took these photos yesterday..

Hi!
From my experience in the general hospital, the ambulance will only use the siren intermittently I.e at traffic lights and jam areas, only when they're sending a patient. Otherwise only the lights will be on. Even within the hospital, the siren will be off. I think private hospital would be even quieter and probably a low rise building, with ample parking. As opposed to GH like a pasar malam, always congested. I'm rather comfortable if there were hospital near me or my family. Coz in the event of a stroke or heart attack, the golden time for treatment is less than 3hours and 6hours respectively. Just my humble opinion |

I also got a unit, level 20, 1392sf, facing Mex. The banks I got so far Rhb blr -2.45 Alliance blr -2.4 Wonder if we can group negotiate for something better? Is it possible? Anyone interested? So far, I have 2 others with me, where we're negotiating With the manager for better deal. Btw Le Yuan is providing rm5k for referral fees If anyone interested, we can share2 |

Hi!
Regarding the home loan, As this is a DIBS scheme, We're not allowed to include the loan legal fees And +- mrta into the loan, as the developer wouldn't want to bear Additional interests. However, the RHB banker told me that it's possible, But we would need to bear the interest of the loan legal fees n mrta, Compounded over the loan tenure eg 30 years |

I signed on sat, 3rd. No news on the iPad.. Very obscured and rather unprofessional. Some SA told me, no iPad. But when I emailed my SA, she told me only the first 100 stamped snp. And as for UOA members who bought with the additional 1% discount, They are not eligible for the free iPad. My lawyer is Gan & Zul I asked them for discount. They told me that UOA made sure all their panel lawyers Offer the same amount of discount ie ? 30% Can anyone verify this? I haven't got their official quote yet What about you guys out there?? |

Yes the disbursement fee is rm380, that was paid
When signing the snp. And the discount I'm referring to is the lawyer fees For loan legal agreement. As the snp is absorbed by the developer |

The discount is still on Your fees at a rough glance I would Say it's after the 30%, but you can verify this with your lawyer. Btw which lawyer firm is yours? Added on December 8, 2011, 9:01 pmIf by calculation I think it's like this Rm 642800 loan 90% rm 578520 Stamp fees 0.5% = rm2892.60 Loan legal fees First 150k x 1% = rm 1500 428.52k x 0.7% = rm 2999.6 Tax 6% Total 4769.6 then less 30% = rm3338 Total rm6231 + misc fees = rm 7060 Just my guess Do correct me if I'm wrong ok This post has been edited by makunouchi: Dec 8 2011, 09:01 PM |

I guess the snp is rather standard. But be sure to double check certain things, Name, IC, address, unit price, Unit number, layout, size, and car park allocation. Also need to pay balance of 10% and rm380 for snp Disbursement fees Added on December 9, 2011, 7:46 amHi Shawn, Ya, no way the developer is going to bear extra interests.. Imagine if all the buys lump their LA fees + mrta into Their loan.. Say average extra 15k.. Still got units Block B 80% booked, left high floors for smaller units And mid floor onwards for large units. Block A about 30-40k more expensive Will have more choices Middle half blocked out for official launch. Btw got rm5k for referral fees. If you're interested, we can share2 |

No idea on highway noise. At least it's not right beside the highway, compared To Z residence, Kiara Residence Btw and idea when it's going to be ready? From the pics, looks quite fast.. |
