It is better to avoid units below, above and beside the room. Unless u die die also want to buy the condo and no units available or developer give u alot of discount. Otherwise ... avoid it .. U can buy it if u like a noisy neighbour.

Looking at that location and the price, I would say you better think twice or thrice before putting your money in.

who worry?may take a look on this......
1) what price u purchase among the others nearby?cheaper? (mean early bird), no worry.
2) how big your unit size and what kind of target subsale buyer if you want to flip, family?youngster?need comment
3) u got cash to sustain or not?why wan to flip like other? sure not a good price when newly completed.need comment.
4) location good?Yes i think....easy access to anywhere, no worry.
5) got tulin seri gembira avenue to support also...new landmark? value increase due to commercial nearby but not next door (traffic jam and too noisy), no worry.
6) the leafz abit far, target different, no worry
7) desa gembira, old condo, no worry.
8) seringin, higher range, price higher definately,cant compare.
9) g residence (small developer,cant comment) and 288 residency (new developement on high range, cant comment ), someone maybe can give comment
10) other condo too far.

So, what to worry more?maybe someone can explain more on the worries.

They have increased 10% for Blk A. However, I find Blk A better than Blk B cos those units below 1,600sf for Blk B is facing the Mex highway so quite noisy. Furthermore, Those units for Blk B are either facing East or West      Units for Blk A are either facing North or South
