Phase 1 = Single Entrance (526 units). Entrance 2 + 4 rounding. Total 6 guards / shift

Phase 2 = Two / Three Entrance (~500 units). Per entrance 2 + 4 rounding. So minimum 8-10 guards / shift

Phase 4 = Single Entrance (110 units). Entrance 2 + 2 rounding. So total 4 / shift.

Anything less than this figure will actually make your guards / security acts for DISPLAY only.

Just my 2 cents opinion.

Agreed. Means Phase 4 need 8 for 24 hours?
I am not sure kota kemuning Lakeside how many Guards, but their units also about 100++. Their maintenance fees around RM250 if not mistaken.

You may visit phase 1. A few contractors there doing works n putting up their banner.
One of the dominant one is SM constructions. They are doing a few houses. If lucky , may also view the finished workmanship

Anyone have any latest updates when Phase 4 estimate to give out keys, Oct, Nov, Dec ? I ronda the other day, phase 1 and phase 4 looks complete sametime. Last time I went, they dun wrap the main door, now from phase 1 to 4 they wrap the main door, meaning its likely ready kah ?

Did not know phase 4 got one entrance only, is it facing the apa nama semi D house ? if only 1 entrance, guess need only 2 guards per shift total 4 for 24 hours. whats puzzle here is if they start to fence up individual phase, meaning one cannot cross over without going thru security or what is IJM plan to perhaps fence the entire perennial w maybe 2 entrance.

Guess its important guard without gate is useless, just like when I saw chimes, security ask question here and there but one can just park besides and just walk in rclxub.gif

i think phonixloo is actually mean 12 guards needed for phase 4.
per shift, 2 guards at entrance, 2 guards rounding.
Say 24hrs service, 8 hrs per shift, and 3 shifts per day.

Ma 12 guards needed...250 enough? si beh jia lat
phonixloo ada betul on calculation?

Normally they run 2 shift only. You may reduce to 2 guards only shift at the entrance only, the security is mean for display only. Not really helping. Just my 2 cents.

Security & safety always not cheap. There are Taman charge RM50 per house, but only one old man there to show off and wayang. If you think you would like this kind of security, go for it. Anybody just show your hand can go in already. blush.gif

Apparently I am among the first batch for Phase 2 VP. Took my keys last Saturday and have not done the inspection with the developer. First impression of the surrounding is good and can't believe the massive construction that happened since I was there 4 months ago.

May I know any owners here who plan to stay immediately after VP? If not, are you going to rent it out? What's the figure for renting out the unit?

The development will continue to be massive and I am not going to stay there for, probably another 1 year.

However, it is a beautiful township indeed, and can foresee the potential in 5 years time-span.

Yup.

THere are current Taman in KK that charges RM60..... I think 6~8 guards. 2 Entrance. Proximity card system, with CCTV at both entrance. Each entrance 1~2 guards, rest patroling.

Heard member said that, have agent called him that they already sold Chimes price at 730k for 22*75 (around 10 units), 800k for 24*75 (1 units). Not sure how truth.

The maintenance fees for strata tile e.g TA phase 1 only RM250 per month, looks quite cheap compared to individual title which might cost RM 150-200 just for the guards.

But if you compare to 400++ units vs 400++ units.
Is about Rm120 vs RM250.

Just for sharing, Kemuning Utama individual titles maintenance fees just about RM60-80 for 400 units++.
So if RM120, is very comprehensive and awesome..
For Strata title, because at beginning year, might cheap because some costs bear by developers in fact. but when hand over to committee mostly will increase.

But of cause strata title will look more grand smile.gif

Heck the more guards the merrier.

6 guards per shift, is okay for single entrance. i still think 8-10 (put one around corner here and there) better. Rm 120-150 for 400+ units sounds reasonable for peace of mind

I was thinking the same but unfortunately some people wants it to be at the range of rm50-100
