Alam Impian sits on 1,235 acres of elevated land in Shah Alam, Selangor. It is one of the few remaining areas left in the Klang Valley offering a vast piece of land to be developed. Launched in 2006, the township will offer a total of 10,000 homes for a population of 50,000 upon completion. In addition, a 14.7km Lebuhraya Kemuning – Shah Alam (LKSA) highway is now partially open, linking the township to KESAS Highway and Federal Highway.

Alam Impian is another testament to Island & Peninsular’s constant innovativeness in township development. Conceived on the idea of ‘Township of the Arts’, Alam Impian will exhibit art in every possible manner. The township will be akin to the largest platform for the arts with features such as installation art pieces in designated areas, landscape and street art, graffiti walls, an art gallery, linear parks, an amphitheatre and a 31-acre central town park. These features are aimed at inviting and involving the residents with arts activities and appreciation. Together with distinctive arts features, the township also offers modern facilities and the many trappings of modern living.

To carry the ‘Arts’ theme, homes in Alam Impian are also designed with art in mind. We have bungalows, semi-detached homes, double-storey link homes, townhouse, apartments commercial lots and shop lot. The units will be built within precincts with controlled access points for security. Streets will be installed with decorative art pieces as well as creative street furniture. To add further to the character, the homes will include innovative highlights such as a wide selection of designs and facades that call out to different lifestyles. 1

The estimated GDV for Alam Impian is RM4.5 billion.

Should be Nov, INP will send a letter stated the DIBS expiry date.

It could be OCT also, let say P2 ready for VP on 15 Oct, DIBS stop on 15 Oct also. If your installment is on 30 Oct, you need to pay 15 days interest also.

Ya.. Saw it in my letter also. RM600 for maintenance fees???? Maintain what ar???

On another note, my guess is that they segregate all the owners on key time collection. Mine is in the morning 9-9.30am!!! shakehead.gif so early!

Dear all,

Anyone can advise which bank is better, RHB or citibank? Both offer same rate BLR-2.5. The difference:
RHB: semi flexi, no lock in period at all, can put in extra cash without notice but withdrawal must give notice 1 day earlier without any charges
Citibank: fully flexi and no monthly fee, no lock in period if sell or settle by own fund but have 6 years lock in period for refinance
Appreciate your feedback.

Have chosen Citibank earlier. Same conditions. I like flexi loan, any extra cash put in will be able to cut my loan interest.

I saw Citibank's staffs there during one of the TTDI launching.
HSBC also quite OK, get their HSBC Islamic loan, 20% discount on loan stamp duty.

1) no external extension - no need permit.
2) intermediate ground floor extension - buy booklet + mbsa deposit total ~2.2k. 2 days. Owner must go to mbsa apply himself, no runner allow.
3) corner/end lot extension - need architect/engineer drawing + mbsa deposit ~4.4k to 6k. 1 month. Owner no need to go to mbsa.

Thanks. So you used citibank panel lawyer for the loan agreement? How much you paid for total fee after discount? I was quoted around rm9.5k after discount. Is that the price range?

My loan amt is lower.

Normally you can bargain for 40-45% discount on your facility fees ( lawyer fees ) if your loan amt is above RM 500k, but the calculation is not based on the amt of quotation given, it is tough to ask for 50% discount, need extra bargaining power. biggrin.gif

According to contractor 2 guys came in motorcycle ask for ang pow. First he don't want to give but then they ask for owner's contact. Guard said they did not enter from main entrance but from the tanah merah road(not sure how true). Makasar's worker said night got guys yam seng at the park. We seriously need fencing before someone kena parang. sad.gif

i tot citibank provide free legal charge for loan and with cash back to cover the stamp duty. so that mean zero entry for loan.

Yes, but with minimum lock in period of 6 years( If I recall correctly ), penalty & slightly higher interest rate. Good for own stay.

rclxms.gif Ya correct, good for own stay. If it is below 2% penalty then I may still able to consider provided the package is good and loan amount is below 500K., so the max penalty is 10K.

All my loan packages now all go for no lock in, as I don't want to 'waste' the opportunity once VP.

There is 0.60 cents (exit Alam Impian) toll from Kesas or Federal highway.

Tolled road is the easiest way to enter AI. Of course, if you do not want to pay the toll, there are 2 ways you can enter AI:

1. Via Jalan Kebun/Jalan Kampung Jawa from 'behind' of AI township through ECONSAVE entrance
2. Via Jalan Kg. Sg. Kandis from Desa Latania (SMJK Chung Hwa) area which will first bring you to AI TTDI before reaching AI I&P

Thanks for sharing on the other 2 routes.

I just found out that they purposely dont want to make an entrance from Jln Kemuning to the highway with Kota Kemuning bound, can only go towards Alam Impian bound.

For the case of AI, my gut feel is that there will be a drop in pricr as there are a lot of flippers there. Many units for sale for the earlier batches.

From iproperty, Pentas 2 start selling at 930k, higher than Pentas 1 initial asking price. No sign of dropping, maybe just yet.

Called I&P .............up to today.....only TNB have fixed their meter............and most probably will collect my keys tomorrow as the clearance letter have been issued

I hv make my payment and MOT early, 40+ days before the due date for the first drawdown. But the bank only release the paymnt 45 days after the due date.

Go to both lawyer (snp and loan). ask for chronology of events. from there you will know who delay. you shouldnt be paying that rm2k. fight for your rights.

Taikos and sifus.

Anyone encounter delay DIBS borne by developer.? If i am not wrong, the 2nd year DIBS commence date is upon 1st drawdown 1 year after. How can this matter be approached.? Contacted InP and they say ya ya ya looking into it but been 3 months nothing been credited from account.

Pentas 2 : 14 purchasers have taken keys as from today and also signed the FnG form.............so all P2 purchasers who have not taken keys yet and when you do take keys........pls sign the FnG form......ask for the FnG form before you start the business of keys collection in case all parties have weak memory.



Pentas 1 : only about 46 purchasers have signed the FnG form.........those who have missed out signing earlier.........kindly go to the maintenance office@the sales gallery...........those who are based "out of country".............tried to call and have it sign via phone @ 03 51627600 or fax 03 51627500....spelling out yr particulars if it is allow by them.


If enough P2 purchasers sign........we may make the FnG a reality......especially the FENCE ! thumbup.gif

I have same issue but is due to the loan lawyers, so just prove urself submit everything on time and they will bear the cost.

My laywer bear the cost of late payment RM1034

water pump confirmed by P2's contractor representative who brought along their plumber who did the installing of the pump and it was the plumber who explain to me on how the water pump works and connected to all bathrooms.

Check with the maintenance office@sales gallery(tel given few posts earlier).... if clearance letter has been issue by their account office@I&P Setiawangsa........................then can collect..............better to collect earlier than the 9th Nov............reasons: have more time to talk n check with the maintenance ppl and no rushing........

1 quick question:

You guys didn't know there are late payment charges until you take your key? I though I&P will mail us the invoice if we have any outstanding, no?

For my Nukilan 3, 1st drawdown released by bank on Friday, due to weekend, I&P receive the money on Monday, and they mail me an invoice requesting to pay the late payment. No sure if there's otherwise for Pentas?

Siao liao, they charge your late payment outstanding on daily basis until you settle it ar?

I was billed for RM19.20 late payment, but I verified this with I&P with all the payment statement chronology showing it was not my issue, they didn't feedback anything to me, whether I need to pay or I need not to pay.

What if suddenly they charge me HUGE amount when I collect my key in another 15 months time?

I was billed for RM19.20 late payment, but I verified this with I&P with all the payment statement chronology showing it was not my issue, they didn't feedback anything to me, whether I need to pay or I need not to pay.

What if suddenly they charge me HUGE amount when I collect my key in another 15 months time?

Don't worry boss. They don't charge interest on interest. You only settle it during key collection when your unit is ready for vp.

3) Call the person and say f*** you. You stupid mofo, please pay the late payment and dont buat bodoh only.

just to ask, any dead chicken available for taris or tenun? I was bit late to consider AI, previous nv thinking of looking larger units. Sub sale for Arca and Karya comes on 830k while older one, Nukilan and Ukiran around 780k, chanting still can get 730k.
Consider newer property save some MOT, and warranty somemore. How is AI subsale warranty for Ukiran and Nukilan 2?

The earliest phase Nukilan still under defect liability period of around 6-7 months. Ukiran which is slightly newer than Nukilan should have slightly longer defect period.

If you want to consider new units, Tenun still available, quite a number of units. While Tari's, Pentas only left bumi quota.

Yes, Tenun still have quite a number, starting at 718,888. I never come across AI bumi lot will be or can be opened to non bumi.

One thing I notice, Nukilan2 has very high ceiling at 1st floor, so does chanting, but ukiran already put plaster ceiling, but the height has cut into half compare to Nukilan2.
By the way how long does InP warranty given to Nukilan2 and Ukiran?

24 months from VP date.

Nukilan 3 leftover 2 units are direct purchase from I&P, developer absorb SnP + 50% MOT. Thus entry cost is lower compared to Nukilan 2 or Ukiran subsale. However, of coz Nukilan 3 size is narrower by 2 feet width compared to Nukilan 2 or Ukiran.

These are the points to consider.

Received chronology from both lawyers, both are delayed. Have ask both lawyers bear the cost for late payment. But both lawyers are keep quiet and no reply. What can I do?

Sycluap, I went to the sales gallery today and got news that the super duper 3 storey link opposite Pentas 4, will be converted into 2 storey link. I&P are still waiting approval. You can get one Pentas once it is approved and open for sale.

Thanks boss for the information. I did called in to verify about this 2 weeks ago same info obtained. Unfortunately, no more new launch this year according to SA, all push to next year.

So, have to wait for next year. The price will be steep the longer they delay the launch. sad.gif

Yesterday I got my keys to P2 already. Overall, good experience. Not many took their keys yesterday. Seems like only 20+ took. The rest still pending. I've also signed on the f&g or was it g&g form. Anyway, signed dy lah.

No satay but got buffet. Ok la. Never expect to be served 3 star lunch.

For those who are wondering about the rm600 maintenance,it's for the next 6 months maintenance fees for the contractor to keep our area safe and maintained. After this 6 months, MBSA will take over on the area maintenance part. However, the guards etc will go back to the residence committee.

That's all for now....

1. Buying from developer I can save 50% MOT & S&P.
2. Pentas 4 as what I get the info from e-home website and also SA, the price will still be the same to current Pentas 4, so I can still afford an intermediate.
3. Buying from developer allow me 24 months to save more emergency fund, than subsale which I need to fork out a big lump sum of SPA, MOT, Loan Agreement, etc.

Btw, just called few agents, Pentas subsale price observe decrease in asking price from owner, because they want to 'release' it before 2014 to get away from high RPGT. few units previously asking >900k, now dropped below 900k.

Jeez.... a little bit tempted drool.gif

I spoke to the SA last weekend. He said that I&P are still undecided to sell the unreleased Pentas 4s at initial price (855888MYR) or increase it.

If the price remains the same, IMHO it is a good buy.

I am getting the same information too. According to SA, very likely the management will stick to the existing price. However, nothing is firm until it is finally launched. hmm.gif

I was told it supposed to launch in November, then now they mentioned postpone to January, as no more new launches within this year, last launch was Tari 2.

Maybe this is good too, can prepare more bullet and lower the LTV. Most importantly, don't miss the boat, or fully sold via internal purchase before launch biggrin.gif

I do not have Pentas 4 floor plan with dimension, the 2900++ sqft is from developer. But I believe it is inclusive of car porch area.

Maybe you will want to ask Pentas 4 owners with floor plan dimension to calculate the actual built-up for you?

Am new here, hope you guys don't mind my 0.01 cent worth.

If the price and built of P4 remains the same in the launch next year, I personally think it could post a threat to both existing and potential buyers. My simple understanding from this is that the property has not appreciated at all in more than 9 months and this can be potentially translated (in worst case scenario) as all property types in the development are facing the same issue. As a consequence, value of completed or even undercon properties will be at risk.

Again my 0.01 cent worth...

Understand what you mean. The reason why I'm 'hoping' the last row o Pentas 4 will remain the same price is: It is actually part of Pentas 4, not another new phase. Also, we know InP never increase the house price within the same launch phase no matter selling like hot cakes or can't sell at all.

Of course I do want the property value to increase because I have another unit under construction. But for this last precious row of Pentas 4, knowing that this expectation for same pricing gonna come true at a very slim chance. But I'm still 'hoping' for it to come true. Finger crossed smile.gif

I believe no matter what the case is, property prices will continue to rise. Perhaps next year, it'll 'stabilize' but when GST kicks in, everything will go up. It is already spoken by SP Setia's CEO that building material will rise because of GST.

So, people who wants to buy for either investment or own stay, just do it anytime when you are able to.

People who have visited the Alam Impian Sales Gallery for the launched of Pentas 4 would have noticed the visual pricing of Pentas 4 .........half of the pricing visual was covered with another piece of paper/artwork...........ie the pricing have already been finalised or printed at that time however not open for sale yet......

This is exactly the scenario now. Both PropertyNoob taikor and I try to confirm the selling price from SA, but even themselves not firm. When I dig further, only information I obtained were:
1. Most likely follow existing pricing
2. Maybe priority to those in the waiting list

No one can sure for now, except hoping for same pricing blush.gif

Agree that property price will increase when GST implemented, as the developer will surely pass the price to the purchaser.

The trick on for Pentas 4 is, it gonna launch before 2015 biggrin.gif Also, since the last row suppose to be the same package for current Pentas 4, I have a thought that the pricing should be already factor in the costs for all these rows in the complete Pentas 4 phase.

Anyhow, we shall wait and see what the final outcome. hmm.gif

There's a cabin with guards... place between P2 and P3 but on P2 territory....at the last row...........I think the uniformed guards from P1 and P2 are from the same security company.

Not bad. Meaning P1 P2 and P3 will have it own separate guards. Better for security. We can have 1 at main entrance and the rest can go ard btw P1 P2 and P3 rclxms.gif

Anyone know whether a deadline should be given to the contractor to correct all the defects. Trying to find any clause in S&P but none mention about the period that they need to fix all the issues.

According to I&P maintenance office..........one month from the date you submit the defect form..........no black n white on this but was verbally informed.....

Am really cross yesterday. Went to see my unit and to my surprise the agents hanged their "for sale" benners outside my house!!!!! mad.gif mad.gif mad.gif

I never said I wanted to sell it off!!!! vmad.gif

I told the guards to take these banners off immediately. How can these bloody agents hang their banners without the owners consent!?!?!?!?!

For all pentas owners, you'd better check your house if you are not selling.

Yes, hanged on the gate. These are real traspassers!!! They do not have any right to hang anything on our property. I really detest these type of agents. Been calling me frequently and asking me whether am I selling or not. I specifically say "No" but they still wanna ask "why not", this and that!!! vmad.gif

Not everyone who bought the house there is planning to sell!!!

There should be a law on these traspassers!!!

P2 & P3 beam >10.5ft

I saw someone in P1 design plaster ceiling height only 8 ft 10 inches at living hall.

How high do u want bro? I just came back from looking at my unit there, I can safely say that the ceilings are HIGh! Even if you put a ceiling fan, I don't think it'll ever touch our heads or even our hands when we put them up! Bear in mind that I'm 6 feet.

I saw got 1 or 2 houses there occupied with family dy. guess it's a matter of time that it'll be filled up!

Since the beam is at 9.5 ft. I think the plaster ceiling can be just slightly lower than the beam. Probably you may get 9.4 feet.

I think double storey house lower floor normally not that hot eventhoug lower ceiling unless the weather is really hot la.

Of coz the higher the ceiling, the better. Feel more "grand".

Yes, I heard about I&P buying back Tinta that faced land sinking with 1.3M, but owners want 1.5M.

This is the first time I heard developer buying back the property because of land sinking.

I tried talking to the owners of the houses (2 houses to be exact) about not renting to p.diddy and usher but they wanna still go for it. What to do. Individual title no rights. We never sign dmc and jmc not as powerful as strata title.

Hope that for future phases there will be more own-stays than for investment. For Tari 1&2 many investors have pulled out after budget was announced. No offense to investors but by having more owners staying in would help ensuring the quality of neighborhood, including the much desired F&G...

Did you notice the air around Alam Impian smell different from evening till morning? It's actually poisonous smoke from illegal burning that operates from evening ~7pm to ~5am. Somebody reported illegal burning of factory materials back in 2010, looks like it still operate until now. Today I saw it from the toll and decided to hunt it down, here are the photos I captured right behind TTDI Alam Impian viola/spira.

Can someone help to report to the right authority and bring a stop to this hazardous and irresponsible act in Alam Impian?

This 25 x 85 will be the balance of Pentas 4 ......unless I&P changes the naming convention for this launch ..........not open for sale earlier.....those who vested in P4 will remembered the paper/tape that was pasted on the pricing board that covered half of P4 units.......

Will design n layout be same as P4 ? .........I personally think so as all have been planned and printed but one will never know until the launch..... unsure.gif

I think there will be more to come. Nowadays, it is difficult for these people to rent condo or apartment as JMC in that respective do not allow that. So, they start to look for landed property.

Dear all Sifu, newbie here, planning to buy PENTAS 1 or 2 for own stay. Agent recommended a bumi lot and said there will be no problem transferring to non-bumi since property is freehold and individual title.

my visit to pentas 3 last weekend. one of the house door was open & there were workers doing some cleaning work i believe for the VP. managed to get into one of the houses. tongue.gif i took some photos. apparently syabas/tnb havent been installed yet.

Iproperty pricing normally lower because they want to attract potential buyer to contact them. This is what the agents mentioned to me.

Pentas 1 cheapest can get now I believe is 870k. I once found a unit at 850k, almost putting on the cheque but lastly draw back due to mum doesn't like the 2nd floor design.

I see, so 850k is real la.

Anything wrong with second floor design? Quite standard design for all double storey house, 3 rooms 3 toilets and 1 living hall. Maybe just different in term of size, and ceiling height.

850k was once a real price, when some owner want to rush to sell off to avoid higher RPGT. Now SnP cannot be backdate (30 days period to get it stamped) lapsed, so price increased back.

Yeah, due to the ceiling height and the glass roof. Apparently the unit (facing south) seems to be hotter, so mum dislike. She worry of leaking too.

Not sure if her concerns are valid?

Kinda tough call eh.
I like pentas 3 facade and layout and location.

For pentas 4 can play cashflow abit during construction.

Pentas 4 (the last remaining 28 units which is yet to launch) are located at a higher ground. The layout is the same to current Pentas 4, looks quite good.

You are right, can play cash flow a bit during construction, plus lower entry costs as SnP + 50% MOT absorb by developer.

Actually i doubt the build up calculation for p3 is correct. Pentas 2 and pentas 3 has the same foot print of 25x85 and yet pentas 3 has bigger build up n mind u if i rmbr correctly p3 length is slightly shorter than of pentas 2.
Therefore it is impossible that p3 bigger than p2.Maybe inp adopt different calculation method for both pentas?

Actually I felt the same too. But if anyone can prove wrong built-up information that misled customer to purchase their units, maybe can ask for compensation?

Any Pentas 3 owners calculated it before?

With developer selling at 845,888, after 2 years completion subsale at 880,000, a really good deal. But Pentas 4 expected will be around same price. Question is whether subsale a better bargain or new purchase from developer?

If asking at agents, they keep on mentioning once collect the keys, the price sure increase to at least 950k. Not sure if this is true.

How come not much price increase? Buying subsale is more costly or more money upfront. Spa/loan legal fees, mot etc.

Guess this is a different case of which owner want to flip right after getting the keys.

Yes, buy subsale more money upfront, but buy from developer will be prone to progressive interest. The amount is more or less the same. Furthermore, you can see the actual unit when buying subsale, you can feel it, check the workmanship, surroundings, materials used, etc.

Any thoughts?

I guess its more about cash flow availability.
If have the cash on hand, subsales should be better choice.

Some people aim for new development which complete 3 yrs later, so that have enough time to accumulate the savings for renovation and so on.

If ownstay buy subsales, can stay immediately. if investment buy from developer new phase if both are same cost. Buy from developer at least the holding cost is lower due to lower interest during construction, free spa, and you will got new house after two years and it is under warranty. of coz if subsales can rent out to cover the rental abit. But rental rate is low and good tenant is difficult to find, so not sure if it worth the hassle or not.

Sorryy didnt follow much on AI, is pentas 4 already launch? what size and build? Price?

Remaining 28 units of Pentas 4 not launched yet, but looking a current undercon Pentas 4 pricing, I estimate the price will be 870k above or near 900k mark. Looking at this, Pentas 3 type A1 subsale with 880k looks really attractive with larger built-up. Also the house floor plan layout looks more interesting thing than Pentas 4 with 2 family hall at level 2 and close kitchen concept (I personally prefer close kitchen concept).

Thinking of buying it for own stay while selling off my Nukilan 3. But as you mentioned, buying from developer look more privileged with new units + warranty + easier cash flow management.

Tinta Semi-D is selling RM1.38m sub-sale negotiable. Damn tempting to buy. The biggest obstacle I can see is the Masjid issue. Many potential chinese buyer shy away from the area becoz of the Masjid, and no shops, and development is sooooooooooooooo slow. Especially the Tinta just right behind the Masjid.

Not because the toll issue.

I personally surveyed Alam Impian 4 times. Eventually gave up. No offense ya... Just my opinion.

Depend on when u wanna move in. For ownstay, I would prefer bigger buildup previous pentas series for the same price.

As I previously mentioned, I almost write the cheque for Pentas 1, but last minute mum says she doesn't like the roof window at the stairway there, because almost all units we went and view have water leaking sign. Also, we felt warmer.

Had a chance to sneak in to view Pentas 3 type A, like the layout especially close kitchen concept together with 2 family area upstairs.

So now having the headache to wait for Pentas 4 or go ahead with Pentas 3...

If you gave up because of Masjib, I think your choice to buy a house would be very limited. Most of the development area got mosque.

Thats why u should get pentas, not tinta. Far from masjid. Kekeke. Fyi, chinese buyers are slightly more for pentas series. That contradicts with your story above

P3 will get their key either ths mth or next. Prepare ur cheque. Alternatively consider Pentas 2 with courtyard type. Closed kitchen too but u get smaller family hall. Rooms are big... Anyway either one r good buy.

Hopefully the transaction go on smoothly. I'm seeing not much of price different between P3 and P4 in my case, so I decided to go with P3 with slightly bigger built up and able to see the actual unit in very good build quality and material used. Furthermore tired of endless wait for P4 with no firm launching date, so finally gave up to go for P3.

Minus out progressive payment chargeable if I purchase P4, buying P3 at 880k looks almost the same for me except upfront cash required is higher.

Too early to say I secured the unit as S&P not signed yet. Owner might decide not to sell at the end. Paying 2% earnest deposit, if owner really want to cancel deal, I don't think I can do anything to him also.

i think the build up is significantly smaller for p4 than p3. So you made a good choice. You plan to sell ur nukilan away?

Face field only extra like 23K, and you probably would paid about the same amount for interest. So i think ur seller really quite panic with all the cooling measures. U got a good buy!

Really hope nothing go wrong along the way and I can secure this unit.

For sure I will invite you to my open house once it's ready, no problem at all. Just worry at the end of the day something went wrong and unable to secure the unit, then Malu betul...

Nukilan 3 I will sell if the price is right, if not then hold on it first. Still about nearly a year before VP, so might be to early on think about it.

For my case, both the owner and I already sign the letter offer to purchase. Now waiting for owner's SnP for loan arrangement and legal. Hence the agent already banked in the 2%. Not sure if this is the standard procedure?

I am no real chairman. Just temporary chairman to get fish and goat up and going. The fish and goat should be starting anytime soon. I asked why the delay. Inp told it is due to the response from buyer to sign. Hopefully it is true.

I think is true, coz inp dont bother to ask onwer to sign also. It is owner effort to tell inp that they want to sign, only they give the sheet for owner to sign. I know chairman and some members here has make effort by putting notice in every pentas house request owner to sign up notworthy.gif notworthy.gif . But still responce not so good. The best way is inp ask the onwer to sign straightaway whenever they collect key during vp. If not has to wait to onwer go to their office and request to sign, then it will take longer time.

Agree, this area is shaping up really nice.

I notice that the house price here is getting higher upon new launches by developer and have been reaching to a level where the price psf is no longer as attractive as before. Launches by developer is very slow, none so far this year to-date. By when the launch the price will be much higher and smaller built up. Maybe this can help is pushing the subsale market?

As of now, no one can be certain of this. But if you read through I&P Alam Impian materials, it did mention this township will have its own medical center, mall, etc. So I believe will have, but will take really long time to materialize.

Both Bukit tinggi Klang and Sunway pyramid is just 15 mins drive away.

For grocery, there is a huge econmart and also one Giant at jalan kebun, 5 mins drive from Pentas series.

Anyone already received notice to collect p3 keys?

If you guys go to wikimapia and see. there is somebody put shopping mall and tesco which is very near to the sales gallery.

hopefully by the time the house complete, the shopping mall is on going!

should be good community to live with? they should plan more greenery toward the lake.

Don't think the commercial will come in fast. Last check the next commercial will be launched only in end 2015. One of the reasons I am going to shift out from my current place to AI is the worsening congestion and increase in crime due to rapid commercial development.

If most of the units are for own-stay, which I think relatively applicable to Tari 1&2 as # of investors have reduced quite drastically post budget announcement, the neighborhood should be a nice one. *fingers crossed*

The recent tropicana, eco world and ijm developments nearby will push Kota Kemuning and Alam Impian price further as KK and AI are freehold. The others are leasehold. On commercial, i.think AI will take time though. But if u have looked at the video, you would know how keng AI will be once all completed

Well, as long as G&G come into place then shouldn't be a problem. "you get less problem to stay together with people who paying for house at near to 1m". It should be good!

Pentas sure not needed to be worry. With such built up, i reckon in short time, the demand is very sudden and heavy.
