This project will be launch soon. Tentatively info as following:-
: 6 acres
: 2 tower
: 600 density
: freehold
: by established developer
: 1300 and 1500sf both designed with 3 room + 1 maid room

The best is developer is considering DIBS package rclxms.gif

Anyone can comment if it is still good buy compare with 288 and Seringin or park lane as I wanted to buy for either own use or investment? What do u think?

Quite a tough one aren't you? Why don't you do your marketing and research the proper way? You might be able to get more reliable answers.

earlier similar thread was closed by admin....

now thread with same intention was revived and key question is "can invest or not" without giving more details - facade, layout, exact location, pricing.......i find this amusing. Buying vege also need to see the sayur first.

i heard just the land itself they brought from the old developer(previous land owner) already cost about 50 millions. and i heard the developer is UOA(buyer). not going to be cheap if it's real...

If you keep on advertising here, you'll make the developer looks so cheapskate. Don't even have a proper marketing team to do research & marketing...

You are more like an agent fr the developer than an investor. Are you marketing this project? Please reveal more details of this project.

600 density? which translate to more than 10 units per floor if it is 30 storeys...it could be higher density per floor if the storey isn't that high....

base on the calculation of 600 units approx 400 psf size 1300 & 1500
300 x 1300 x 400 = 156,000,000
300 x 1500 x 400 = 180,000,000
Total 336,000,000
Is this a good profit after minus land cost 50 millions balance 286 millions of coz there are
some more other related cost like building material, salary, road etc......
Anybody has an understanding of such a business model maybe can share how much can the developer profit from this project?

Done the research which is good bet. Even kuchai area 1100sf selling rm400k to 430k and 1400sf selling around 600k but leasehold for dynasty. I wanted to get 1300sf but looking at 1500sf now.

Bro,

Everything still p&c, history repeat by itself no developer will disclose info before launch that why only insider can choose the best unit. But discuss here little la or else how to get early bird. I am small investor.
