Kinda tough call eh.
I like pentas 3 facade and layout and location.

For pentas 4 can play cashflow abit during construction.

50-50 unless I know pentas 4 layout kenot pakai ... biggrin.gif

Alam impian will be like Kinrara la, lacklustre commercials but value holds nonetheless due to good location. Hold alam impian and ignore the naysayers, I’d take alam impian over Kota kemuning anytime despite the toll.
And as ufo-et taiko foreseen, this area will mature slowly like fine wine and still giving a lot of window of opportunity to invest. I’m still holding my super link from pentas till now, no hurry to let go

Yup, the entire township happens to sit at an elevated land, even higher ground than kota kemuning.

Yup, chocked drainage as alam impian still have a lot of development and land clearing leads to mud chokes.

In the long run, 30meters and 40 meters elevation from sea level, you’re safe as long as the drainage is performing. Alam impian also has its flood retention pond.

It’s pretty much like the kesas flood, so much mud. WCT massive land clearing at kesas is very likely the root cause, i was there and I saw mud flowing there into the drainage system rapidly.

Yes it floods here please go away lol. Already repeatedly said the “flood” was caused by drainage issue. Study the elevation of the land and look at the retention pond in Alam Impian itself.

Vast area allocated for commercials.
Alot of future launches of semi-d and bungalows, while terraces are seeing their sizes getting smaller and more towards the fringes of the development as AI slowly matures.

I really look forward to the central park upgrades as previous I&P graffiti designs really lack class. At least now artist impression is more like something, lets see

Yup, no doubt because InP is out of touch what modern buyers wants.

It is telling that many Chinese from kota kemuning subang klang are choosing to move to the further rimbayu rather than alam impian.

Design and quality of homes are top notch, Central Park which is the center piece of any new developments I can say is a failure. Commercial is a failure. So Im quite hopeful of spsetia bringing new dimension and perspective while the township still have a lot of development potential left.

Dash is at northern corridor my friend. Are you confused with Elmina? Rimbayu has nothing, no direct connection at the moment to any expressways.

It’s really not surprising, while InP is stuck with 20 years ago mentality of building rows and rows of houses only, albeit with quality, the market has moved on. They can get away with it at Kinrara or glenmarie as the location has really matured, but for a new far flung location for it to succeed without waiting for 30/40 years you’d need a good concept and good implementation.

InP taken over by SP setia is a good thing, human are hard to change, just see Tun M. A change of guard is necessary in order to see things.

2 things I need to point out, not dowan to focus, duno how to follow market trend. They remain very good house builders only, like sdp building subang, except sdp have moved on leaps and bounds

Also, commercial was never focused by InP. Only now SPS has a vision on commercials, lake front commercials, that’s good, bringing in Eaton, good too. Inp would never thought of lake front commercials, they will only build 2/3 rows of shop lots neighbourhood style.
