But hor, not all unit will be compensated with LAD la.... blush.gif blush.gif

say RM700,000 x 10% /365 = RM191 / day (to be paid as LAD neh)

What are the criteria for LAD ? Do they consider DIBS meaning only those without DIBS can claim LAD..

DIBS = A form of marketing tool to attract buyer / investor to buy their product

LAD = Based on the gazetted in law, which based on schedule G & H.

In short, buyer can get DIBS and LAD together.

Was looking at pentas 1 punya window for the master bedroom.. it seems that u can move the 'grille' for that window., a bit peculiar.. too lazy to go to pentas 3 to snap pictures.. was already getting dark yesterday

In a norm S&P, the developer is required to handover the unit to purchaser within 24 months of the S&P date.

Is that standard? If so, jialat again to me. Hahahah. Eh kenot be 24 months standard, right? I bought elements@ampang since 2011 and will be completed by 2014.

If your unit is based on schedule G (landed residential property), it is 24 months

If your unit is based on schedule H (service apartment, shop, commercial), it is 36 months

However, lately, the local council has allow for 42 months or even 45 months for schedule H depending of the nature of the development.

Oic. If so, jialat liao. I havent even reach 12 months of my snp. The LAD follows stamping date of snp, not signing date, right?

I have been following discussion on Pentas for a while and would like to share my detailed estimate of Pentas 1 and Pentas 3.

It's possible to measure fairly accurately the builtup just using the floor plan.

Method used:
- Calculate the outer rectangle of the built up from the floor plan to get the gross built up for the floor.
- Finetune the built up calculation by deducting unbuilt areas or additing protruding built areas.
- if measurement is not given, a good estimate can be calculated by following method:
- take ruler to measure the length of the desired measurement= A
- take ruler to measure the length of a measurement that is given in the floor plan - B
- estimated length= A/B * measurement given for B

PENTAS 3 BUILT UP ESTIMATE FROM FLOOR PLAN

1ST FLOOR BUILT-IN (AREAS WITH ROOF AND COVERED WALLS)

- 3.5 FEET (WIDTH) * 11 FEET (LENGTH) (VOID AREA BESIDE FAMILY AREA)
- 15 FEET (WIDTH) * 2.5 FEET (LENGTH) (UNCOVERED AREA IN FRONT OF MASTER BEDROOM)
= 1439 SF

PENTAS 3 TYPE A1 TOTAL BUILT-IN (WITH ROOF AND WALL COVER)= 1330 + 1439= 2679 SF

PENTAS 3 TYPE A1 EXTERNAL BUILT-UP AREAS (OPEN AREAS WITH ROOF COVER)
= 20 FEET (WIDTH) * 4 FEET (LENGTH) (TERRACE IN FRONT OF LIVING HALL)
+ 5 FEET (WIDTH) * 5 FEET (LENGTH) (TERRACE AT THE BACK OF GUEST ROOM)
+ 22 FEET (WIDTH) * 14 FEET (LENGTH) (CAR-PORCH)
= 413 SF

PENTAS 3 TYPE 1 TOTAL BUILT-UP (ALL AREAS WITH ROOF COVER)= 2679 + 413= 3092SF !!

= 1410 SF

1ST FLOOR BUILT-IN (AREAS WITH ROOF AND COVERED WALLS)
= 25 FEET (WIDTH) * 60 FEET (LENGTH)
- 30 SF (AIRCON LEDGE BEHIND BEDRROOM 2 & 3)
- 20 SF (VOID AREA AT COVER IN FRONT OF MASTER BATHROOM)
- 5 SF (UNBUILT INDENTED AREA IN FRONT OF MASTER BEDROOM)
- 7 FEET (WIDTH) * 12 FEET (LENGTH) (VOID AREA BESIDE FAMILY)
= 1361 SF

PENTAS 1 TOTAL BUILT-IN (WITH ROOF AND WALL COVER)= 1410 SF + 1361 = 2771 SF ( SLIGHTLY BIGGER THAN PENTAS 3 TYPE A1!)

PENTAS 1 EXTERNAL BUILT-UP (OPEN AREAS WITH ROOF COVER)
= 40 SF (GUEST ROOM BACK TERRACE)
+ 40 SF (FOYER)
+ 18 FEET (WIDTH) * 15 FEET (LENGTH) (CAR PORCH)
= 350 SF

PENTAS 1 TOTAL BUILTUP (ALL COVERED AREAS) = 2771 SF + 350 SF = 3121 SF

ABOVE ARE PURELY MY ESTIMATES BASED ON BEST EFFORT BASIS. PENTAS 1 TOTAL BUILTUP IS CLOSE TO DEVELOPER'S STATED BUILTUP OF 3152SF.
HOWEVER PENTAS 3 TYPE A1 TOTAL BUILTUP IS VERY FAR FROM DEVELOPER'S STATED BUILTUP OF 3500SF.
ANYONE CARE TO HELP CHECK MY CALCULATIONS????

1) With a/c area included p1 sf is correct estimate at 3151.
2) since day 1 p3 launch, most of us aware that p3 total sf is over claim if use p1 metric.
3) important now is f+g.
4) you will never get p1 price per square feet anymore at AI. Also p3 is conside cheap now. Next launch sure more expensive.

From brochure, P1 18.285 meter vs P3 18.110 meter.

To me........Fencing...with anti-climb fence rolleyes.gif should be priority as Guard is already confirmed by I&P.....free for 1 year from VP dates however F & G in its entirety should be submitted to the Local Authority(MPSA) for approval by I & P .......hopefully I & P being one of our country leading developers will do the right thing....this will also improve their "brownie points" in their Corporate Social Responsibilities (CSR) which we, as purchasers, are also considered as stakeholders.
