Bought 1 today for 139x sqft
The SA told me the calculation
Selling price less 2% to get spa price
Then spa price less 5%
not more different with direct less 7%
But for this need to come out more down payment.


Before i go i think the calculation will be like that
651800 - 7%(45626) = 606174
Down payment 3%= RM19554
Deposit -------------- RM10000
-----------------------------------
------------------------RM9554 (Balance to pay)


When filling the sale form only i know the calculation
651800 - 2%(13036) = 638764
638764 - 5%(31938.2) = 606825 SPA price

638764 -> 10% = RM63876.4
Discount -> 5% = RM31938.2
Deposit-------------RM10000.0
-----------------------------------
----------------------RM21938.2(Balance to pay)

i booked a unit at 9 floor 1392sqft, now checking the loan,last thursday pass my document to banker, which bank you all using, i pass to alliance, maybank and RHB.
Wednesday the lawyer firm staff asking me to sign snp, but my loan haven get approve yet, i called UOA to extend my snp signing date, they told me maximum can extend for 1 more week, that mean next friday.
Anyone here already sign the SNP,1st 100 purchaser sign the snp can get a free IPAD 2.

maybank and RHB don't approve my loan, the last one is alliance bank,
worse come to worst i let my unit go, but my deposit 2k will forfeit by uoa.
Is it i can transfer it to other.
My unit selling price RM651 at 9 floor

How about the load agreement fee, is it you loan it together with your house loan,
how much the LA cost.

today i call azizche my snp lawyer to confirm the LA is it can loan together with my home loan
she told me yes, and my banker ask me, is it UOA will bear the LA interest for you,
i said i'm not confirm and he ask me to confirm with UOA 1st,
I called UOA, one guy answer me, i pass my question to him,
Will UOA bear the interest for me if i put my LA fee together with my home loan,
the guy can't answer me, he said normally "YES",
so i ask him to confirm with his manager and call me back,
after 15 minute , the guy call back, answer is "NO"
UOA only bear the house loan interest, and i need to bear for my LA interest separately.

Their loan..

Say average extra 15k.. X 2/3 of 670

Today i got my Loan Agreement, haven sign yet.
The SA told me DIBS will be waived if pass 30 days after i signing SPA,
When booking the SA didn't tell anything about that,
Do you all know about that.
