wao nice..v5 already..some latest 'development' in cyber for all those who say this is the BEST place in Klang Valley

1. Malaysia has become a hub for African ‘love scams’ which seek to dupe local women of their hard-earned finances.
“Early this month, police picked up 13 people including two local women, under Ops Tiong' in Puchong and Cyberjaya. We also seized ATM cards, 36 cell phones, 12 laptops and various documents,” he told a press conference today.
Read More : http://www.nst.com.my/news/2016/01/123169/...interpol-report

2. Selangor Narcotics police had their biggest drug haul so far this year by crippling an Iranian drug syndicate and seizing 10.5kg of methamphetamine worth RM1.2mil. He said shortly after being caught in Cyberjaya, the suspect led officers to a condominium in Neo Cyberjaya where they found a syabu packaging den. Police seized 8.5kg of methamphetamine and another 200ml of the drug in liquid form. Also confiscated were drug packaging tools.

3. Nigerian syndicate that intercepted RM1.8mil from a Saudi Arabian businessman who was buying cranes from a South Korean company.
The police then raided condominiums in Cyberjaya and Sri Putramas, where they arrested nine other foreigners, effectively crippling the international syndicate.
http://www.thestar.com.my/news/nation/2015...hijacks-busine/

4. The police have busted three syndicates with international links following the arrest of nine Nigerian men, including three suspected drug “kingpins” and seizure of 6.4kg of syabu worth RM2.5 million. Following the raid, he added, four Nigerian men were nabbed at restaurants in Cyberjaya and Bandar Sri Damansara.
See more at: http://www.themalaymailonline.com/malaysia...h.NndLlB2u.dpuf

5. The arrest of an international drug syndicate led by an Iranian drug expert last Saturday led police to the discovery of a drug laboratory worth RM3 million in Jalan Ampang here.
The 36-year-old ‘scientist’ with previous drug offences was arrested with six other gang members by the newly set up Special Tactical Intelligence Narcotics Group (STING) at three separate locations in Cyberjaya and Jalan Ipoh.

Limkokwings
1. I have a friend's daughter who is studying in Limkokwing University , and she was kidnapped by a Botswana student studying there as well. The African is 37 years old!

The daughter was kidnapped and managed to escape from that African. However, she had been raped, beaten, tied up and punched by the man. That bastard even got his African friends ( Botswana students too) to rape the daughter. Now the daughter is in trauma.

Because of this case, I have investigated amongst the Limkokwing students, and there are more serious cases that had been happening within these two years. Please read and spread the news to your friends, it's not rumours. Trust me, or you may ask any of the Limkokwing students!

2. A Kosovar man living in Malaysia who accessed the personal data of more than 1,300 government and military employees, and passed that data onto the Islamic State, has been arrested in Malaysia on U.S. charges, the Department of Justice announced Thursday. As of spring 2015, Ferizi has been living in Malaysia on a student visa and studying at Limkokwing University of Creative Technology in Cyberjaya, Malaysia.
http://www.usatoday.com/story/news/world/2...data/74029636/#

3. Raja Munirah Raja Iskandar Shah, 22, is believed to have been duped into being a “mule” for a drug syndicate.
Raja Munirah is a second-year mass communications student at Limkokwing University of Creative Technology in Cyberjaya.

4. Can refer to Lowyat forum also
https://forum.lowyat.net/topic/1543629/all

5. More reviews here

6. Even in Africano also

I think only new tenants taking the empty lots, the recent new tenant in dpulze are homes harmony, TBM, happikiddo, minoshe, ginger noi(Thai restaurant), secret recipe, tutti frutti, Kamelah, and a foot massage center.

Good to hear that, I never know there's still so many vacant lots for the new tenants.
If after a year's contract, the existing tenants still remains, that's a positive sign too.. smile.gif

As there are more and more development being built surrounding that area.

Why?

Actually the postponement was inevitable. Its a massive project, and there's no way it could be completed in 5 years, the earlier politicians were blowing water. Engineering consultants knew from the start it was impossible to do it in such a short frame of time. Then after dilly dally then only they listened to the consultants, and found out earliest possible is 2022. So with no delays, it would be 2022. smile.gif

Landed also need think twice. Even the most attractive Symphony Hill and Setia Eco Glades are having many complaints especially the later. According to SEG forum and feedback from owners, the design and quality are poor. SP Setia is obviously going downhill with the current management.

it's the same for everyone la, my friend. if someone complain about MK Land quality in dp, will you keep quiet?

SPS quality overall is average only. if one wants top quality go for other developer like E&O . in fact defects in new property is quite normal, just the quantity of the defects and the how fast/efficiently the developer rectifies it.

I think it is not the question of "quality" but what i observe of these "outsiders" they are just being picky anything about cyber properties. Whenever credits is due it is not given and these outsiders just criticise for sake of it. you cannot fault the forumners who has vested interest to be defensive. It is always easy to be just keyboard hero.

Some of these forumners not even visit the actual unit and yet they comment about the quality and workmanship solely based on picture. To be fair, quality and workmanship issue happen to 99% of developers in Malaysia especially among new purchasers where they set themselves a very high expectation on the delivery. I am not sure even Tan&Tan and Gamuda can have zero complaints about quality and workmanship.

Hi IMS2628,

based on you previous topic.

https://forum.lowyat.net/index.php?showtopic=3479016&hl=

it works out to be around RM2150 for all the rented rooms (4 rooms)

how much is a property right now in cyber ?

can you cover your mortgage loan ?

can you stay there ?

I think it's still a peaceful place to stay. There are many big townships which is not happening also during weekends...for eg. Putra Heights, Bukit Jelutong, Kota Kemuning but they r quite nice residential area.

At least Cyberjaya have places like Shaftsbury and Dpulze which offers plenty of F&B choices. Cinema, bowling, karaoke, gyms, sports and recreational, parks, all within 5mins can reach. Well, I'm happy to live in a place like that and it looks promising to have more offerings in the future.

wrong info, it is 70KM, 35 km each way. non peak hour, start my car from KLCC till park my car at cyber, within 40mins (I can make 30mins sometimes, avg speed 100 all the way straight in mex). peak hour, within 1hour, due to the jam in jalan tun razak. I tested this everyday.

for those who stay in PJ,Puchong, shah alam, seri kembangan or cheras selatan. non peak hour, 45mins, peak hour 1.5hr-2hour. these place are 20-30km away from klcc.

very simple reason, from klcc to cyber is "jam-smooth-home", to other conjested residential place "jam-smooth-jam in the town-home"

expensive toll, yes, petrol...almost the same bcos long travel time also consume petrol.

I travel the same like Zres.
10-15Km extra distance on 110km/hr is nothing however traffic jam is a big concern.

As residential, IMO do not need the township to be crowded and packed with people. As long as there are sufficient amenities, groceries etc to serve the needs

there are many affordable housing upcoming in Cyber. Eventually there will be hawker/foodcourt setup to serve the needs of the mass market.

cyberjaya is not well developed yet, if u take dpulze or prima 3 to conclude cyberjaya, u will say cyber is happening...if u just visit cyber United Nation office area and conclude your impression to cyber, it is a dead town...but for me is liveable la smile.gif

The early announcement did include Putrajaya station. But somewhere along the line it was somehow missing from some articles. However that is not sudden as it doesn't appear out of the blue. Take the following article for example, it was released in 2014.

The early announcement did include Putrajaya station. But somewhere along the line it was somehow missing from some articles. However that is not sudden as it doesn't appear out of the blue.

I wonder why "missing" on the way while others station still there in the articles hmm.gif hmm.gif

why not muar or batu pahat "missing" or even nusajaya too? blush.gif

The cycling lane is up btw. You can see it on Persiaran Semarak Api (in white and green). For a start, I think they're testing the cycling lane on just two roads. The other one should be Persiaran Flora.

Had you been following the news of HSR you wouldn't be saying the Putrajaya inclusion is sudden.

Article taken from wikipedia https://en.wikipedia.org/wiki/Kuala_Lumpur...High_Speed_Rail

Malaysia's Land Public Transport Commission chairman, Syed Hamid Albar, announced the stops in Malaysia on 22 October 2014.[20]

Kuala Lumpur
Putrajaya
Seremban
Ayer Keroh
Muar
Batu Pahat
Nusajaya

I prefer to believe a news that is just 1 week old.
From day one I bet HSR will stop at Putrajata sentral else how to convince investor to buy CCC?

is 15mins to get tai chao acceptable ? tongue.gif

its all individual preference and circumstances.

if you only eat tai chow once a week or longer....spending 15mins to dengkil is not that bad

beside....it also depends on each individual family.....if you are type that do plenty home cooking, or eat out before returning home and etc......obviously no tai chow nearby is not a problem

my scenario is assume I am a retired person and need to eat out 3 times per day (breakfast, lunch and dinner) and also need to watch my spending (no starbuck kopi for brekkie).............your 15mins WILL NOT passed my test....

like I said, its individual

Unless the row of commercial shoplot is just behind your home, most likely you need to drive out from your home to dine out.

Personally for me... 5 or 15 minutes is irrelevant and most important is the drive is jam free. We are not comparing 5 vs 30 or 45 minutes drive.

And second, unless you are really a fan or loyal to the specific taichow, most likely you will venture to numerous of places to dine out. I knew some purposely drive out from SEP to SJ or Sunway just to dine out.

Not on pork anymore...coz that's available in Cyberjaya and quite a few places serving pork.
The topic now is lacking of hawker stall... and very limited zhap fan choice. Haha... never ending story...

I think next time when there are chinese kopitiam with hawker stalls, then they might start complaining the food not nice in Cyberjaya.

IMO now Cyber is still a dead town, but more commercial projects are coming up like Tamarind etc. Dpulze is also doing fine so thats a good sign. Add to that upcoming projects like cyberjaya city centre, the new uni campuses and other projects in the masterplan it seems like this place is gonna boom (fingers crossed). Maybe Klang Valley folks are so used to living in crowded and busy area so despite the wonderful parks, well planned roads and amenities Cyber is still not attractive.

Seriously? Wow, nowadays young graduates get to demand higher pay and also get to be picky?
I really doubt they move because they want to capture young graduates... Every year there's so many graduates from MMU itself, I'm sure there are more than enough young graduates willing to work in Cyberjaya. Unless RBC Dexia has too many headcounts till they can't fill up.

Distance is really a problem la. I used to have frds who quit or decided not to chose to work in cyberjaya because of distance. Not anyone can afford a car or willing to travel so far if in KL they could get a similiar job with similiar pay. Then again, like u says they can fall back on mmu or limkokwing lor

Bro, how many company is within walking distance to train station? If everyone so easily can access to train station, our road will not be that jam.

There r a lot people staying in places u mentioned, but there r plenty who stays in puchong, seri kembangan, kajang, bangi, etc which are nearer to Cyberjaya as well. And most of them don't have easy access to train station.

Haha...okay la. Not arguing, but comparison many still not reachable by train. When taking train must consider walkability on both ends....origin and destination. If either one is not convenient, then people will not take train.

For Puchong LRT, I'm very well aware of it, but it's only up to BK5 now. Next year only cover the rest. All these while majority has been travelling to work by car.

Back to Cyberjaya, if the LRT extensions, new LRT3, MRT, MRT2 delivered on time and reliable, many will choose to travel on trains....CCC should do well coz it will attract more companies there.

Quite attractive...

Low density, low traffic, less hectic life...

But if u work outside cyberjaya its quite far...

Addedwith increasing toll, fuel and time lost travelling cost...

Doesnt make it an ideal place for many...

Quite true it's not ideal place for many. But for those working there should find it more attractive to stay here since everything increase. Avoid jam, avoid toll, avoid using too much petrol and gain some extra quality time rather than stuck in jam. Also, once MRT2 ready, going to work anywhere along the LRT/MRT line will not be an issue. Isn't that still better than many locations? At least this siberfar place have existing ERL, future MRT2 and HSR.

Cyberjaya Hospital seems to be on track as they have initiated to invite consultants to register interest. Skypark and Tamarind Square will add on more hang out place. CCC will also bring in a lot people.

My only hope is that govt will implement a daily cap for those using touch n go for public transport. Something like RM 8 per day no matter how many times u hop on and hop off the train or public buses. That will encourage more people to take the public transport.

Yups... My wife would move there in a heartbeat if she get a job with the same salary and benefits as with her cyrrent employer in shah alam...

I used to stay there for 5-7 years during my single day commuting back and forth to shah alam...

But nkve highway now really highly packed during morning hours and after office hours surely will be late to office even if i drive 45 mins from my reporting in working hours...

4-5 years ago it is still viable to stay in cyber and go work in shah alam...

True, yet subjective. Those who are drawn to CBJ or any location for that matter, did so for based on their objective and criteria, not mine, not you, nor anyone for that matter. As long as they are happy with their purchase, for what ever reasons, who are we to dispute their choice? Frankly, if I have no interest in that location, I wouldn't even go in there to spout nonsense about why I have no interest in that location. I have better things to do.

Ideal is a matter of perspective. I like Mont Kiara, but I can't afford it. So, I stay away from commenting in those threads. Poor man mah ... I don't like Semenyih, yet Eco Majestic attracts many. Still, I stay away from that thread coz my reason for not liking that area, is mine alone. Those who bought it, did so according to their needs, not mine. Just because I work in PJ, doesn't mean I can afford PJ homes. Just because I work in Bangsar, doesn't mean I can afford homes around that area.

Thus, it eludes me on why people who have no interest in that area, keep coming back to enforce their reason for not liking that area. It's weird coz it wastes their time, yet bears no consequences to them whether it is successful or not. They seem to jerk off to making people upset with their choice.

On a side note, I'm happy with the growing crowd of D'Pulze. For the first time after many visits, I have to go down to B2 for parking, that also requires many turns before finding a spot. However, they do need to fix their glass roof. It leaks and wets the floor near the cinema level, making it slippery. And water leaking onto the double floor escalator will in turn cause electrical issue if it gets into the electronic/mechanical components.

I'm torn between deciding whether to move to 770 sqft HYVE (3 car parks) or 958 sqft Verdi (2 car parks), since HYVE may complete at least 12 months ahead of Verdi from the looks of progress at site. I'm so looking forward to cutting my travel time to my work place in Puchong, from where I live currently. Don't want to waste renovation money on HYVE only to discover Verdi is more attractive for better living environment. Downside to HYVE is that there isn't any yard, compared to Verdi. That makes drying clothes a hassle as I prefer not to use dryer.

Also, looking forward to the SEG flyover to open up for more options of accessibility towards CBJ. I wish the authorities would quickly repair the collapsed bridge. It's an eyesore and an inconvenient to road users.

Bro, quite true, I don't go comment other places which I think is not ideal coz it's my personal view.

But at least some of the critics are familiar with Cyberjaya. But as u said, it's their objective and criteria. Some expert comment based on few years ago experience in Cyberjaya. Just choose what u like to listen lor.

Frankly, I don't mind objective views and criticisms. But some are just plain personal and smells of ignorance. I do agree that CBJ is far from ideal for many, and will take many more years before it can be a comprehensive township, ideal for living, play and maybe work. But isn't that what those who bought it envisioned that to be?

Anywa, if I recall, it is either 2nd quarter 2021 or 2022 in which the MRT Line 2 is expected to be operational. Thus, it is my hope that by then, the growth will suddenly see a spurt.

Agree with you... Normal people will never stalk other thread. The main reason I can see from their negative view its because their friends might had heavily vested in cbj, as you know human are jealous animal. They feel eye sore when friends are doing well. I find no other reason if one not vested but keep stalking this thread. Like the other guy above said their view is base on old "n" years experience.
The worst thing is, thread owner too much tcss.. Really eye sore looking all bullpoo comment..
Anyway, this is the quality of LYN forum. What can you do?

Exactly! You couldn't said it better! rclxms.gif

As for D'Pulze, I have been parking in B2 starting a few months back. It is usually pretty crowded during lunch hour / afterwork and weekend.

Based on the two choices, I'd go for Verdi. Better greenery and slightly bigger space but each has its pros and cons so to each his own. Hopefully you will find your ideal home in Cyberjaya. thumbup.gif

Yea agree, but very limited space left for new shops. Maybe Centrus @ CBD3 can compliment that. They r schedule to open in Q1 2016.

Wow, just realise MyTown shopping mall (new Ikea) at Jalan Cochrane will have a new ramp from MEX highway. Travelling time should be less than 20 mins from Cyberjaya?

Walao, who's the owner of this mytown mall? You need quite deep pocket and connections to get MEX to exit at your mall.

MEX is getting more and more popular with all the new connections. Next year, access to MEX should finally be enhanced with the slip road from MKN Embassy Tech Zone.

Also, the construction of MEX Extension to KLIA will commence as well.

Don't  really get wat this video trying to present. The consultant did so bad in this video presentation, so lousy. Who the consultant? HSSI consult?
*
The architect is presenting the toll plaza supervision building. Their name is the slides if you watched the clip. it's not bad, just they'd chosen diff visual style in their presentation. this 3D visualization is pretty accurate, most likely close to engineering tolerance. i think this is better than other artist's impressions which is not to scale.

Agree, but I tend to take alternative road despite a longer distance, at least I do not have to stop at every single junction.

Usually take Persiaran Semarak Api or inner road to Persiaran Apec/Persiaran Rimba Permai (the road along Dell & Bomba) depending on the destination.

Normally I will avoid persiaran multimedia. To go Seg, I will just in Ericsson there and all the way to reach SEG. Smooth and easy.

No point to have HSR if too many stations. I dont see what is the rational to have one in putrajaya, just travel to bandar malaysia la like everyone else in klang valley.

Lol. R u kidding? Putrajaya is under wilayah...federal govt bro...

Anyway I don't think it's about whether to stop on which state, it don't make much sense for hsr to have a station so near kl. The main purpose is to cut short travel time from kl-singapore. Having too many stops will defeat the purpose.

BTW they mentioned probably to have ERL station in Bandar Malaysia. That will allow ppl to travel from putrajaya via mrt2 or ERL to Bandar malaysia.

Well now there's nothing at Bandar Malaysia too. Once the station is there, business and commercials will grow. So the same if they stop at putrajaya. It will bring more prospect to this area. Unfortunately they decided not to have a stop if not sharing ERL track.

I suspect the initial plan to have Putrajaya station is based on YTL's proposal for the HSR last time...so they utilise the same track. Now I think their chances of winning the project is low. Most probably china will get this.

Another dedicated track only have more juice mah. YTL hasnt been in najib good book recently, no surprise if they kena sidelined again.

TRX and Bandar Malaysia are 1000 times more important for najib now as the land of 1mdb are there not in cyberjaya. The success or failure of cyber i dont think najib give a damn.

According to news, "However, he said Putrajaya riders could connect with the HSR when its Malaysian terminus was built at Bandar Malaysia.

“The ERL track runs alongside Bandar Malaysia. Once we have this (HSR) service, we will talk to the Government to introduce a Bandar Malaysia stop for ERL,” he said."

HSR stop will be at Bandar Malaysia. However, people still can travel to Bandar Malaysia via ERL. Nothing lose for Putrajaya/Cyberjaya residents.

If I from cyberjaya or putrajaya I will prefer to take flight fom KLIA to Singapore more faster and cheaper.
Don see HSR price will be cheaper than than flight.

Mrt2 will be able to reach Bandar Malaysia too. It's just the convenience if hsr stops at putrajaya station. And the potential it brings to Cyberjaya.

Well, i see there is inter-connection between ERL and HSR at Bandar Malaysia as a plus point for Putrajaya/Cyberjaya residents.
i am just trying to interpret so called "bad news" in different angle and positively.

Not easy though but the current market doesn't encourage flipping as the upside is very limited and the holding time is much longer

Feeling good vibes about Cyberjaya's future. Dead town or not, really looking forward for a long stay here with all the new developments. I agree with some others who mention the peace and tranquility. I just hope they maintain the lakes and green areas, provide more covered pavements so we can walk/cycle around cyber more. Another thing I hope is that Cyberjaya invests in more security (refurb the police station, up the patrols, add more surveillance).

Regarding HSR not stopping at Putrajaya, I think that is fine (as a cyber resident). I'm guessing the time and cost to reach Bandar Malaysia from Putrajaya is minimal compared to the whole HSR journey.

Ive heard of such cases before, all involving students who try to climb in their unit or friends unit from the corridor or yard area.

They just don't know how to value life and take things for granted. BTW similar case happened to locals too...not only Nigerian students.

Maybe referring to Hops & Grapes bar. Relocated from Century Square to Centrus @ CBD Perdana 3. Everyday early morning (7 or 8am) can see large groups from the bar going back to hotel/dpulze. I guess the bar move much closer to their target market...

Maybe referring to Hops & Grapes bar. Relocated from Century Square to Centrus @ CBD Perdana 3. Everyday early morning (7 or 8am) can see large groups from the bar going back to hotel/dpulze. I guess the bar move much closer to their target market...
*
If Hops& grapes its quite a decent english pub probably since year 2003. Usually office crowd after work and the food is good, but weekly one of the night will be full of Africans...experience that long long time ago and I'm not sure if its still the same. Haven't visited after they relocated to centrus.

Seems like a good idea, but there are some lane sections that cut through the roads itself perpendicularly (the one before the big roundabout next to TM). I'm not sure how they (whoever did this) plans to ensure safety of the cyclists. Would have helped to get feedback from those working/staying at Cyberjaya.

luckily people need to eat regardless if economy good or not smile.gif Just like property. And precisely because of economy, both husband and wife need to work.

High end / middle end f&B will be though. Food court is just nice I think.

I think it is good time to pump in money when other aren't smile.gif

Btw you still continue with your plan? Or you decided to put it on hold?

that's why cycling lane is needed. when there are more cyclist and cycling in the town become a normal scene, car will give way to them

many area is covered by cctv and cyberjaya has vr low crime rate, especially snatch and run case

As an traffic engineer, I would say that cycling lane will not be effective. Is just the same concept of motorcycle lane you see in Muar town.

Driver in Malaysia will not give a shit about that.

Is not about driver driving crazily or racing.. is just the psychology of cyclist. If there is a row of kerb to protect the cyclist or the bicycle lane is on the side table, that's different story.

Maybe now the traffic is still low in cyberjaya, you don't have the fear of getting hit by a car. When population increase, more cars will be on the road.

bro, as an traffic engineer, its your job the make the cycling lane effective la... biggrin.gif just kidding

btw, different town have different culture...the most important is right culture inject to the town, now I already can see car slow down when they see cyclist on the road.

ppl feel it is safe that's why there are more and more cyclist on the road, in future they will be more cars for sure but they will drive according to the road condition since they know cyber is known for cycling town, bang on a bicycle is much serious then bang on a car blink.gif

Well, I think at least with the bicycle lane, people will be more aware and lookout for cyclist.

It's a step on the right direction, just that it might not be on par with the best implementation else where.

With the current low car traffic density, now its the time to start implementing more cycling / public transport infrastructure. If they allocate more Park & Ride services and reliable feeder bus services (maybe can intro electric buses), hopefully this will sustain the car traffic load.

I tried in December. There was some promotional price which came to $17 per person. Food was decent (for the price you paid). Since it's not enclosed, the fumes or smoke won't stick to your clothes. I prefer it compared to volcano (quality down already).

FTMS said the college is moving from it's current campus at TPM, Bukit Jalil to Cyberjaya. I think there's around 2000 students enrolled there, so looking at things positively, there will be another 2000 addition to the Cyberjaya community soon. Definitely good for those owners who target student rental market.

It's definitely not a bad news. Better than leaving the Ericsson building empty. Initially I thought it should be converted into a museum or something like that.

Anyway I've never heard of this FTMS college before, but looking at their FB page seems like a decent education center.

It's not even a choice as business can setup anywhere. They r in KL and TPM, now TPM campus moving to Cyberjaya. I just think enforcement just need to be good. Ensure genuine students registered here and not those college that just 'host' foreigners for their student visa.

The uni is a good uni. I have seen graduates accepted into singaporean bank as I assume it is good.

There is no LRT at the moment nor being planned. And there won't be any MRT any time soon. By bus the only option mainly. cry.gif

On wikimapia, raudha city in SSP2 but still no progress, nothing much ongoing for SK Union, mascera19 and prima quite huge parcel of land being build. Can see better SEG shape up. Symphony park looking quite good progress although not hot topic. Roponggi land clearing. Autoville looks completed with road in the map. Ceria can see roof already. Check it out yourself.. Too many.. Hehe...

Actually not the recent map lar.. Just update to newer one.. Can see cbj shapping up.. Probably 6-9 mths old map..

Foreign workers' work permits expired and have to leave the country to get them renewed - that's what I understand from the SA who attended to me. That will cause a bit of a delay on the target completion date I suppose.

Dpulze is doing really great.. I remember when they first open many condemn only crowd for a year due to new mall effect.. Who knows today they r even better result than usj one city mall.. And better than setia walk mall also.. Although dpulze located at such a low populated area.. Truely amazing.. Cyber definitely a next hot spot.. I would say another 1-2 years, once more residential development completed

The centrus soho construction also not moving for long time already. For the centrus mall really have a lot of doubts on the management and how they will secure the tenant.

Lol... dont have to over exaggerate it la. It's just a neighbourhood mall and it serves well for the local community.
It's definitely a plus point and such a convenience for those staying in Cyberjaya to finally have a neighbourhood mall like that.

Tamarind is looking sexier by the day. Really like the artistic design. Hope both of them will do well. Tamarind is nearer to student area so perhaps it will give it some boost. Anyone knows when VP?
Also didn't hear much about Westlink from Setia Haruman lately after a big hype last year. Delayed launch due to bad times?

How about supermarkets like Giant, AEON Big, Tesco? I mean, besides Jaya Grocer in Dpuzle and AEON in Alamada?
*
It's AEON Big (ex-carrefour) in Alamanda.

Tesco in IOI City Mall, Giant and Pasar Borong in Seri Kembangan.

I will be staying in Cyber 11... when my condo is completed... in 4 years' time. I'm planning ahead as you can see biggrin.gif

I'd prefer to do away with puchong. That place is too messy and the people's mentality... speechless. I have high hope for cyber to be a much more decent place. At least the town is well planned, clean, with wide roads. Hopefully the people have more manners too tongue.gif

Lakefront Residence, by MCT. Opposite Setia Eco Glade. First tower should be ready by 2018, mine, 2020.
It's pretty much bare land over there right now, but I believe most of it is gonna be built up within the next 5 years...

if those booked translated to actual spa sales....then its not bad under current market sentiments.

but I dun trust MCT with its stickers game......surely they have BOOKED OFF all bumi quota....no where any condo projects can sold off bumi quota at tis early junction.

u got ur point but we cant be stereotype on this...look at pudu today, the standard is much much different with KLCC or bukit bintang...

many example to prove your logic above not working in every places

with so many new resident move in to cyber, actually we can see the profile already...2 classic example, rich old uncle (semi retire 50++)will prefer buy a land in SK and build his own bungalow...in cyber mostly mid age 35-45 buy GnG landed...

in SK & Puchong a lot, many multi millionaire got used to kopitiam lifestyle...

"gng landed in cyber cost from 1.2mil up (link nia)...how many 35-45yo can afford it?"

check out those landed owner in mirage, SEG & symphony landed, they are definitely not over 50, 1.5mil up husband and wife earn 15K enough la, 15K combine income is nothing nowaday, 7k each is mgr level only smile.gif

Just to share some info on Radius & Clique Cyberjaya.

http://propertyinsight.com.my/developer-of...berjaya-around/

There's mention of bringing Jakel Group to Radius, but I wonder what Jakel group will do here. Open textile shop? Since Jakel group also in property development now, I don't think will be their office.

Agree, Cyberjaya somemore a higly planned city..the road is very wide and improvement to the city doesn't need to demolish current structure unlike other mature area.. New developments will have resistance from existing and surrounding population.. In Cyberjaya all facilities planned already, just wait for budget and right time to realize

There's a new Nasi Kandar also at Galleria Cyberjaya (the building behind drive thru starbucks) facing Cybersquare.

I think that is like the first shop ever open in Galleria.

Your comment is a bit misleading, but I know what you mean. The Kayu nasi kandar next to Burger King sudah tutup.

Thats prob because the quality of food there does not match the expensive price. The Kayu at SS2 is also expensive but at least the food is consistently good.

Is Cyberjaya good to own stay or invest ? I saw a lot of Condo, Corporate office and University there.  smile.gif

With many projects to VP these 2-3 years and considerably bad times you will start seeing people move in. Previously many buy as investment to rent and flip but since market will slow down hence it may encourage people to start moving into Cyber. I personally like Cyber for own stay but since there's uni there you will also see many non locals here. But most I believe are real students so it's a good blend and boost for businesses

What do you think of LakeFront residence? Assuming the developer delivers on its promises (https://www.youtube.com/watch?v=3c3tqB4FQnc -minus the birds singing and the noiseless cars tongue.gif).

I ask because I've booked a unit at LakeFront with the idea of renting it, but now I'm seriously considering moving to Cyberjaya instead. Haven't signed the SPA yet, so it's not too late to change my mind.

Looking for a more peaceful and relaxing environment than my current home: sri kembangan, landed. Very jammed, too many fireworks for whatever occasions (even no occasion). Cheap but inconsiderate neighbors...

lakefront is a very high density project and there are plenty of projects within the same street..
so not sure whether will it suit your requirement of "more peaceful and relaxing environment"

would you consider other low density project within cyberjaya?

Yes, Lakefront will be 8 towers, totaling 2400 units. That's one of my concerns. On the other hand, my booking is for Tower 4, on the edge of the development, facing the lake, so not that bad.

I can consider anything else, ready or under construction. My budget however is only 600-700k and I'm expecting 1200-1300sqft with min 3 beds, 2 baths (my booked unit is 4 beds, 3 bath, 1292sqft). Ideally, not a property popular with students (because of the noise).

Lakefront has the advantage of being surrounded by high end landed properties (lakefront villa and setia eco glades), easy access to MEX and Elite highways, and the artificial lake makes for a nice setting (on brochures at least. Whether it turns out as nice in reality is another matter...).

How about Ceria condominium? Its quite low density with a few rows of link houses within the same compound, gated and guarded. Next to Tamarind, and the price quite cheap too. They have larger units that fall in your price range (3bed+studio dual key, can reno?)

The unit is very similiar to LakeFront: same sqft and same dual key concept. I like the low density, only 350 condo unit, 10 unit per floor, that's pretty nice.

On the other end, no much greenery around and it's next to AutoVille... The last thing I want is to hear engine revving noise mega_shok.gif

Well, I would say Redtick will have their own market. Their fruits are from MBG. Redtick's vege and fish also quite fresh, this is from my experience at Setiawalk Redtick.
