consider alot liao at this area.
some damansara place over 900+ unit want to hit 20 units also hard. some mk condo also cannot hit that high.
some wanna hit 10+ units is like miracle.

Taman gembira is a taman after the junction of NSK toward OUG,
But most ppl will consider taman gembira as a part of Kuchai Lama

oh yes, Happy Garden has limited / no more land bank available. Happy Garden is a very old township like OUG, 40 years old, maybe. >90% of the land bank under residential title. In my opinion, the property price here will likely follow closely with Tmn Desa, of course again it depends on how UOA is going to develop the rest of the land bank in near future wink.gif

Hahahaa! Or maybe UOA will price their new project there from RM 1k psf onwards? Anyway, if UOA can really come out a good concept (not just 'another' condo/service apartment) to be built on the new land bank, it will definitely boost Le Yuan's value in near future. Perhaps a Japanese food street retail outlets next to Le Yuan?? Sure it will attract the Japanese to stay nearby laugh.gif

the whole HG location better than OKR after many neighbor township become mature macam BJ, SP, OUG redevelop, KUCHAI, SUNGAI BESI,OKR and more accessible.

Not sure you all know a not, the hole happy garden is develop by Nam Fatt,
it was a very famous old developer,
while it pass to the 2nd generation not much big project launch,
BTW the land for See Hoi Chan(Seringin residence) in taman gembira was sold by Nam Fatt also
