Hi, I'm new to Cyberjaya. Was wondering if there's any pasar malam nearby?

How about supermarkets like Giant, AEON Big, Tesco? I mean, besides Jaya Grocer in Dpuzle and AEON in Alamada?

I see, so it's really just Jaya Grocer in Cyber, and drive away for more.

No pasar malam at all?

if u go north towards puchong from fallen bridge there you can find pasar malam, tesco extra and uptown puchong. quite okay if u stay around cyber 11 and 12.
*
I will be staying in Cyber 11... when my condo is completed... in 4 years' time. I'm planning ahead as you can see biggrin.gif

I'd prefer to do away with puchong. That place is too messy and the people's mentality... speechless. I have high hope for cyber to be a much more decent place. At least the town is well planned, clean, with wide roads. Hopefully the people have more manners too tongue.gif

4 years..? take your time.. lake view residence?

Lakefront Residence, by MCT. Opposite Setia Eco Glade. First tower should be ready by 2018, mine, 2020.
It's pretty much bare land over there right now, but I believe most of it is gonna be built up within the next 5 years...

honestly, if you talk about non gng landed....I believe everywhere is the same lah....puchong or cyberjaya.....

I know in Subang....even its a fng place, often parking (off street, but within the FnG area) causes major problem for residents....
*
I'm not familiar with Subang, but from my experience living in Puchong, Seri Kembangan, PJ and Damansara Perdana, I can tell people behave a lot better in general in higher end areas. Hopefully Cyber is more like Damansara than Puchong. Too many gangster wannabe in Puchong tongue.gif

A few units still available in Tower 2 and 3. Tower 4 was 2/3rd booked as of last week. No idea if that's considered fast selling or not though...

What do you think of LakeFront residence? Assuming the developer delivers on its promises (https://www.youtube.com/watch?v=3c3tqB4FQnc -minus the birds singing and the noiseless cars tongue.gif).

I ask because I've booked a unit at LakeFront with the idea of renting it, but now I'm seriously considering moving to Cyberjaya instead. Haven't signed the SPA yet, so it's not too late to change my mind.

Looking for a more peaceful and relaxing environment than my current home: sri kembangan, landed. Very jammed, too many fireworks for whatever occasions (even no occasion). Cheap but inconsiderate neighbors...

lakefront is a very high density project and there are plenty of projects within the same street..
so not sure whether will it suit your requirement of "more peaceful and relaxing environment"

would you consider other low density project within cyberjaya?
*
Yes, Lakefront will be 8 towers, totaling 2400 units. That's one of my concerns. On the other hand, my booking is for Tower 4, on the edge of the development, facing the lake, so not that bad.

I can consider anything else, ready or under construction. My budget however is only 600-700k and I'm expecting 1200-1300sqft with min 3 beds, 2 baths (my booked unit is 4 beds, 3 bath, 1292sqft). Ideally, not a property popular with students (because of the noise).

Lakefront has the advantage of being surrounded by high end landed properties (lakefront villa and setia eco glades), easy access to MEX and Elite highways, and the artificial lake makes for a nice setting (on brochures at least. Whether it turns out as nice in reality is another matter...).

How about Ceria condominium? Its quite low density with a few rows of link houses within the same compound, gated and guarded. Next to Tamarind, and the price quite cheap too. They have larger units that fall in your price range (3bed+studio dual key, can reno?)
*
The unit is very similiar to LakeFront: same sqft and same dual key concept. I like the low density, only 350 condo unit, 10 unit per floor, that's pretty nice.

On the other end, no much greenery around and it's next to AutoVille... The last thing I want is to hear engine revving noise mega_shok.gif

I don't understand why so many people in this thread want to bash Cyberjaya when they are clearly not interested in the place. We get it, you guys don't like it, that's fine. No need to try to force others to think alike. Each his own.

I really like Cyberjaya town planning. It's green, spacious and tidy. There's a definite will to keep the town organized and livable. Each new development fits into this mindset. I also like that there's no industrial zone or factory.

Roads are wide, bicycle lanes are starting to spring up. There's no congestion and more than one road to get anywhere. That's very convenient. Getting in and out of Cyberjaya is easy as well, we have Elite, MEX and LDP, plus the Cyber-Putrajaya expressway and Putrajaya link to cross north-south and east-west.

New property currently under development will definitely bring more people to stay in Cyberjaya, and not just students or expats. Setia Eco Glades is clearly targeting upper middle class families. Lakefront, Mirage by the Lake, Symphony Hills, etc. are also higher end properties. Mixed developments with mall, offices and residences are making the town a lot more convenient than it used to as well.

I'm very enthusiastic about Cyberjaya's near term future.

PH only have themselves to blame. If they didn't create trouble, they won't be noticed.

In a country full of stereotypes and institutionalized racism, you don't have to create troubles to be singled out and blamed for all ills. It's easy to blame others; a lot harder to reflect on one's behaviour.

So, is it another good news for cyberjaya? putrajaya to kuala lumpur 30 mins, meaning cyberjaya to kuala lumpur only 20-25 mins?

http://www.theedgeproperty.com.my/content/...d-no-extra-cost
*
If you want to go KL quickly, you'd be better off taking the ERL: only one stop to KL Sentral, 18min.

The MRT line 2 will be much slower. The quoted 30min time from Putrajaya is only to the edge of KL (Bandar Malaysia South station I reckon). That's 15 stops, average of 2min per stop. Cyberjaya is only 1 stop away (2 stops for Cyberjaya North) from Putrajaya, so Cyberjaya to KL (Bdr Msia) would be 28-26min.

In the end, it depends where in KL you want to go, and that's likely going to increase the journey time by another 10-15min (change of line, wait for next train, extra distance...).

ERL expensive mah... so MRT cheaper.. so if 18 mins u pay RM14 at kl sentral, and 26 mins you pay RM5 to reach ampang park which u choose?
*
ERL on a monthly pass to limit the damage. On a typical commute, that averages to RM8 per way. Much more competitive already. RapidKL monthly pass is a rip off, it only shaves a few cents off per trip. Also, Ampang Park via MRT2 is 20 stops away, so you're looking at a 40min trip, not 26min. Anyway, it depends where you go and how much you value your time. MRT2 is still a long way to go, in the meantime it's driving or ERL.
