It's too pricey considering a glut of supply over there plus Le Yuan is not in the best of location.
The proposed link may or may not materialise.
SA said 6% rebate is still on until further notice, meaning sales has not been brisk.

Looking at that location and the price, I would say you better think twice or thrice before putting your money in.

Already paid booking fee, any way to pull out without losing the fee? Most probably loan will be approved too sad.gif

You might losing some money. Refer back the sales receipt u got when u pay the booking fee.

Why suddenly wanna pull back? Because of some negative statement here?

who worry?may take a look on this......
1) what price u purchase among the others nearby?cheaper? (mean early bird), no worry.
2) how big your unit size and what kind of target subsale buyer if you want to flip, family?youngster?need comment
3) u got cash to sustain or not?why wan to flip like other? sure not a good price when newly completed.need comment.
4) location good?Yes i think....easy access to anywhere, no worry.
5) got tulin seri gembira avenue to support also...new landmark? value increase due to commercial nearby but not next door (traffic jam and too noisy), no worry.
6) the leafz abit far, target different, no worry
7) desa gembira, old condo, no worry.

So, what to worry more?maybe someone can explain more on the worries.

i think among those listed above, arte and bukit jalil can consider nearby and also new condo, others are completed sometime ago. but i heard art-e got alot of bad response on the developer, 400psf with leasehold, abit higher. if early of Le Yuan buyer, can get around 410 - 425psf at soft lauch time.

sorry, wrong info. 350psf for art-e, leasehold. emm...can someone give comment if compare to le yuan?

I think the location is ok, just feel too pricey so afraid not suitable as investment. This is my first investment, so scared made the wrong decision sad.gif
