How to move without basic infra. I thought ijm have satle all this issues. Or maybe they wait until phase 2 complete then only can have proper infra.

hmm.. at least 2 house has moved in + 1 renting. Street Light inside Chimes compound + around Rimbayu is working. Only the stretch from the traffic light towards the 3rd roundabout not working. But this is from my last visit 2/3 weeks ago not sure about now.

Inside Chimes the street light is working but it's still consider dark because all the houses the still no light.

I know at least 4 house, 2 houses in 22x75 and 2 houses in 24x75 biggrin.gif

MBSA. After traffic light on MDKL. But i think can feed back to IJM since new highway havent open. That is the only road can go Rimbayu. They should think of it.

You don't plan in move in already......
Only 1/2 unit rented out only. Those lucky investor rclxms.gif

Still less than 10 family move in by now. May be by the month of July will be more.

22x70 will be left beside after road of precinct. periwinkle on the master plan.

Yes.... build up different by about 400sqft. 1700 vs 2100 sqft.

2nd point: save on progressive interest + you may stay immediately (opportunity cost like renting cost).

.. can rent out? From my experience KK/Bukit Rimau area rental is dismal... RImbayu would be worst since no ammenities up yet...

Also.. the road into Rimbayu... I think at night still got some stupid guard put cones to block entry after the traffic light?

first off, my entrance door could not open nor close. it is just stuck there. The entrance door's rubber seal also is not well done. A lot of misaligned tiles at living room, and some crack ones too. A lot of paint chips and wall cracks appeared on living room, dining room, every single room in the house and also at the ceiling above the staircase.

Bro. If ya wanna do some renovation, do it before moving in. Once you move it, its almost impossible to do anything major. Best you can do is some cosmetic works/cabinets. All wet work would be difficult if not impossible.

Loose fittings, paint chips, wall cracks. Those are easily rectified.

But the tiles... they will fix that? Crack ones maybe... but misalignment?

yeah, I am not sure about that too, went to another house today to see if it is only my house that is affected. it looks like it is was purposely build like that so that water can go to the water hole in the kitchen. but the house I compared was not as bad as mine.

unfortunately, no pictures since been very busy with work now. sad.gif

I know, but need to survey around for design, right now, only 1 contractor is doing all the renovations and I could only see same design for all 12 houses that they have done. need more time to think. laugh.gif

The solar panel come with IJM is only for bathroom water heater, not even to kitchen faucet.
For full house I think we need more panel and batteri..

Once quota finish, u got money also cannot install.

All the electricity generated only sell back to TNB.

This apply to those want to sell back.... upto RM1.1888 per kWh (very good price if you are able to sell back).

Last time I know one is you install the solar panel and sell back the energy generate to TNB (as it make sense for sell at higher price while buy back electricity from TNB at lower price).

SenQ one is more for generate for own house using..... you will be able to offset the total electricity usage. From what I'm understand from the catalog.

hi guys ... do you all encounter any disbursement problem from the bank for subsequent progressive billing (meaning progressive billing after the first disbursement). My lawyer ask me to chase after the bank directly... Anyone experience any disbursement delay after the first progressive billing ?

The solar panel you can either use yourself or sell back to TNB.

Selling back to TNB is the better option cause they buy form u at a higher rate, then u buy "normal" (non-green) power back form them at lower rate.

If u intend to use yourself, no quota or whatever restriction, just install and use.

I called both, the layer and banker to follow up when it is close to due date.
Doing that we will know who is the delaying party.

Last time i called lawyer, lawyer replied saying done done done..waiting bank
then i called banker, banker said pending lawyer document.

After the 1st disbursement, there shouldn't be any delay in the subsequent drawdown as all the documentations should have already been done before the 1st disbursement. I can only think of 2 possibilities ie the delay in receipt of the billings by the bank (though purchasers have received it) or the bank's fault in delayed disbursement.

Who had informed you about this?  I'm complaining the low water pressure to IJM but they yet to feedback anything to me.

Hot water supply by solar will have high pressure due to the heat. But cold water water pressure too low due to bad design. For house value of minimum half a million, can we accept such lousy design?

Being such a big township (the biggest among Bandar Rimbayu, Tropicana Aman and Eco Sanctuary), I believe there will be various types of residential here including semi D and bungalow.

hi.. new here.. interested to buy a unit for own stay around 2017.. interested in chimes or scarlet..

a) say if buy chimes (sub-sales) now, need to hold until 2017 before moving in to stay.. i believe it is a bit tough to rent it out now until after 2 years.. so it is like not so practical to hold an empty house for 1 or 2 years? but if i dun buy now and wait, the price will eventually increase also.. hmm..

b) went to the gallery and checked out scarlet 1-2 months ago.. really like the design.. cheapest intermediate around 790 - 820k.. not sure still available or not.. maybe left only bumi units and corner units (which are too expensive for me)... if the intermediate units are still available, although the price kinda over my budget.. the advantages are that i will get to buy scarlet (i think scarlet design is nicer than chimes, but chimes is still good), and dun have to pay full installment monthly first until the completion around end 2016, at least dun have to hold an empty house for so long?

or should wait again for new phase? but new phase slightly smaller built up right?

Buy before price increase. Go for scarlet as promotions still on. Subsale no promotion.

Scarlet very exclusive. But since scarlet has less houses compared to chimes, expect maintenence fee steeper.

Go for scarlet since u no rush for moving in. Many benefit for you like installment, free legal fees and etc, design as you love more.

That's is a temporary guard house only. IJM will build a proper guard house for us after we get authority approval. Boom gate will be on our own....

So far IJM only commit guard post + fencing. No AUTO BOOM gate commit..... They give you those "TARIK TALI" type biggrin.gif

How about same like this? Ken Rimba just small developer and individual title i believe. also selangor. also early little bit than IJM launch only i think.
But guard house seems quite decent.

A committee by resident need to be form first, be it Chimes, Perennia, Scarlet. it would be great if IJM can fence it up. I saw chimes with boom gates and security likely provided by IJM for only a year. without fence, I just walk inside by the side which defeat purpose of security guard.

Even if its fence up, need to ensure at least a certain percentage of resident (80% ? anyone care to correct the figures) agrees, still there will always be blacksheep residents whom don't agree to paid for security, fencing etc.

Like all residents area, they need to be very strongly united, just like the 60's kampong days. nowadays, if one try to be united, ppl say trying to be busybody rclxub.gif

hey guys, don't mind me asking... are there still Chimes/Perennia/Scarlet units available from the developer or they're all 100% sold. (there's more than 500 pages to go through and I haven't done so, will run through V3 thread a little later)

I haven't had a chance to call IJM yet, I may swing by there over the weekend.

Alamak, this one more than RA set up and really looks ugly. lol.

But most of the BU housings also similar to this but their guards are good and smarts to follow your cars if you're visitor to a certain house with unit number provided.

Some is because bumi unit. Some is because the direction of facing. Even new launch, the price also different due to direction of facing around 30-50k.

Not surprise. The end lot purchased from developer during bumi release is already close to RM 1.1 million. This doesn't include the legal fee on facilicity agreement and MOT.

Yes, sometimes i also agree on this.
Because the concept is flippers Take Risk to help Developer Sold Out, in order Developer got Cash Flow / Capital to build further more phases.
If no flippers, phase 1 remain many, developer no cash flow no confident, then no new further phase, township dead.

So flippers earn less than 100k also make sense, because need take risk. So investor holding longer for many years for 200k also good.

But this concept is implement to good developer with control on purchaser like Q, like ballot and etc.
Not like some many developer, let few big group of people bulk bought and they control the sub sales price.

Yeah, those dominated by few big groups of bulk purchase likely will have higher proportion of flippers which to me supposed to be the lowest % for a healthy mix. Anyway, flippers are needed for "price discovery".

I think theorically is like that. Indirectly also like dibs. But this still need pay progressive interest of 10% of S&P price

I see... given the interest is only on the relatively small sum ie 10% of S&P, this scheme seems to me carries 90% DNA of DIBS. If loan is 80%, it means no interest servicing at all by the buyer during construction period which become 100% DIBS DNA. Just wondering whether any regulatory compliant issue hmm.gif

You actually save interest for less than 60% of SnP price for few months only.. Most probably around 10k there.. So they increase the price by 15 k and offer this promotion to you (instead of giving you rebate on your downpayment)... More like a marketing gimmick to me

That should be the case.

IJM collect 10% upon S&P, claim another 10% on next billing while remaining 80% only upon completion.

If no price increase, then a bit save for buyers but not much diff to cash buyers. How good if this is applicable to new projects or pending 24-36 mths completion.

Overall how's the workmanship? Does IJM accomodative to your claims on the defects or try to push the responsibility? How's the experience so far?

I don't have the before and after picture but the before quality is not that bad, my defect list is 2 pages long. But IJM is very helpful especially the PMO people.

I went to check on my house after I have submitted my 1st defect list. I noticed that the 2nd floor toilet has some leaking. Came by again the next day to check on the progress, they have rectified it even though it was not on the original list. They even checked other parts of the house, some I have overlooked too and they managed to rectify it too.

I do have some complaints on their wall paint as I have requested them to paint back the wall, but they only did some minor touch up. But overall, it is a very good experience. They do have a lot of houses to rectify, but they kept their word by 30 days, it will be done.

Oh no, I took my keys on May. Submitted my rectification form after came back from overseas which is around 8th of June. They completed all the rectifications by July 7th. They only started the rectification work at the end of June. It all depends on when you will receive your keys. I have changed the date with my owner twice before finally moving in end of this month.

I would advice you to have back up plan because not sure you will be among which batch to receive the key. Once you got the keys then should be quite easy. Like me I thought I will get the keys in March but only got it in April and like Botack only got it in May.

One of Chimes owner I spoke to just move in few days ago while his unit undergo renovation. He just completed his master bedroom first and moved in. Reason being, he already sold his old house and have to move out after 3 month delay smile.gif

For my unit.. I think it was quite good. I don't have much complaint (still 2 pages long) but mostly are minor defect, hairline crack, paint issue, some minor dent etc. Only major issue with me is the low water pressure for cold water. Other units also have problem with mater pressure I think.

So far only one unit got major issue with water leakage but it could be due to the renovation that the owner did also. The leakage was rectified by IJM & owner's contractor.

In overall, I think the quality is quite good.

I think your financial is solid - less worry.
Personally, for own stay, I prefer to buy fresh new from developer rather than subsale.

THe poor have nothing to lose, the rich have already hedge their position elsewhere, the middle class have no where to go.

To be frank I'm eyeing Singapore VERY seriously. Thankfully, its very easy to find employment for my line of work in Singapore.. pay comparison to Msia is 1:0.8/0.9, so its pretty doable.

My view is that Malaysia is still not as bad as Greece / Argentina and still remain reasonably solid for its current fiscal position though those concerns raised by the rating agencies are valid too. Banking system is also well capitalized and better prepared for another financial turmoil compared to the Crisis in 97/98. Some may get hit but I believe those prudent ones will survive. I'm not the supporter to the current regime of our gov and I don't buta buta take the silly words of those jokers - anyway just my RM0.02 wink.gif

Btw, good for you to explore SG as the rewards there are really promising. A number of my friends who work there really happy with the fortunes they made after years of hard work.

Just now went to Canal City to see Rimbayu, Tropicana Aman and EcoSanctuary but only managed to view rimbayu because cant find the sales offices for both TA and ES. Rimbayu quite impressive and I think the town design is quite good. But price also quite good in particularly Wisteria. Also, frankly quite far...... Both wisteria and Perkiwdle still have units avaiable. Quite a lot...

Yes, interest serve per year around 25k++.
So depends on individual, whether the price at there able appreciation about 50k per year. If yes, then is OK.
If believe only will appreciate around 25-30k per year, then better sell now.

Normally the agent only got one unit which is not good location or bumi lot. Others mostly higher price one.
You may try to call and ask. If good location, good number and non-bumi, faster grab loh tongue.gif

there is no unit that really facing junction in chimes... only 1 cornerlot unit in 22x75 near to junction and 1 endlot unit 24x75 facing cornerlot/subroad junction... which is actually good because u got extra spacious for parking...and u dont have neighbor in front of u...

U get what u paid for. Phase 5 is better made than phase one.

If u can get tropicana/eco world for 600k would be better. Or get a subsale at kemuning utama. My personal view.

Ya true. But KK is under Shah Alam with restrictions on the type of businesses which can be set up. KK mainly mid sized developers.

Canal city with three big developers and not under Shah Alam jurisdiction. So commercial activities will be more vibrant and "wong"?

In terms of facilities and services, Shah Alam is way better that kuala langat. Kuala langat is more like kampung. Duno whether kuala langat can handle all these modern developments anot. Maybe developers need to educate them. Haha

But in term of type of businesses, kuala langat offers more flexibilities.

Agreed. But for some new area which fall under shah alam oso not really well maintained. Ttdi jaya, u6, bukit subang oso under shah alam district but I don't thnk they have better infra.

Hahaha. Just let agent play lo. As long as they can success transac with good price. OK one.

Because coming 22*70 launching also near 700k. So just believe having some holding power to buy time let these area more explore. good price no worry.

Workmanship is so so only. Its not like u be seeing very nice tiles etc. i still think the more phase the better build. Nothing to shout about. But more n more ppl visit ijm office nowadays.

If take phase 1 for spec comparison, sure is so so.

Yes, actually is getting more. Because Tropicana Aman also coming phase 2, Eco Sanctuary, 1-2 months time will opening too.
These 3 developers sibeh many activities seriously, so getting more and more people know.
Nicer township scene keep grow, i also very like Tropicana Aman Sales Gallery and Concept.
But 3 developers having different market too,

If u said about workmanship, it should refer to finished constructed product whether it is good or bad. If you are referring to spec offered, it shouldn't describe as a 'workmanship'.

IJM isn't the only developer that have provides unsatisfactory quality. I visited some of sime darby houses at Ambang botanic and they have lots of cracks. These happened at those phase where initially the selling price was very attractive

Well things like fittings. Power points placement. Small cracks here and there. Material wise, id say first phase is the cheapest. But rather the specs that is underwhelming.

All being said, these will compensate by having fence up. Provide more safer feeling.

may I know if the bank has not Disburst the last drawdown, developer cannot perform the final inspection, is it? So for normal process once the bank drawdown the final amount, that's when we know we will get the key, is it? Plz someone here please clarify.

Quite agreed that IJM being a reputable developer should have get the electricity and water ready. All these petite issues could easily spoil the good name.

I thought this issue already resolved. Last time it took a few weeks after VP to get all units installed with water meter and TNB meter. If not mistaken they said contractor don't have enough meter and what not. But after that all ok.

The buyers are always the best brand ambassadors - who else that know better than them in terms of their experience with the services and product quality of the developers?

Btw, the delivery is very near to the vp deadline? Timrline is so tight that can't even get things fully done before delivery?

For Chimes, due on March and they start the hand over on March itself as well. initially though they could do it in Dec/Jan (as based on outside like mostly done), but finally they delivered in March - early May depend on the owner purchase date.

Yes, this is not short term flip in fact. Because really is a new township around that area.
The best time should be 2018. But 2017 also not bad i guess.
Because no more new phases for normal double storey and quite many moved in. So only the demand will come...

Yes, agree with you. i also tell around friends like this.
No much worries, for invest in this way.
Consider no Risk for losing money. The Risk is only earn very less, better than FD.

Let say having holding power, for Perennia subsales 810k for mid 2016, 860k for mid 2017. also not bad (havent include the boom factor yet in canal city). Every year 50k increase ok ma smile.gif
Unless those believe for Perennia subsales 780k for mid 2016, 800k for mid 2017. then can sell now.

Woohoo, i got the letter today to take VP for Perennia. Was expecting it only end of aug at first. It says u can collect and visit the house on your own or u can make appt for joint inspection. Which is recommended?

And there is also a service maintenance fee tht i hv to pay. Its ard rm300. Is it the same for chimes too?

Me too? Why buyers have to pay maintainance fee since i remembered ijm said first year free service.....looking at their item list, the charges came from landscaping , rubbish collection....unbelieveable ijm treated this as strata title....is this real joke to charge back for free guards?

This is the maintainence fees for the first 6 months for them to engage someone to collect your rubbish etc before they hand it over to the council...

Funny, logically it should be at their expense, not the residents as they are supposedly to manage this until its handed over to MPKL...... If this is the case, IJM should also be held liable if the road leading the houses is still private... How abt that?

They also will launch many gng in future. Just they feel still got market for individual title preferences. Because not all willing pay so high maintenance

Haha. Not sure whether is phase 6 or not. But Q4 will launch. Initial phase 6 is service apartment + shop lot. Also Q4. Duno which come first.

I also do not have much details. But just know is less than 50 shop lot for phase 6. forgot is 43 or 48.
I believe first phase of shop lot also sold out within a day.
Many people love to buy shop lot. hahaha.

I went to view the Scarlet mock up unit last Sunday.
Generally I am happy with it. What you guys opinion?

The common area, pantry, kitchen are bigger than I saw from Facebook photo.
The back yard is covered by concrete wall, unlike chime and perennia.
Material used is quite decent, is upgraded version from brochure spec.
The master bedroom ceiling is high, should be 11/12 ft, I didn’t expect that.

Big drawback is the Scarlet selling point, unfortunately.
High ceiling is covering only living hall.
By imagination it will be nice, but looking at the actual unit, it really made no different.

Overall scarlet looks nice with good materials (from the naked eye). Kitchen a bit small,might need to extend out. Upstairs the elevated master bedroom made the living hall to have a small gap at the bottom

I am also happy with it. I feel quite nice with wide entrance and high ceilings.
Quite spacious except kitchen little bit small.
I personally love the outlook with "red bricks" feel, but many told me they dun like, the feel like "factory" blush.gif

Well, if one believes in the strong potential of a new township, it should consider shoplot - good for both yield and capital growth. But, like other prop investment nowadays, got to have the ability to hold.

You still need to pay assessment fee.
Maintenance fee to developer, still need to pay. Although theoretically if it is individual title, I think you can choose not to pay, that of course creates additional problem.

There could be argument that since you already pay maintenance fee, then you should be exempted from assessment fee. However I think by law you still need to pay assessment fee, otherwise you risk being fined.

If not mistaken, is next to phase 1. So if you see from map, is actually that area is full of commercial building. So quite potential i believe.

If that is the case, then it is potential before subsequent phases coming in. Bcz a small commie area of 40-50 units cannot do anything in terms of self business or even collecting rental.

Yeah I noticed that too, but with some ID will making it better or even unique.

So phase 4 only 110 units? So i believe 6 guards for 24 hours is enough. i think need RM200 around.

yeah, 6 guards sound reasonable.

my area oso 24hours guarded.
But i see max 3 faces only, they work >8hrs per day.

I'm impatiently waiting for my key collection letter. The office said the second batch list is possibly available by this Wed and they will start sending the letter next week. I've told my landlord September will be the final month. I really hope I can move in by October.

Anyone has contractor's contact? I still do not hire contractor for plaster ceiling, kitchen cabinet and grill. Kindly suggest/recommend if you have any. Thanks!
