Tolled road is the easiest way to enter AI. Of course, if you do not want to pay the toll, there are 2 ways you can enter AI:

1. Via Jalan Kebun/Jalan Kampung Jawa from 'behind' of AI township through ECONSAVE entrance
2. Via Jalan Kg. Sg. Kandis from Desa Latania (SMJK Chung Hwa) area which will first bring you to AI TTDI before reaching AI I&P

side note: I notice from the masterplan, there will be another road to exit AI on the north west region, any taikor can verify this?

From iproperty, Pentas 2 start selling at 930k, higher than Pentas 1 initial asking price. No sign of dropping, maybe just yet.

1 quick question:

You guys didn't know there are late payment charges until you take your key? I though I&P will mail us the invoice if we have any outstanding, no?

For my Nukilan 3, 1st drawdown released by bank on Friday, due to weekend, I&P receive the money on Monday, and they mail me an invoice requesting to pay the late payment. No sure if there's otherwise for Pentas?

Siao liao, they charge your late payment outstanding on daily basis until you settle it ar?

I was billed for RM19.20 late payment, but I verified this with I&P with all the payment statement chronology showing it was not my issue, they didn't feedback anything to me, whether I need to pay or I need not to pay.

What if suddenly they charge me HUGE amount when I collect my key in another 15 months time?

The earliest phase Nukilan still under defect liability period of around 6-7 months. Ukiran which is slightly newer than Nukilan should have slightly longer defect period.

If you want to consider new units, Tenun still available, quite a number of units. While Tari's, Pentas only left bumi quota.

Yes, Tenun still have quite a number, starting at 718,888. I never come across AI bumi lot will be or can be opened to non bumi.

24 months from VP date.

Nukilan 3 leftover 2 units are direct purchase from I&P, developer absorb SnP + 50% MOT. Thus entry cost is lower compared to Nukilan 2 or Ukiran subsale. However, of coz Nukilan 3 size is narrower by 2 feet width compared to Nukilan 2 or Ukiran.

These are the points to consider.

Thanks boss for the information. I did called in to verify about this 2 weeks ago same info obtained. Unfortunately, no more new launch this year according to SA, all push to next year.

So, have to wait for next year. The price will be steep the longer they delay the launch. sad.gif

My personal opinion:
1. Buying from developer I can save 50% MOT & S&P.
2. Pentas 4 as what I get the info from e-home website and also SA, the price will still be the same to current Pentas 4, so I can still afford an intermediate.
3. Buying from developer allow me 24 months to save more emergency fund, than subsale which I need to fork out a big lump sum of SPA, MOT, Loan Agreement, etc.

Btw, just called few agents, Pentas subsale price observe decrease in asking price from owner, because they want to 'release' it before 2014 to get away from high RPGT. few units previously asking >900k, now dropped below 900k.

Jeez.... a little bit tempted drool.gif

I am getting the same information too. According to SA, very likely the management will stick to the existing price. However, nothing is firm until it is finally launched. hmm.gif

I was told it supposed to launch in November, then now they mentioned postpone to January, as no more new launches within this year, last launch was Tari 2.

Maybe this is good too, can prepare more bullet and lower the LTV. Most importantly, don't miss the boat, or fully sold via internal purchase before launch biggrin.gif

I do not have Pentas 4 floor plan with dimension, the 2900++ sqft is from developer. But I believe it is inclusive of car porch area.

Maybe you will want to ask Pentas 4 owners with floor plan dimension to calculate the actual built-up for you?
