri petaling.

show unit available for 1392sq ft and another one bigger size,cant remember the size..

Leafz is also abt rm450 psf after u take out discount and furnishing.
so boil down to which concept n location u prefer.
I personally like the fact that Leafz is visible from the Kl-Seremban highway and Besraya. If they do up the condo facade and lighting well, might just impress passer by to be potential buyer?Just my thought.

hi, i just went today. block B open for sale only. all small units 1164sqft sold out. almost 50% sold out overall. i think left 1392 sqft onwards. work out min. RM457 per sq ft for 1392sqft before discount. RM 410 per sqft only for 1164sqft,but all sold out.might think to get bigger unit la.

not sure, but after discount of 7%, the price is RM425/sqft. the response today quite good...alot of ppl buy like no need think one. the key point is DIBS, save quite alot of money for interest. but i think tomorrow even more hot when open to public.

normally the smaller size price psf is higher... why discount so much for the smallest size ? one of the reasons may there is break tank at the middle of the stack of 1164sq ft.

Bro, Rm410 is only for big units. small unit is average about Rm470, meaning around RM500K for size 1050 sq ft.

Ask yourself, would you buy condo in kuchai Lama for RM550K or 600K after 3 yrs? Frankly, i wont buy lor.

Same goes to Cheras Altitude 236, condo selling at RM600K ++. Developer now is too greedy at the expense of innocent buyers.

I foresee condo is not a good buy at all for the time being. Just my personal views for sharing.

Well, if you find that the property does has strong fundamentals to experience capital appreciation, high yielding as well as low PE and the purchasers have strong financial background (I am referring those who are still able to service their loan based on 30% of their mthly income), by all means!

FYI, population grows exponentially and in the next 25 years, those who are born now will be lining up to purchase from those who invest now. Investment is for long term and inflation is an ongoing process. As long as you are keeping your investment for a period of more than 10 years, any corrections in time will be ridden out.

On the otherhand, investors should always asked themselves whether how much longer would they live to see daylight, how much money would they need to live for now and in near future and how much do they want to leave to their off springs once they are gone.

To be fair, there are few factor cause the price increment of property like land price keep going up, construction material cost increase, lifestyle changing & expectation of purchaser higher, from 300x300 ceramic floor tile to 600x600 porcelain or mable floor, lot of new features in the new development compare to old 1: facade, landscape, facilities, security, High speed broadband fiber optic backbone, astro beyond required... all these incur additional cost.... especially on the construction material, contractor nowadays price for the risk of uncertainty and cost fluctuation on those construction material that no longer in government price control after the experience of price escalation in year 2008.
Authorities also impose a lot of requirement to improve the building/development …. Increase the cost in another word. Now they asking built then sell, I think this ll cause the property price increase somemore because the developer’s risk and cost are higher. It require higher profit margin to justify if not why put money in property development? Better to invest somewhere else…..

Certainly agreed with u bryan property investment still offer the best opportunity at this moment of time especially when it is located at a convenient area with good connectivity to highway. Such a location will increase in value when time to come oso.

I believe there is lot of different opinion, regarding landed property and condo. Nowadays, condo priced at about 500/sqft ( for new launch condo) while landed probably cost about 700/sqft ( jus my personnel view), at one glance you would said why not buy landed for additional 200/sqft, but dun forget landed property standard size is about 1800sqft which will cost your over million, while condo about 1000sqft which cost you 500-600k onward............for those newbies which looking for their first house at combine salary 10k per month, do you think they afford those over million property? i understand the condo price are a bit high, at this moment, but jus a simple logic they cant afford the landed because the high entry cost, which probably took their 30 years or above to pay back, in life i think we need transition stage, so for normal practice it should be buy a condo first, if you feel your are ready to upgrade to landed, then only go for it.
that was my 0.0002 cent.............

DIBS will cause the selling price mark up about 4-5%. IF you want to know the base price that developer gets, use the SPA price less 4% less 7%rebate will derive the actual price per sqft. NO magic.

Anyway, DIBS is good for investors and young ppl who do not want to commit too much these coming 3 years. For solid financially good people will prefer not to have DIBS as they borrow less and the interest during construction is not high compare to those who borrow to the highest margin.

Smaller unit normally easier to sell and the response is usually good. So the price per sqft normally higher.

still dun like condo...from car park to your unit...too far to walk....more so when you need to lug shopping or work files from office....
summore got to wait n wait for lift....very sians! and no privacy.......(from carpark to your unit)

because one is not paying anything until completion, it's very easy to get "comfortable" during the honeymoon period...

no problem with pricing.....with or without dibs, it's merely a cash flow issue....not pricing....

Breaktank is not an issue. Only purchasers thought no good. Breaktank is because the building is above certain height they need to have breaktank to ensure enough water pressure. It will generates sound and vibration. Normally developer will hide nicely and have wall to absorb the vibration.

Tips : unit on top of breaktank no big deal. Unit below breaktank may have vibration unless developer locate one vacant lot below breaktank.

To me break tank is definately an issue. How to guarantee that developer going to build nicely wall that absord vibration and noise from water pump room. It is better to avoid units below, above and beside the room. Unless u die die also want to buy the condo and no units available or developer give u alot of discount. Otherwise ... avoid it .. U can buy it if u like a noisy neighbour.

You are right to avoid if possible.
My friend's condo in BU next to breaktank completely ok because her unit like exclusive with less neighbour. Developer also put good wall to absorb sound and vibration. Totally can't feel outside.

I went to launching today too....estimated price after discount 450psft ....Block A much more expensive.....first look all above 500psft before discount.... small units 1162sqft not much in fact....maybe less than 10% of total units ... all sold out.

2 types of packages:
1. 7% discount upon S&P price. must pay 10% downpayment.
2. 5% of downpayment.

Almost bare units with not much freebies .... show unit id not impressive....unit layout design ok....facilities only sand beach is uniqe but quite costly to maintain....

2 parcel of land beside condo is uncertain of the future development....

there are lots way on how they located the breaktank or pump house. Some even put together with the refuse chamber. Need to study the floor plan. however if one do enuf study, u can get premium on the same floor as units per flr is less.

Nowsaday, the pump is small and u hardly get any noise

quite rushed and packed!

the lower floors are open for booking
not sure till 9th floor or something,
but about 30k more expensive than block B!!

but bearing in mind that the flooring is inclusive of the

Ya lor, higher level more expensive mah. Semua expensive units left.
The leafz compare to UOA, I will prefer UOA lor.........personal opinion only ah. Nanti penyokong Leafz marah pula.
I prefer UOA because lower maintenance cost, better access and environment, good name UOA.

Just curious, seems like nobody like See Hoy Chan condo Seringin. I prefer more on Seringin than UOA because they emphasize on greenery. Hope to get some feedback here.

I saw the master site plan. UOA block b west facing units (mex highway view) will be facing a medical center where the land area is almost equally as big as Le Yuan. The proposed med center is just next to the mex highway. Of coz the SA will deny it as I was there during the launching. Whether the med center proposal is approved or not, we shall find out later. I wouldn't mind the med center view if it located far away that occupies 10% of your view but not 2 parcel of land away from it. My fren told me u won't hear ambulance sound as medical center is not hospital. Dunno how true is that or not. Anyone can verify?

Hi!

From my experience in the general hospital, the ambulance will only use the siren intermittently I.e at traffic lights and jam areas, only when they're sending a patient. Otherwise only the lights will be on. Even within the hospital, the siren will be off.

I think private hospital would be even quieter and probably a low rise building, with ample parking.
As opposed to GH like a pasar malam, always congested.

I'm rather comfortable if there were hospital near me or my family. Coz in the event of a stroke or heart attack, the golden time for treatment is less than 3hours and 6hours respectively.

Just my humble opinion smile.gif

facing west is facing seringin, and futsal and landed, still got empty land meh?

but the Block B of UOA facing MEX, only 80ft clearance from the condo to the Sri Petaling road...and with minus 10ft for front road, (maybe another 10ft) for back road, only left 60ft, with 60ft, its hardly to build a med centre on it.

As a matter a fact, only bigger units 1800++sq ft and above are left for Seringin. All smaller units 1500++sq ft have sold out.

I agree it is merely a price point that the min now is RM900K for Seringin. But IMHO, it has good facilities and concept.

Sorry it is actually block b east facing units. I suck in directions. U can see there is a proposed building to the east of LY. If it is approved let's hope some developer will buy the plot of land in between them & build a high rise building to block off the view.

Less than 200m from Mex. Some units will be cut by mex, low floor all very risky
