My personal opinion:
1. Buying from developer I can save 50% MOT & S&P.
2. Pentas 4 as what I get the info from e-home website and also SA, the price will still be the same to current Pentas 4, so I can still afford an intermediate.
3. Buying from developer allow me 24 months to save more emergency fund, than subsale which I need to fork out a big lump sum of SPA, MOT, Loan Agreement, etc.

Btw, just called few agents, Pentas subsale price observe decrease in asking price from owner, because they want to 'release' it before 2014 to get away from high RPGT. few units previously asking >900k, now dropped below 900k.

Jeez.... a little bit tempted

hi all, i visited pentas last sunday and went to pentas 4 construction site and saw this board. "cadangan membina 64 unit rumah teres 2 tingkat dan 28 unit 3 tingkat fasa a2-02c ....bla bla bla"

i remember last time when pentas 4 was launched it was supposed to be 92 units of 2 storey link house. based on the board is it possible they will launch next pentas with 3 storey? 

Whr is the location? Next to Pentas 4 or at Tari?

I have to check again with the agent whether the deal is real. I am still skeptical P3 can be selling at such a price. Maybe he was just wanted to pull more potential customer, later tell you no more la, owner increase la, etc. If it is real, I will be in.   

P4 is like an endless wait, almost every week I call, they say not sure when will be launching. The construction progress already reaching 2nd level already.

Your unit facing field therefore at 880k. Good location. The unit agent introduced to me facing houses. So, your purchase was a better buy.

Not yet, waiting agent to confirm. However, I already paid 2% and sign the letter offer to purchase. Hopefully everything is going smoothly.

It depends on when VP. After VP, 3+1 months. Still a long way to go 

Sometimes it is just booking. Sales need to be calculated per signed SnP.

I remember during Tari 1 launch last year, it was fully booked. But after the budge announcement, almost > 50% withdrawn.

I do hope all units can be fully sold and AI can prosper.
