Are they using the same architect as capers? Then now capers not so unique has this fennel as competitor.. if I'm buying fennel, hope ytl doesnt launch the next project with same zigzag design, not becoz not nice, v nice indeed, but then less uniqueness..

good returns? IMHO, not really, neither popular with workmanship and materials used, in the future could be (YTL Corp yes)

Why? IMHO, fansi (fans), branding, very few property launch of them, they can deliver, Location, Concept, MRT2/3 (likely), YTL SE township

Just my 0.001 cents

D2 and D5 still on but on another parcel.

DBKL just published the article on newspaper to invite for opinion/objection.

What i read is :-

Parcel H. 4 blocks of 53 storey condo with 5 storey car park and 1 LG car park. Total 913 units.

Think YTL will only launch end of next year.

cannot compare with Ascencia...it is not apple-apple comparison

..IMHO Sentul condo/apt are easy to rent out, market segment from low income to high income. nearby Jln Tun Razak/Chow Kit/HKL area, walking distance to LRT... TTDI area is more focus on landed houses, few sections are malay reserved...however it may change in future. who knows? when Ascencia coming up it will become next Mont Kiara....(or maybe not..)...let the future decides icon_rolleyes.gif

plus looking at Capers, D2,D3 (why they put 'D' as the name?)..looks chic and fansi too...look modern..haha.... cant wait to see Sentul East complete...and become one chic township...

Midfields.. standalone development in Sg Besi.. pocket development surrounded by highways..

Saffron, Tamarind, Maple, Capers, Fennel, D7.. etc etc (soon more to come).. 1 whole big development in Sentul East by YTL.. when you have big area development to play with, you can change the environment.. nearer to KLCC also..

In gov. plan mrt will pass thru sentul as tamansari project is next to it also.

but pass thru or not, this project can close eye and buy as KL will transform a city that comparable to other asia big cities.

Drove past Sentul area and saw the on-going construction of the zig-zag design of Capers. Wow... Amazing engineering feat. Like this la can call iconic!

Sure BBBB one. Will YTL do online booking like DAMANSARA FORESTA -- can book from home? No need queue, no need ballot. Wah... If online booking, will become like AirAsia free seats booking -- portal will be jammed!

I think YTL finishing better than SP SETIA -- any comments? Sime Darby also good.

I used to be an engineer for YTL sentul project and live at tamarind and saffron. Basically furnishing is good. The bad thing is they are using light weight concrete to do partition and the sound proof is damn bad. U can hear footsteps from above floor, banging etc. Worst when it's renovation. It's freaking loud.

Hahaha. Not adviseable if you stay at Saffron. It can be hear within the unit. The other floors wont hear unless u bang on the wall loudly.

this is Fennel thread so its not very nice to hijack n talk about saffron/tamarind etc. I replied to clarify some doubts on saffron/tamarind.

this is my last reply on saffron unless further clarification is needed.

we sold saffron NOT bought saffron.
sold it in october 2012 RM610k to a waterfish working in singapore, mid-high floor, open kitchen type. semi-furnished.
not through agent.

back to fennel, is the sales office opened already? saw the small development signboard at the empty land from sentul boulevard.
the design is exactly the same posted here. so its really capers 2.0.

Capers is not advertised at i-prop for almost RM1k psf now and many ppl estimate fennel to be launched at RM800psf.
This will make several YTl condos at Sentul east seemed "attractive". ie saffron& tamarind going around 550psf.

Many capers units were below 500psf n asking for1kpsf now? Ytl normally does not hike the crazily n most of the time priced slightly lower than thier previous proj's mkt prices. Ask maple, saffron owners when capers was launched keke. I think many investors hope the repeat of thier marketing strategies. Unless speedrail to sg is firmed up next two quarters then it ll b crazy price for sure. Not so nice to call buyer as waterfish le...emmm.

this is correct. However, noise is not really an issue. I can confirm on this as i stayed in saffron before.

My best guess for Maple is:

25% tenant
75% owner

That being said.. Maple does have a lot of foreign owners who only stays a couple of days per month. Also we have to bear in mind that there are only 318 units in Maple.

went to view Maple last month.. still very nice condo but very high maintenance RM600+

also view Tamarin.. 32th floor selling at RM780k average condo cause quite old already comapre saffron..

but i think fennel will be good as capers.. but those like green , maple is a good choice.. few more condo in future beside maple according their master plan..

d2 & d5 still remain the same location, this fennel is located further inside the short-cut towards Sentul LRT. If i not mistaken

Sentul is one of my target areas and I am watching the development very closely.

The only two things holding me back are:

1) YTL. A great developer but really hope they don't stinge on the Unifi/Fiber entry just to encourage people to use their YES broadband.
2) The impact of the redevelopment of the Sg Besi airbase which may be a significant challenge to Sentul's central location.

Otherwise, I definitely consider Sentul a much much much better investment area than the likes of Sri Kembangan, Putra/Cyberjaya, Kajang, Semenyih etc which I rate as higher risk areas (especially for condos/apartments).

Have you been to sentul or sentul timur lrt at night? The walkway is not covered and looks like gangster area. I didn see any ppls walk towards Ytl side but towards the low cost flat. Furthermore, ytl side is separated by temples which i think they can just simply demolish ut.

How this MRT2 is going to affect YTL sentul east project(saffron, tamarind, capers, fennel, dxxxxx) since the mrt stop are quite a distance from those project sites.

If YTL continue to build just residential and office building in this area, definitely not much boom effect here!
Unless they find out innovative ways that are different from others, like dare to build a shopping mall and hotel here!
Sometimes need to break the rules, breakthrough thinking to come up something new and different!

Agree.... A good commercial properties ( sentul east) has to be well mix with malls, office and residential). Ytl is doing too little on this.

From what I recall.. there is a "Mall" in the master plan although from what I see, it isn't a huge one. YTL announced this at the last D7 preview launch event which I attended.

nearest mall now is River City AEON Big.. their master plan also have hotel last time ( back in 2004)

sentul prime will have tesco but heard the plan cancel?

according to the YTL master plan, there will be few more condo around the sentul park but now only have maple...still long way to go

sure YTL will build something next time..

Yeah... Damn slow... From what i see the skybridge is only connecting d7 and d6. How about the connection between ktm and star lrt station???? I think it gonna take at least 10 more years to materialize without any property crash in between. If we have crash in between, sure longer than 10 years.... I m lost of patient!!!

But recently both old saffron ann tamarind hits 600 psf, i m not sure if they jack up the price purposely so that can lauch fennel with higher price??

I believe he was referring to the other LRT station after the one before the temple so I also believe it is since it is designated as commercial mall area in the masterplan.

With this short distance to LRT/MRT and city centre, unique wavy design, freehold..
I guess will be around 800psf as Capers will price about the same once complete
Maybe higher, because they are not target local anymore

Did anyone notice that eventhough YTL Land is launching at ever increasing prices and units are taken up like hot cakes, which I assume it means they are laughing all the way to the bank, their share price is tanking like the company is going bankrupt??!
Either the share price is way way undervalued or Francis Yeoh is trying to fry the shareholders.

Which station are you talking about? Sentul or sentul timur?
I guess fennel will be launched at 700-800psf.

YTL Sentul project always sell like hot cake and dont expect they will gv attractive package like others.

Remember when they launch capers and I have to q for two hours yet cannot get an ideal unit...

Think this fennel may ask RM1K/sq.ft

Really RM600/sq.ft? I really doubt as the capers launch at RM550/sq.ft few years ago.

The existing Saffron/Tamarind is asking RM600psf already so I dont think Fennel will asking at this kind of price.

If they sell at RM600/sq.ft, totally no chance for outsider as insider /bankers/egineering firm/staff sure sapus all before offer to market.

I think they will launch Fennel on this coming august, after KVMRT 2 official announcement..
If you compare YTL and Sunway Velocity (Price, building structure design, LRT & MRT Interchange, same distance to city centre), even Fennel asking 800psf still consider very cheap!

From perspective, the density to Fennel is much more higher with 4 towers ( total 900++ units I guess) if comparing to The Capers with 2 highrises & 2 lowrises.

If not mistaken, Capers prices was in a very big gap (500 to 800psf). Therefore, is not that impossible YTL will launch Fennel from 600psf onwards....till 1000psf.

Reckon YTL is waiting for announcement of the MRT2 alignment before launching Fennel. If pricing around 800psf, it will definitely be BBB as other less strategic locations already around 1000psf.

Well, even if 800psf, I m sure will gone fast. Look at those in bangsar south, 800psf also selling like hot cake. Bear in mind tht 2 existing lrt, Ktm and proposed mrt is around the corner. And UOA is coming plus redevelopment of army continent.. Do you think ytl will price it at 600psf?

If 600psf, I can say they don't hv to launch...as will sapu by staff, banker, lawyer, friends and family.

Seems like they are lack of mix of mid and high end of commercial like mid valley and gardens...... If it is just residential it is hard to sustain in term of price appreciation...

Proposed shopping mall and commercial area next to Ktm station. And this is township project unlike mid valley. Just tht, ytl is not really aggressive to develop Sentul east and west.

Actually Fennel will be the 2nd last residential project in Sentul if you take in consideration 1 more upcoming project at Sentul West but that is like in year 2015 from what I heard.

Yes, 500psf to 650psf for the project close to LRT/MRT like YouCity Cheras but not the project with LRT/MRT Interchange and 10 km radar within KL city centre

As brianccg said, if Fennel launch 550psf to 650psf, sure it will sapu by staff, banker, lawyer, friends and family before official launch..

Look at the one at OKR...selling 1300psf already.

BTW, the owner choose tenant also good at least to make sure the properties will not depreciate in value due to bad tenant.

Both the condos at Sentul East enjoy healthy occupany rate. Estimated to be around 70-80% based on the lights at night.
What surprises me more is when the JMBs revealed the ratio of own-occupy is quite high >2/3.

However, The Mapple is a bit quiet. At night only few lights are on. Management office revealed own-occupancy rate is 60%.

The Saffron smallest unit 1 cp can do that easily. Grabbing any small unit 650k will be good bargain. Last transacted non fanciful unit is RM680k 1085sqft 1CP.
The Tamarind are bigger unit but slighly older so can do that pretty easily also.

You like easy access, Go East.
If die2 need small park, Go Saffron.

All security are good. Maintenance is superb.
If u go east, bigger unit layouts are available at Tamarind. Saffron got handful of 18xx sqft units...

ppl like the iconic senget building design and the fact that sentul east is close proximity KLCC.
further coupled with:
existing
-KTM and 2 Star stations (walking distance some more)
-surrounding subsale price >650psf

future
-KVMRT
-link bridges from condos to stations
-supermarket
-HSR (speculative)

It will be sure interesting to see how the market will react.

I am truly agree on that. Potential is there.. Price should be 700-900psf range. Since this is relatively high density, i hope the maintenance will be less steep.. Prepare to load two units...do u guys whey the launching date?

No offend. Dont get angry when i say in front sentul pasar is jam smile.gif Where in KL no jam is very general question. Even if u r angry, the jam is still there.

However if we take for example from Sentul go to KL Sentral as a discussion...

From Sentul east, can go straight to Sentul link then mahameru hway.... 10mins can reached
From Sentul west, come from jlan ipoh, cut to jlan tun razak and then to mahemeru... slight jam as many traffic lights.... 17min.. additional 7min
From Sentul pasar, go through boulevard, then sentul link then mahameru, 25min due to jam at sentul pasar and traffic light in from of capers additonal 15mins.

Sentul east, sentul west and 1sentul are all sentul but it takes different timing... it depends on individual lah...

Again 1sentul is more affordable psf compared to west and east... esp the BU is big.. suit family kan?

Can share more info on 1sentul as long time never follow up.

Dont worry, bro.. just a discussion. Indeed, I totally agreed the road infront of Sentul Pasar is jam and there is a plan for YTL to re-locate the pasar but all pending for DBKL approval. Tht's why the land opposite the sentul pasar seems no movement at all.

But, like I said...if you know the short cut, you dont hv to go through infront of Sentul Pasar...but wondering how you calculated the time spent?

However if we take for example from Sentul go to KL Sentral as a discussion...

From Sentul east, can go straight to Sentul link then mahameru hway.... 10mins can reached
From Sentul west, come from jlan ipoh, cut to jlan tun razak and then to mahemeru... slight jam as many traffic lights.... 17min.. additional 7min
From Sentul pasar, go through boulevard, then sentul link then mahameru,  25min due to jam at sentul pasar and traffic light in from of capers additonal 15mins.

Sentul east, sentul west and 1sentul are all sentul but it takes different timing... it depends on individual lah...

Again 1sentul is more affordable psf compared to west and east... esp the BU is big.. suit family kan?

Can share more info on 1sentul as long time never follow up.

- resident profile?
- rental rate?
- maintenance fees
for rental play, what size n facing u recommend?

When I say u work there, there refers to Termasek lah sir:) nevertheless. Many sentul boys dont buy sentul. Got one very very very x100000 popular investor grow up in sentul who is an author now also never buy there:)

As for whether the fennel is buyable or not, it all depends on individual game plan I guess. Lets move on to constructive debate/arguement.

We talked about "forecast" launching price. Now I think we should discuss the gameplan/strategy.

1. Is this going to be another VVIP sapu sapu project again?
2. Flipping at above 800psf is beyond my imagination at the moment. What do you all think?
3. Rental game playable? I believe it is walking distance to LRT stations.

Hi end price but not yet high end surrounding.

Off my head, I can only imagine those mid-high end expat can afford to rent.
Also, provided this mid-high end expat

-wants connectivity to KLCC/KL who have decided to take public transport (LRT).
- can't afford KLCC rental
- dont have transport (else can stay in Mont Kiara)

Other than that, working class local can't really afford it...

Thats the problem.. Its their speed to develop the area. Once the MRT is approved, they can have this catalyst and use this point to jack up the price.. Still good in long term play...

How would this compare to MRCB's upcoming Eight Sentral? Quite good location about 5 mins walk to KL Sentral and just 10mins drive from Bangsar. Price unsure yet.

KL Sentral seems to be getting alot of focus these days especially with the proposed hub for the KL-Singapore HSR. Many high end luxury developments in KL Sentral itself like St Regis, Sentral Residences and Suasana Sentral not to mention two 5 star hotels Hilton Sentral and Meridian.

My general opinion is that KL Sentral residential & commercial blocks are very very close to each other. For example, last time suasana & loft enjoy good view until being blocked.

Baru balik, saw the construction of The capers are progressing with frames on the side wall. Looks like these panels will cover the bare concrette wall.

Also, saw the sky bridge linking D6&7 like almost complete. At the end of the day, there will be bridge linking Saffron, Tammarind, D6, D7, The Capers to the LRT.

The construction barrier for Fennel is also erected (coming soon)... yes erected and coming soon.

Seems like so many people got interest in this. The higher the registered interest, the higher price point it will be. YTL still haven't set the price yet but the ballpark will be 650-800/sf. Remember capers 1st block about 500, 2nd block 550 when launched next day.

So expect that if 1st block 650 (for staff & VIP) then likely 7xx for subsequent block, depending on response.

BTW, capers still got unsold penthouse

Look at recent launch after ge13, most of them pricing at 600 / sqft and above, funnel located at strategic location and well plan by ytl in that area, as #Minolta mentioned capers was selling at 550/sqft, it was 2 years back. My guess funnel selling price easily will hit 750/sqft onward.

My insider tips is that SPYTL has set up their construction team already for Fennel. It will be head by the same management who constructed Sunway palazzio at hartamas.

Same design like capers. A bit disappo8nted. Later on, this nice facade n design ll not be unique after so many blocks there.....bad move from ytl.

Site is cleared when I visit it. This is very walkable to LRT station but this depends on where the entrance is.

Accessibility from jalan tun rzak and mahameru, Tamarind and Saffron is still better then Capers. Hopefully YTL will consider this one.

Why not taking train to office or mall if the bridge is safe? Less hassle... But the problem is how they link it to star and ktm? Can someone show where exactlty is the fennel?

If the price is btw RM 650-750 psf, then it is quite fair given the YTL reputation and the special facade of the tall building, the Fennel. ( Sounds like a branded sister name of Chanel, lol )

RM 650 psf is BBB. Not sure if it is hit RM 750 psf, which is high side but I know YTL really got fan si.

Is the layout size reveal?

It is tempting to feel that, it is going to be minimum 1300+ sq feet onwards eh with the tentative pricing.

Not too familiar with Sentul but the the 2 units of offices which my brother bought in D5 and D7 till to date after about 3 years of VP still not rented out yet. Don't know about residential in Sentul. I saw a lot of new condos there and at night, there are hardly any lights. I guess if it is going for RM600-650psf average and size not more than 900sf, I may consider in view of YTL brand and unique design. Will drop by their office to check out this weekend.

Medium high to high end tends to have a problem having a good rental yield. Mid range on the other hand command quite decently.

So Fennel tends more ideal for own stay? But in view of 900 plus units, how many of them are really for own stay?

D6/D7 still very quiet now. YTL have to do something to boost up.

Just did a search on iproperty - Maple also from YTL in Sentul West, which is supposedly a great product for own stay, is going for about 600psf only (900k for about 1500sf sized units). Lower density than Fennel (300 units vs 900 units) and even comes with a private park.

Unless one can get the small 1000sf sized Fennel units, the larger ones will be challenging to flip I suspect.

Rental yield is average for Maple - between 3-4k only (4-5%).

Thoughts?

Fennel may not be a good buy for rental due to high density.

Compare to Capers, Fennel seems not really a good buy.

I would cry too if for investment. To achieve 5% return on RM740k investment, you need RM3k rental/mth, and this is for a 2+1 bedroom apartment in Sentul. Achievable? Plus interest rates are on the rise which will erode returns further.

Since capers better in terms of location n density, fennel's price wil not b too high. I think similar to capers subsale or may b lower who knows. Maintenace probably lower as well due to so high density. Hopefully the price will b a surprise for everyone. Cheers smile.gif

comparing these prices with other YTL completed condos is actually not expensive. Saffron 5-6years old condo 1070 askin for 650-700k in subsale market and 1570 Maple is 850-900k now, some ff even ask for 1M. Don't forget after Capers VP surely goes over 1M for larger unit.

YTL condo is know for high maintenance, so 650ft 3 years future price is a steal. I would say BBB as usual la, YTL product.
